Review 1:Proximity to railway means you do hear the trains, but they are not very regular.
Review 2:Exceptionally clean, pleasant and helpful staff who went out of their way when we had special requests, nice breakfast...I highly recommend it. Great location.
Review 3:Had to think hard to find anything but the one thing I would say is the room we had was quite dark. I'm a pensioner so sight not as good as it used to be so that didn't help. This in no way spoiled our stay though.
Review 4:The location was excellent. Rooms were spotless and breakfast was excellent. The bacon and sausages were of a very good quality and a cooked to perfection. The food was also hot which is important to me.
Review 5:We had the family room for the 4 of us adults. The room and ensuite was a little small for all of us to maneuver around. However we only stayed one night so it didn't bother us too much.
Review 6:The room was very nice and clean. The decor was lovely. Breakfast was fantastic and the woman who served us was very friendly. Included was cereal, a full english breakfast with tea/coffee and juice. The wifi signal was'nt the best but adequate.

Review 8:It wasn,t a bad experience as such, as we were aware that we had a shared bathroom when we booked. The problem was we had to go down to the toilet and bathroom on the floor below.
Review 9:Friendly hosts and value for money breakfast.
Review 10:I liked the friendliness of the owners. The room was small, but more than adequate for a one night stay. The room was very clean. The location was good due to it being a very short walk to the beach.
Review 11:We were on the top floor, and my wife struggled with the stairs, a minor beef, but we would stay there again, - on a lower floor !!
Review 12:The staff, pleasant and welcoming, nothing was to much trouble Within easy reach of the town and the beach.
Review 13:bed slightly uncomfortable but possibly because I'm used to memory foam - my brother and partner however said theirs was lovely. Plus I slept quite well all night so can't have been that bad!
Review 14:Staff were friendly and obliging. Room was clean and well equipped. Full English breakfast was wonderful. Great value for money and good location.
Review 15:The bed was very uncomfortable but I suffer from back problems so that may have exaggerated the problem
Review 16:The owners were very friendly and welcoming And the breakfast was excellent
Review 17:Plumbing made noises day and night Breakfast they used smoked bacon and this put us off I know that may sound silly but things like that put people off
Review 18:This bed and breakfast was very friendly and clean
Review 19:friend who came would not want the room she was given again ...because of the shower to small and the shower hard to adjust ....

Review 31:We only stayed one night as a stop over. Location was excellent, greeted warmly at the door and made to feel welcome. Very clean and tidy and the owners were very friendly - would not hesitate to book at the Rosslyn again!
Review 32:Mascerater toilet bit smelly and noisy. We watched the TV in our room lying on the bed (not comfortable) would have been nice to have been reminded about the T.V. lounge.
Review 33:Ample car parking. Friendly atmosphere at breakfast. lovely stay
Review 34:Cathy was really friendly, not many hotel owners give the time of the day. Cliff was a real gentlemen. Breakfast was brilliant and the beds were made promptly at 10am. Would recommend to anyone!
Review 35:The bed was too soft for me, however the bedroom was clean and tidy.
Review 36:* location was perfect. Within 5 minutes to both attractions we were visiting. * staff were friendly and polite * I brought my own travel cot and in the morning they pulled the blankets to tidy it like the bed. Lovely gesture. * good variety of breakfast, cooked well and a good start to the day. * parking was available and no issues
Review 37:Nothing
Review 38:Comfy bed. Lovely breakfast. Nice clean property. Parking available at front and rear of property. No need to visit tourist information, just ask Cliff if you wish to know about the area. Spent a week here - home from home .
Review 39:Room a little cramped. Climb to second floor room. Disturbed by noisy seagulls .
Review 40:Small friendly hotel. Excellent breakfast. Free but limited parking. Free wi-fi.
Review 41:The bathroom was problem. It's too small and there were no privacy as the door has big gap and all family could hear every sound in bathroom. There were pluming problems as well as loud water sound from next room disturbed our sleep.
Review 42:The location was excellent as it took only a few minutes to seafront. Stuffs are friendly and breakfast was OK. Especially the Hush brown was yummy. The hygiene of room was nice and comfortable.
