Review 1:the location was great and the hotel was very clean and homely, the owner went out her way to be kind and helpful and we will definitely return again.
Review 2:The actual hotel itself I thought was ordinary and a bit old fashioned in décor. The price for this type of hotel in my view was very high

Review 4:On arrival hotel looked closed, front door open but no reception staff around for check in, just a room number written up with name and note to say keys in the door. Only saw a member of staff when checking out, was not asked how our stay etc was.

Review 6:the only bad thing was there wasn't enough milk cartons and there were a few stains inside the crockery! but other than that, the stay was faultless!
Review 7:I loved the location and it was easy for my partner to get to work, as he works about 30 seconds away from this hotel! I loved the little touches in the room - mainly the fake bouquet of flowers on top of the bed, really put a smile on my face ? you get exactly what you pay for - dunkeld and birnam is absolutely stunning... views of the river tay and the hilltops and dunkeld cathedral!

Review 10:Advertises as a hotel but it's not. I would probably have booked a B&B if I had known what the facilities here were. No staff on site overnight. Our first night my son and I were the only people in the building and the front door had been left open for us as we were returning just after midnight after meeting friends . Did not feel secure. The interior common areas are gloomy and need work which in fairness is being planned. The price we were charged was I felt too much for the overall experience. We had stayed in a 4 star hotel in Spain the week before and payed half the price for half board so the contrast was very obvious. There is huge potential for elevating the standard of the interiors of this lovely old building in a great location and I do hope planned works go ahead

Review 12:The single accommodation it is not often you can get this without paying a big supplement. Hilary could not have been more helpful and the choices for breakfast was wonderful. I will certainly use them again.
Review 13:We found a spider in our bed which was scary for my fiancee as she is petrified of them and she had to sleep with the light on.

Review 19:Hotel staff were lovely. They accommodated my late arrival and early check out. Straight off A9 and parking outside so very easy if you drive. Nice rooms, clean and plenty of tea/coffee.

Review 30:Even though it was July when we visited, it was pretty cool first thing in the morning and later in the evening. We did try to turn the radiator on but nothing happened, but should have mentioned it and I’m sure it would have been fixed. The bathroom was on the small side, but was adequate, although the shower did not have much pressure so it wasn’t ideal.
Review 31:The breakfast was superb and Hilary couldn't have been friendlier or more helpful. The room was an adequate size and everything was clean and comfortable.
Review 32:Breakfast was pretty basic, not even porridge offered. I couldn't close the room door from the outside without slamming it waking up every living person on the floor. The lock needs attention there.

Review 41:We came for a weekend away and had a fantastic stay. The room was clean and bright, the bed comfy, and we could walk to the Art Centre within 2 minutes.

Review 47:Great location at the right price. The host, Hillary, is full of local knowledge which she's anxious to share. If you like meeting and interacting with locals and other guests, this is a good place for it.
