Review 1:I booked for 2 adult and 1 child but the hotel staff said only for 2 adults So I had to pay extra. I booked for sea view room with private bathroom with bath I got rear view room without bath. We was waiting 35min for the breakfast in the morning So I can't recommend this hotel

Review 8:Room not very clean. Mattress very uncomfortable (even for me who likes a firm mattress)! There was no bedside table, just a shelf behind the bed. The room had a drippy tap and the basin gurgled.

Review 9:The sea view from room, although it faced out on a main road so traffic noise was relentless all night! The full breakfast was very nice and you could help yourself to as much cereal / toast as you wished.

Review 10:The staff made us feel very welcome and were very friendly and happy to help. It was very clean with all the facilities we needed and had lovely sea views. There was a good variety for breakfast and the food was very nice! Only a short 10 minute walk to the adventure Island. We would definitely use again!

Review 14:Booked a sea view room with balcony. Was given a room facing the rear of the property. The cost of the room was the same, which seems rather odd given the vast difference in accommodation.

Review 19:Stayed here to celebrate a 90th birthday with family. (16 plus of us) Cannot praise Lucy, the owner, highly enough. She made us all feel very welcome and looked after us so well. The lady cleaner also made sure we had plenty of cold drinks on one of the hottest days while we were sitting outside. We could not have found better and we will definitely return. Cannot fault this guest house. The rooms are spotless, modern décor and breakfast lovely. Quiet beach opposite, Southchurch Park just around the corner and good restaurants nearby. Thank you Lucy and Martin for making every thing so special. None of us will ever forget our few days spent with you. It was first little break for many of us for a long time and we could not have asked for more. Nothing was too much trouble. Our 90 year old 'nan' was thrilled with having her family around, 5 generations, even those staying elsewhere in Southend were welcomed into the guest house just the same as a paying guest. Nan was really touched that Lucy had taken the trouble to decorate her room and gave her a lovely card from her family.xxx

Review 21:What a quaint beautifully decorated hidden gem. The place is tastefully decorated throughout and gives you a home feeling. The bed was great , room quiet and plenty of pillows to choose from.

Review 22:Had to wait 15 minutes before owners turned up to book in. Given room key and told where it was, on entry found it to be a single with shared bathroom, I had booked a double ensuite, was not told of change when booking in and charged for double. Breakfast 0700 - 0830 according to information, 1st morning checked 0700 - 0720 breakfast room locked, had to go without. Out early day 2, day 3 down at 0750, breakfast OK, most residents then came in at 0830. Wednesday evening 2 women talking in foyer at 2330 - 0000 whilst waiting / ordering a taxi. Didn't have opportunity to speak to owners as not seen, even on last day, spoke to someone from next door hotel who was helping out and said she would let owners now of my complaint.

Review 24:You need to time it right to park the car close by, not a problem if travelling light.

Review 25:20 minute walk away from the centre which is just about far enough without being too close. Lucy is an excellant host.

Review 26:Room lacked amenities - no towel rail, no bedside light and main light could not be turned off from the bed. Bathrobe listed on confirmation but not available - rather essential since the bathroom was shared. Suggest owners visit the other B&B's in the immediate area for comparision.

Review 38:had a major issue with breakfeast. They was only 2 people waiting for breakfest yet i still managed to wait 25 mins for it to come out after ordering. The woman seemed liek she was from a different plant. i told her on 2 occasions no tomatos as i hate them. She brought it out with tomatos on. i told her i have already said twice no tomatos. She then took the plate away and came back with same plate with tomato missing but with sauce on the side. I told her this no good to me as i couldnt eat the breakfeat like that. She just looked straight through me so had to then leave late for work and still no breakfest. This made me very angry as you can expect

Review 40:My only little complaints were a couple of hairs on the bath but nothing that a quick wipe couldn't sort, and the fact that it only had a bath. Being a shower man it was a bit of nuisance but the bath itself was very nice and cosy (even with 2 of us in it :D).

Review 41:The host was very friendly, greeted us with a smile, explained what needed to be explained and left us to it. The room was well kept, very comfortable, the bed was incredible. Very nice bathroom and the view from the balcony on the top floor was beautiful. The breakfast was nice enough, though could've done with a few more options. And the chef was very polite.

Review 44:Spoke to someone few hours before starting my an hour and half journey. After i arrived no one was aware of my reservation. After about 10 mins i was informed there was not much that could be done and an offer for a night stay and the following day to be moved to another location. So disapponting after a long drive. Despicable

Review 46:I was expecting a larger balcony with chairs like in the picture where I could enjoy the seafront more. Ended up with a little balcony. Next time I know what room I need to book to get the nice balcony. Breakfast was very tasty and all freshly made, but had a to wait quite a bit for it when no one else ordered before us. Actually the people that came in after us and placed the order after us, they were served before us. My little one was quite hungry and impatient so I didn't really like that. There were however other thing like toas jam milk cereal yoghurt to chose from but we only wanted the full english. They could do much better with the sevice overall! Also in the pictures there was a bath but we ended up with a shower which my little one is not used to and the sink was so tiny you just bump your head into the shelf above it if you want to brush your teeth! There are more negatives than positives really... The cot was not set up. We had to do all ourselves. They need to work on attention to details a little. They make the difference in their business.

Review 48:Fantastic location, just a 10min walk to Southend Pier. Interior was stunning and has obviously undergone a complete refurbishment, our room had a balcony overlooking the sea. Staff were very friendly & welcoming. Definitely the best B&B/Hotel i've stayed in for a long time - looking forward to going back sometime soon!

Review 53:We were given the only room downstairs, on the front of the property. next to the front door which was not ideal, with guests coming and going. We had to stand on a spindly chair to pull the curtains along the rail to close them, as they would not pull together.Curtain rings had previously fallen off and had been left in the middle of windowsill. On application, I had stated I was Gluten Free. But no provision had been made for me at breakfast.

Very warm welcome from the hosts, who recommended good local restaurants down the road. I would strongly recommend this guest house and will come back! Very good value for money. Thank you!

Review 73:What's missing is attention to detail in certain areas. For example the white decor is very vulnerable to light marks and smudging and could quickly look shabby if not constantly maintained. If these minor issues could be sorted out the overall standard would be greatly enhanced.

Review 76:It was welcoming clean and has a lovely loction. But the Bed in room 20 was not comfortable and bed base was not fair and safe for our lower limbs. Kept on banging our legs on it when moving round the room. It really needs changing as it is a health hazard