Review 43:Leaving.
Review 44:Made very welcome on arrival, clean well run, Free parking and close to sea front with restaurants and entertainment nearby. Good breakfast. An excellent base from which to explore beautiful Devon.
Review 45:I have nothing bad to report
Review 46:It was nice, clean family run bed and breakfast . They were very friendly and helpful and I would most definitely return .
Review 47:Adequate for our needs
Review 48:Warm welcome. Fantastic breakfast. Nothing was too much trouble - light went in our room and it was replaced within couple of hours and needed a charger for the toothbrush and one was bought up to us on the same day. Clive was very chatty and friendly and had lots of ideas as to what we could do. Would use again.
Review 49:We got only 1 towel for each person, what if I need the 2nd for my hair? The waiter passing in the dining-room twice touched my shoulder, I didn't go there to make aquaintances with staff. On the 2nd day I asked especially to have shampoo and bath gel for each person, not only for adults. My sons were also their guests. They cleaned the room, but nb brought these items. They didn't have a wide choice of alcohol.
Review 50:I liked the free maps of this region.
Review 51:Exceptionally clean+Pride is taken by the Hosts+Nothing is too much trouble+Rooms are excellent+Breakfast is cooked to order and with local ingredients. There is even the use of an iron and ironing board if needed.
Review 52:Wsnt aware railway line was just outside bedroom but saying that it was a very fast line and wouldnt stop us returning
Review 53:Location, friendliness of hostess
Review 54:Wifi downstairs only but a lovely sitting room to use while online so this was not a problem at all
Review 55:Very friendly staff and top brekky. We caught the train to Dartmouth which was only a short walk from this bnb
Review 56:tiny en suite ,( i have had bigger wardrobes in b&bs. ) uncomfortable bed , claimed to have wi fi available in all rooms , not ours. short time period for breakfast availability. poor vegetarian choice , we were served a plate full of beans , a very greasy egg a solitary undercooked hash brown and a tomato ( i have read somewhere that the owners went out of their way to get gluten free for other guests , didn't seem to care about us veggies !) owner seemed to care more about going out to watch the football than welcoming us properly and showing us to the room. they were even going to leave the key under a plant pot if we were late ! would not go back .
Review 57:fairly clean , good location.
Review 58:The en suite was on the small side and the bed was a little hard
Review 59:The Location of the Property. The owners and staff were very friendly and helpful.Very Good Breakfast. We were in a group of 8 made very welcome and would book again
Review 60:might sound petty but no clock in bedroom or biscuits with the tea coffee facilities.
Review 61:The locatiion is perfect. parking on site fab!! lovely room very clean and comfortable. have stayed here before and will definately stay again. been updated since last visit which was lovely. breakfast very good.
Review 62:Not really a complaint, but unlined curtains had my boys awake earlier than usual as Sun streamed through. Perfect for early risers though...
Review 63:The location was excellent & the room had all we needed for the perfect base. The staff were never 'in your face' but ready to accomodate whenever. Really clean & tidy b&b.
Review 64:Perfect location by the sea and only 5 minutes into town.Very clean throughout and breakfast was A1.We enjoyed our chats with Cliff and Cathy and they made excellent hosts.
Review 65:Could not think of anything because our stay was very pleasant.
Review 66:It was so clean, the staff were really friendly and helpful, breakfast was simple but superb as it was well presented and service was fantastic. Location was perfect as we walked to the beach and town centre not using the car once. We were well rested as the area was quiet! We definitely will go back.
Review 67:Nothing really. It met our expectations.
Review 68:The staff were friendly and helpful and the breakfast was excellent. A great inexpensive base for a stay in Paignton.
Review 69:really enjoyed the time at Rosslyn , Cathy is very friendly and helpful, breakfast was excellent , well presented and cooked perfectly the rooms are perfect for what you need , coffee tea, wardrobe, toilet sink and shower. the train station is approx. a mile but you don't notice because you follow the shore line on your way , however its also a short distance from the regular bus service, if you need to know anything about the facilities and the area before you go, call the hotel directly Cathy and Cliff i'm sure will help you with any request within reason. Thank you for a lovely stay I will be going back at the end of the summer
Review 70:no complaints. We'll definitely stop again.
