Review 6：Would have been great to have a full length mirror somwhere in the room and also a bath mat. There was only a slip mat for the shower. Was a windy day and could hear whistling through the night through window. None of these spoiled my stay though!

The staff where amazing. Friendly and helpful. Breakfast was fantastic very fresh and the lady serving could not have been nicer and more helpful. I will definitely be back very soon and would highly recommend this incredible hotel. There is a lot of love in the place, as a family run hotel they really care about their customers. Well done

Review 20：Advertising parking at this guest house is misleading. There are a few parking spaces in the road outside but all the side roads nearby have double yellow lines. Finding parking in the evening was very stressful. I chose this guest house on the basis that there would be parking available so was disappointed.

Review 34：We arrived at 7.00pm. No=one answered the doorbell. We rang the phone no, the girl said she would contact her partner and ring us back but she didn't. We waited 20 minutes and another guest came along, let us in and rang the owner who then appeared. No apologies. Not the best way to run a business and give a good first impression. Other guests had the same problem.

Review 39：The only problem we had was that we picked the Beaches as it described itself in a 'quiet' part of the sea front, when in fact it really was very noisy with a busy road right outside. Traffic did not calm down until after 11.30pm and started up again before 6am. I chose a double size sea facing balcony room but in hindsight wish I had picked the king size room at the back of the house. The road noise might not be a problem for many, and the view IS nice, but for light sleepers it will be an issue. The double glazing helps but then you cant have the window open, which makes the room stuffy. Could use a better mirror in the room too as the one in the bathroom isn't suitable for make up or checking your outfit. There was outside parking when we arrived at 3.30pm but none when we returned at 9pm and the 200 space free car park nearby only had 2-3 spaces left , which for a Tuesday in mid season doesn't bode well for the high season.

Review 40：The Beaches is exceptionally clean and modern, tastefully furnished and decorated to a very high standard, including blackout lined curtains. The breakfast room is lovely and the staff very attentive and friendly.

Review 43：Nothing bad really, but two comments for others: the charge was taken by the time we arrived so I could not change the reservation card or get a receipt on leaving; and like most seaside guest houses, the stairs are quite steep to top rooms, so if you have a mobility problem like I did (not their fault) you just need to be aware in advance.

It's all newly refurbished, on the sea side, decorations were beautiful everywhere, great room size and cleanliness, big varieties for breakfast in the conservatory where you enjoy the sunlight, and cheerful friendly staff. This is definitely getting into my list of "incredible places".

Review 58：The room itself is very cozy and bright. The bed is extremely comfortable and the shower room at Executive double is really big. The views that open from the balcony are amazing. You have a friendly staff and home cooked breakfast that will make you feel as staying and your granny's.

Breakfast was very slow..45 minute wait and even then didn't get it all. Other guests complaining too. Needs more organised staff to justify room rate.

Recommend the sea view rooms with balcony, very clean great room, lovely quiet location away from the noisy centre with only a brisk walk in with plenty scenery and restaurants on the way. Jessica then offered to find us a table at a local restaurant due to it being valentines most places were fully booked however she found us a table! Very comfortable room and excellent breakfast the next morning. Would return to the beaches again!

The place was spotless, the room was just fantastic and it had everything we could possibly want. The staff were so friendly and helpful, very welcoming.
