Review 1：Complained twice over the three nights the TV did not work. It remained faulty for the duration. The WI FI was weak and very slow.
Review 2：The location was good, near the centre. The cleanliness was excellent and the housekeeper friendly.
Review 3：The Guest House is located right next to a Night Club, which was noisy till about 1.30 AM. Not what I would've liked after a long days`s work !
Review 4：Very convenient for the purpose of my trip. Easy to get the keys from the owner and the rooms were comfortable. Short walk to good pubs and shopping centre.
Review 5：Outstanding value for money. Large room, extremely comfortable bed, very quiet, even though it is next door to a pub/club I had an excellent nights sleep. Better than many places I've stayed that we're twice the cost.
Review 6：tv in bad place. Too low on wall and protrudes into walking space. car parking not clearly indicated. Presume it was up the dingy narrow alley on the right and meant parking in the dark place behind the hotel.We left ours in the car park opposite.

Review 12：The people next door to us were very drunk and they were arguing in the middle of the night. There is no owner on site and I had to ask the people to quieten down. I'm a woman and found this quite daunting. I wouldn't recommend this place.

No car park (but a public one opposite) No one lived in the house - all communications through a intercom (ok until a problem arises needing human involvement) Bathroom - No shaver point and sink much too small to wash in. No option for breakfast although shops were close.

Review 17：We had clearly booked a double room and found two singles in an L-shaped room! Mix-up of keys? Parking was advertised but was no longer available adjacent to the hotel; a building site was there instead. However, free overnight parking in town car park available, just over the road.
Review 18：Simple take-away breakfast supplied at no extra charge (brioche roll, cereal bar, fruit juice carton) even though no breakfast offered, as no staff there! Convenient for town. Found fun busy Weatherspoons for a meal.
Review 19：The pillows in room four Definately need replaced and upgraded as Definately poor standard. Sink in said room wouldn't let water run away therefore only used it once. Use of a hair dryer would have been great.
Review 20：The closeness to all amenities. Very pleasant room with lovely complementary pain du chocolate/ sparkling water and orange juice. Loved the fact that we were left to own devices and not have owners in your face all the time like other b and b's.

Review 25：Says Parking at Rear but there wasn't. Free car park opposite which on the Sunday evening was full and had to sit and wait for a space. WOMAN AWARE - I am male but I think lone women might feel vulnerable. There is no staff on site and a simple door onto the street. Good lock on the room door. This is my personal opinion. I found everything to be very safe and secure but highlight this as a lone woman might "feel" unsafe but there is no reason to believe this to be the case.
Review 26：Spotlessly clean, comfortable bed and surprisingly, the street outside was very quiet through the night. Stayed two nights and room was serviced during the stay. Personally, having stayed there once I would use this again for the price alone.

Review 68：The location happen to be excellent and very close to the bus stops, shops and free parking across the road, quiet at night even though it was a Saturday night will be definitely back if in the area. Great communication with the owner too, we phoned him up twice and he was really keen to help and all this for £45 GREAT value.

Review 70：This was our second time staying at the irvine guest house and it was dreadful compared to our first stay 2 years ago. During our stay there were a few others sharing to accommodation with us. They made our stay dreadful. They were noisy at 2 am and 6 am on both mornings, they tries to break into our room and they were smoking in the building which is clearly marked non-smoking. We would not recommend this guest house to anyone until there is a manager on site to make sure that these things do not happen again or to fine the people making the noise! We will not be back!! Stay clear if u want a decent nights sleep!!

Review 76：horrible hard pillows. was a bit weird that we werent greeted by anybody. you are texted a number to access the building and your key is placed in an envelope on a key hanger, didn't seem very professional. However it met our needs and was a pleasant stay.
Review 77：Easy to find on sat nav, really central. We were visiting irvine for a friends engagement party and we are not familiar with the area. the mattress was comfortable, i loved the tartain carpets and the shower room was finished to a high standard. Easy access in/out and free parking!