Review 71:Comfortable bed Well-equipped room Staff friendly and helpful Excellent location Walking distance to pubs, restaurants, and shops Breakfast very good and generous portions
Review 72:nothing!
Review 73:lovely warm welcome from Cathy and fantastic , generous breakfast cooked by Cliff and Cathy with a smile, even second helpings offered! Room was immaculately clean and tastefully decorated, every convenience catered for, free wifi, flat screen telly, drinks tray, complimentary toiletries, fresh towels, lovely and toasty warm, no complaints at all and would stay again! and recommend to family and friends.
Review 74:The heating was inadequate even though it was on, was never man enough for the job. The heating was switched off at night even though it was -3. We have never been so cold, unable to shower and came home with flu, never again....
Review 75:The door as we shut it behind us.
Review 76:The toilet is small.
Review 77:Very friendly and clean. Prompt communication and service. Though we stayed for a short period the overall experience and location wise was very good.
Review 78:Would of preferred breakfast at 9/915 instead of 830
Review 79:Very close to the beach and the town only a 5 minute drive away.Breakfast was amazing, staff very friendly and helpful,
Review 80:Very compact bathroom (the sink was in the room, rather than bathroom). No breakfast on New Years Day - bowl of cerials would have been fine
Review 81:Location was good and we received a warm welcome, and all were helpful. Rooms are ok with small TV and en-suite. Can't comment on food as no breakfast was served on New Year's Day. Good value and would consider again.
Review 82:The 2nd floor rooms had a steep staircase not ideal for older people (carrying a suitcase up even worse). Regular trains run nearby . Shower cubicle sealant needs re-doing. Wall fan not working & needs cleaning. No bathroom curtains. No loo lock.
Review 83:The hosts were friendly. The full English breakfasts were nicely done and very enjoyable. The bed was comfy and the room at a reasonable temperature (in November).
Review 84:Owners were away which we didn't know until we arrived, we only saw the lady who was supposed to be looking after the place when we arrived for about 2 minutes. We had to leave our key, when we left, on the hall table as we couldn't get any answer from anywhere! Bathroom very small
Review 85:The bed was very comfortable Plenty of wardrobe space Very clean
Review 86:wifi didnt work that good signal on telly kept going off sink in the room not in bathroom noisy plumbing
Review 87:breakfasts were nice pillows were comfy staff friendly great location dining room very clean
Review 88:Near a rail line and a few door from a noises pub, not good for little one. Next door to public all day and all night car park. The noise from the plumbing was off putting.
Review 89:It was convenient to our travel and good for budget. Staff very accommodating, no issues as such just things that stayers should be aware of with young child.
Review 90:Owner really friendly and welcoming. We hadn't ordered breakfast but was offered the choice on arrival and decided to include this option excellent decision, good quality food and good value for money. Will visit again if in the area.
Review 91:Nothing I did not like. Only the fact I could only stay one night! Walls were a little thin, but it is a small guest house!
Review 92:Warm welcome. Very informative yet understated (not in your face) which is a difficult balance but the owner nailed it. I liked my cosy comfy bedroom. Nice towels and generous tea and coffee tray, simple touch of a small welcome chocolate sweet was appreciated too. I liked the dining room. I loved the breakfast. Freshly cooked. The service was excellent. Lovely genuine people I would stay again. The location was very good just a 1 minute walk from a beach, on a quiet road off the main road. Shops , bars and restaurants and town all in a walking distance. We walked to the pier in 6 minutes. Very pleasant. There is a lovely pub on the same road worth a visit too.
Review 93:Wifi not too good on the 2nd floor, maybe needs a booster.
Review 94:Breakfast!!! wow - beautifully cooked English breakfast with cereals and toast. Lots of it, even seconds. Extremely clean house and very friendly. Great tea and coffee making facilities and a good night's sleep.
Review 95:If I had to say anything negative, it would be that the wi-fi was a bit hit and miss. This did not in any way detract from our enjoying our visit very much.
