Review 1:Water in the shower could be just a little warmer and slight smell of smoke on entering the guest house, though not in room or breakfast room.
Review 2:Landlady, Eleanor, couldn't do enough for us. Extra heating, cot for the baby and sausages for the dog! Breakfast freshly cooked and plenty of it to set you up for the day. Waking up to a sunrise across the Thames Estuary was great and the location over the road from the beach was perfect for winter dog-walking.

Review 16:Cot did not have a travel mattress which I know you can buy from baby stores , a duvet was folded and put in covered with a sheet which made my little boy very hot and sweaty Also at booking stage we was given the option to pay by alternative methods as payment was on arrival I selected cash , when I went to pay I was advised my card had already been charged - I wasn't paying for the trip my husband was I only entered my card to secure the reservation so just check on arrival about payment of wanting to pay differently

Review 18:Staff were very attentive and friendly, the place is spotlessly clean, the location is great, and there is a real feeling of home away from home, but the standards they keep are up there with any mainstream hotel/chain I've stayed in, and this place was very cheap in price! Wifi was fast, very important for me as i had work to do online. Bed was huge. Literally made up i booked this place. Will return next time i'm on business in Southend.
Review 19:I love staying at The Bay, my little home from home when I visit my friends, my 3rd visit, it's not high end, but it's clean and the breakfast is good.
Review 20:There was a small dog barking in the room next to us. The toilet roll holder was hanging off. There wasn't a choice of milks for cups of tea in the room. One morning we came down to breakfast to be told there wasn't any free table and the owner would call us.

Review 40:We have stayed before and knew what to expect - all thoughtfully provided so nothing to irritate us apart from nowhere to hang our towels. Space. Handy kettle etc biscuits. Table and chairs. Normal bed without masses of spare cushions. No fuss.

Review 50:The Bay Guest House is a simple B&B just across the road from the beach, very clean and with lovely staff. The breakfast is fantastic - you can have a full English breakfast or anything with those ingredients, or cereal etc. There is a kettle and tv in each room. I recommend it as a place to base yourself if you'll be out and about on the beach and just need a place to sleep and eat breakfast. It's not near many shops or bars, so it's a peaceful location. While The Bay Guest House is not glamorous, it is well cared for, has everything you need and is good value for money (I paid £35 a night in July).

Review 57:The flexibility of arrival time I called to say we may be arriving really late and it was not a problem At all. The breakfast was lovely all freshly cooked as much coffee as I wanted and there were also a selection of cereals and fresh orange juice. Review 85:Very comfortable, value for money. I didn't want anything fancy, just somewhere to crash overnight while seeing my family over New Year so was looking for something cheap. Got more in terms of comfort than you would expect for such a low price, especially given that it was a short notice booking during the holidays. Having a cup of tea and a crafty ciggy on the decking out front was a highlight, sitting metres away from the sea.

I then noticed a hand written sign saying to ring a mobile number which I did and a lady came to the door saying that she had left a message on my mobile that she had left the key under the mat for me. There was no message on my phone. Then she showed me into my room but said there had been a double booking which was booking.com's fault and as such my room was occupied so she needed to charge me extra for an upgraded room. she was very abrupt and seemed like she couldn't wait to be somewhere else, and there was no information about connecting to the free wifi. I didn't feel very welcome during my stay. no pleasantries. shame as it was a nice hotel apart from that. booking.com were very helpful in refunding me the extra charge. could have done with a towel rail in the room - nowhere to put my damp towel.

Review 104:the lady who greeted me when i was checking in. when i turned up i was told in a very blunt way i did not have a room reservation and that it was either booking.com fault or mine even though i had confirmation on my phone she did not care, she did offer me a double room in the end and tried to charge me more than what my confirmation said , i paid this and then when i went out i phoned booking .com and explained what had happened and within 20 minutes this situation was resolved i went back to the guest house and the grumpy woman was there and came straight to me and refunded me the extra money i had paid again complaining that she had to do this . my opinion nice place but beware of the grumpy irish lady

Review 113:I stayed in Room 1 on the ground floor. When I checked in, I was met by a woman I thought was the cleaning lady but later realised was the owner.I said I thought I had beenbooked into a room overlooking the garden. I was assured that thiswas not so. I accepted this without checking but later checked my copy of my booking via Booking com which said: "This room is a spacious twinroom on level one which overlooks the garden at the guest house." Later the owners admitted they had been overbooked and had put me in a different room - but at no time did they admit this to me let alone apologise. Room 1 was lovely as a room but its location was not. It was at the frontoverlooking a very noisy road so I could not have the window open,but worse than this, there was a terrace just outside my room where aguest sat to talk very loudly on his mobile phone and have a drink.He was only inches away from where I sat and I not only heard him,but was forced to shut the blinds so he could not look into my room. He was there on several occasions during my stay. I do not blame him as there was seating outside, but this set-up seemed really invasive.I have never experienced anything like this with any of the manyguesthouses I have stayed in. If I had been accommodated as describedin Booking,com, I would have been on the first floor (not the ground), at the back overlooking the garden and thus away from the road noise. The owners ignored my emails and letter.The purpose of my visit was to have some quiet time and catch up with some work which I had been unable to do at home, as well as to enjoy being by the seafront.This is why I chose to stay at the Bay Guest House, given thedescription of the room. Unfortunately, being in the wrong room significantly affected my holiday experience. Far from getting the peace and quiet I expected, I was met with constant road noise and the invasion of someone directly outside my room.
Review 114:I visited the Bay Guest House with my mum for one night over the August Bank Holiday. As soon as we arrived, we were welcomed by very friendly owners/staff who thoroughly looked after us. Beautiful house, very clean and would definately visit again.

Review 117:Great Communication for my arrival. From the time I walkeed in to the door a great sense of a homely feel. I felt relaxed went entering in to the Accommodation. The service was 100%, My Single room on the top floor was fresh, clean and all the things I needed inside, tea, coffee as I needed it. The TV had all the channels. I can relax in a nice chair. The bed was great with a clean Appeal. Close to the Airport, Taxis available, and great views across the road to the beach. Nice Breakfast, Thanks Again. will return...

Review 119:Nothing was too much trouble starting from when we emailed with a couple of questions before the holiday to when we were there. Everybody was very friendly and made us feel very welcome. We stayed in room 5 which was ideal with our two young children. The photographs on the web page had helped to provide our youngest autistic child . The room was spotless, decorated with outstanding features and very relaxing. Tea. coffee and biscuits were provided every day as were clean towels and the bed made for us. We cannot recommend the breakfast enough..excellent consistent standard every day with a wide range to choose from. The location was perfect..not too far to walk to the town but away enough to enjoy a quiet drink on the balcony in the evening. We will most certainly be back again!
Review 120:Next to a very busy road and, with the windows open due to the hot weather, quite a lot of traffic noise. If a light sleeper, best ask for a room at the back, which was nice and quiet (our party had one room at the back and one at the front, so I can comment on both).
