No 10 Guesthouse sells fast on our site. Irvine Lodge is a small, comfortable and freshly decorated guest house, close to central Irvine. It offers great rates and an ideal situation for exploring western Scotland.
The train station is a short 20 minute walk away and the Lodge is situated on the local bus route with links to Kilmarnock, Ayr, Glasgow and Largs. There are many eating places and bars within walking distance and the beautiful harbor area is only 5 minutes away by car. Magnum Leisure Centre and several popular restaurants can be found next to the beach park and great shopping is available at the nearby mall.

Review 1：He had no record of our booking and made us wait 20 minutes before offering us a twin room that smelt of cigarettes,we had to find a room ourself . no plug socket near kettle or bed side lamp. No wi-fi

Review 3：No staff about all weekend . was booked in for two night bed and breakfast .couldnt get in my room for 20 min as key was faulty phoned a few numbers that were about the building with no reply .didnt have a shower or toilet in my room (im a painter so was covered in paint ).communal bathroom lock was broken so no way i was using that. Couldnt find the so called sister building for my breakfast. This should be advertised as a hostel not a family run b&b. Couldn't get a hold of any staff for a discount or refund . as you dont get an option to pay in cash when checking out it comes straight out you account. Exactly the reason they dont care about there customers or bother to be around when checking in or out its a case of find your room key at the front desk and leave it there when you leave
Review 4：Room too small bed against the wall. Kitchen facilities filthy nothing like the pictures show. Bedroom door broken could not get in. Contact numbers given no answer. Boiler packed up and no hot water only cold showers. Workers did their best under the circumstances.

Review 9：Room was tiny and only partially decorated. No staff to be seen either day we were there and extremely difficult to reach via phone/email. Only one small mirror in the bathroom, not good for 2 people going to a party.

Oncein although there were keys hanging up we had no idea which room wasours and the numbers left to phone were useless as nobody answered. Ifit wasn't for another guest who stayed there a lot we would not havegot in contact with anyone as he had another number which allowed us tocontact someone in charge and find which room was ours. I would"NOT" advice anyone to stay here as they apparently want yourmoney but can't be bothered to deal with customers face to face.

The Guesthouse is maybe not at the most attractive districts of Irvine but very clean and for this price perfectly adequate for one or more nights. Free Wi-Fi and free parking in front of the guest house. A good Italian restaurant is just around the corner.

It was coming up from both the sink - and the plughole in the shower! Bedding was stained. We also had a drunk man outside our room who persistently stood staring in at us through the glass panel in our front door until 2am! We were unable to lodge a complaint as the only human contact that you will see in this place is the cleaner.Very unsafe.

The next day after 6 phone calls we finally got moved the room was out the back garden in a row with other rooms. They were very noisy and wife was non existent. I was woken in the morning by someone next door being sick in their bathroom you also couldn't swing a tap. Not recommended.

The room we stayed in was very noisey as it faced the road. I think that room should be advertised for £29 a night and not £35 as be the case. Don't think we will be staying there again.