Review 96:The proprietors of the Rosslyn were very welcoming and hospitable. The rooms were clean and very comfortable. The Rosslyn is very well situated within a short walk to the pier and shopping centre of Paignton. It is a bonus that they offer on-site parking. We would certainly hope to stay again and would not hesitate to recommend the Rosslyn.
Review 97:Property run by a lovely couple nothing was too much trouble and lovely breakfast everyday cooked fresh to your liking. Close to everything just 2 minutes from the beach would definitely visit again
Review 98:Floor creaky, could hear neighbours above.one bedroom a bit small.

Review 103:Super breakfast, relaxed and welcoming environment
Review 104:Close to the railway Toilet door was a sliding panel
Review 105:Friendly staff Delicious, well cooked breakfast Cereals provided as well Very clean and tidy room Quiet and considerate residents Close to the beach and pier Free Wi-Fi Feeling of security throughout stay
Review 106:Bathroom was very cramped and the toilet was hard to flush and made a loud noise when flushed.
Review 107:If you want a no frills place to stay, this is it. Breakfast was good.
Review 108:car parking tight, and would not be enough room for all cars if guest house full.
Review 109:Ensuite good, and breakfast good, better than travel lodge around the corner.
Review 110:been given the key to your room and then no contact with owners only told to knock if it an emergency and also when we arrived could see we had an elderly 82 yr old with us and gave us a room on the top floor and no help with re rooming to accomadate us also was only left 3 small cartons of milk 2 teaa bags and 2 coffees no were to ask for more or find any more x very abrupt welcome
Review 111:shower was good
Review 112:our room was next to a car park and were kept awake by youngsters meeting up in the car park and beeping horns etc till 2 in the morning , although this is not the fault of hotel
Review 113:the room was very clean and comfortable and owner very friendly
Review 114:We stayed in the family room which is enuite but the bathroom is very noisy.
Review 115:Friendly B&B in great location close to the beach and with nice pubs/restaurants nearby. The room was a good size for three adults and in a lovely quiety area with plenty of on site parking
Review 116:There are a few reviews on here complaining about noise disturbance & en suit size. We stayed in room 3 which had an en suit & was next to the train line. We both slept like babies! I heard one train go by, but I think to say it disturbs your sleep is ridiculous. There were no regular trains going through the night. The bathroom is small yes, but whats the big deal?, your not spending all day in the toilet!! Facilities were very clean & exactly what you need for a stay. Lets face it your only sleeping there! There was a huge mirror & sink facility along with a good size wardrobe & drawers. There are lots of plug sockets available too. One comment was made about hearing the plumbing. When we flushed our toilet there was a plumbing sound, it isn't loud at all & not once did we hear anyone elses! There was a warm welcome & breakfast was very very well presented! Our table was all ready for us when we came down with a glass of orange juice, we were more than welcome to begin our breakfast with our choice of cereal, followed by a cooked breakfast with toast & tea or coffee. The breakfast was good sized & the ladies were lovely. Overall it was a lovely stay & we would return. I think the poorer comments were a little OTT! The location is also perfect as its right off the beach! I would recommend it :) Thank you for a lovely stay!
Review 117:Difficulty sleeping as bed was very uncomfortable and was very noisy when someone turned on a tap or flushed the chain in another room.
Review 118:Breakfast was brilliant, staff were very friendly, situated in a great location, room was lovely and a good price.
Review 119:Easy to find, just a few minutes walk from town.Very friendly owners.Good facilities, quite clean and tidy, absolutely exactly what we were looking for.
Review 120:The walls were thin as was woken up by people in the next room.
Review 121:Well located B&B, with car parking at the front and back. Room was quiet and a cot bed was provided for our little one.
Review 122:A friendly welcome and a comfortable room. The breakfast was plentiful and freshly cooked and the manager was very helpful - even posting back my wallet which had slipped under the bed in our room
Review 123:There was a slight problem with the en-suite; the toilet made an extreme noise and we cold hear the other rooms facilities. The shower was quite tight.
Review 124:The staff were friendly, the facilities (on the whole) were good. The breakfast was superb. The location was excellent.
Review 125:good value for money rooms were very clean and owners were really nice would Highley recommend.
