Review 1:Room near to door that takes you to eating area so sometimes noisy early in the morning, but didn't distract from stay

Review 3:Very friendly lady welcomed us and made us feel very at home. Lovely room and so close to everything we needed in the area. We were also very appreciative that the owners allowed us to leave our bags on the property after check out so we weren't carrying them around all day

Review 10:Overall the property was in need of modernisation and redecoration. Our room was very small and dingy and not particularly clean - stained carpets, dirty and damaged walls and very old furniture. Very small uncomfortable bed with no headboard - dirty and damaged wall above the bed that was very offputting. Bathroom was very small - was impossible to lean into the basin due to cabinet and shelf above also in need of modernisation/redocoration.

Review 15:I was disappointed with the hotel. It did not look like the photos from the website. TV Remote control was full of dust. TV channel was very basic. Tissue box only had few papers in side.

Review 22:Staff were very friendly and helpful. We stayed in room 8 which had an excellent view of the seafront, pier and fair! Breakfast was delightful with good choice.

Review 23:The room I was in for the first night was lovely but right by the front door. Consequently I heard everyone coming in and going out and was woken early in the morning. Fortunately the host was excellent and changed me to another room for the following 2 nights.

Review 25:A family run guesthouse, beautiful building, room was in excellent condition, decor fitting and tasteful. Delicious breakfast. Attentive staff, will definitely book here again. 5 minute walk from Southend Central station, just a few minutes from both Southend seafront and Southend high street. great location. My room was at the top of the building with a seaview (be prepared for lots of stairs- there is no lift- Victorian building)

Review 26:Great location in one of the nicest parts of the whole town, surprisingly close to the centre. Super breakfast using good quality produce sourced locally.

Review 27:Most everything, the restaurant area is newly redesigned and is most welcoming and attractive. My suite is waiting its turn at the makeover but in the meantime a comfortable bed, efficient shower and a fantastic quiet area overlooking the water ensured a peaceful happy stay. Review 36:It was my first stay since the new tearooms opened. As a solo traveller it meant I could eat an early evening meal there without having to go to a restaraunt alone.

Review 39:No parking. No lift. And after a hot and stressful drive to the hotel, due to terrible traffic, it was not appreciated that we had four flights of stairs to climb with our cases! And being right at the top of hotel, there was no relief from the heat in the form of fans. More stairs down to the breakfast room.

Review 52:Quite a lot of stairs up and down from my room. Only one mirror in my room too far from a power point so I was unable to use the mirror when blowdrying my hair.

Review 58:Our 'Estuary Suite' was spacious and charming, with a magnificent view over the Thames estuary. It was tastefully furnished and spotless having just been compltetely refurbished. The staff were helpful, efficient and very pleasant, right down to the young waiter on the first day of his first job.

Review 74:We had a perfect stay here and loved the room we stayed in (Estuary). It's obviously been recently updated and it looks amazing. The owners were friendly and welcoming. Would definitely stay here again.

Review 75:When I arrived, the lady opened the door and - as there was another unexpected person on the doorstep - she focussed on getting him booked and and left me standing although I had already booked. She then couldn't find my booking. I asked whether my fee could be taken from the credit card and she said yes, so I assumed that was all I had to do (wrongly on my part). The worst part was, as I was leaving, the owner, who I had never set eyes on before asked me whether I was going to pay - so I was made to feel that I was trying to leave without paying. He then went inside and disappeared and I was left standing on the doorstep while the woman went in to sort out the receipt. What a mess. The room also had no pictures on the walls at all, the shower cubicle was so small it took some contorting to close the door and there was a lot of door banging from the opposite room. Anyway, the location was fantastic and a very good quality breakfast.

Review 77:Nothing not to like, even though parking is at a premium around the property, the hotel provides you with a parking permit to negate those worries.

Review 78:Immediately you leave the property you have a great view of the sea.Lovely for a walk along the promenade and very central to town if you needed anything. Nice airy feel about the property and a room that made me feel comfortable.

Review 79:Steps to the top room but did ask for views but room small with toilet right on top of bed, understand that just the way the room was. At breakfast, dirty table had to sit and wait to be cleaned and then no order taken and breakfast came, when said I wasn't asked waitress said sorry but something about extra 2 in kitchen so just gave us them. I don't eat mushrooms and would of liked scramble egg not just given the cold ones by mistake.

Review 80:Overall was ok but stayed an extra night in different guest house much cheaper in the centre of beach front, breakfast included and bigger room. Booked while there so good price and location.

Review 83:We didn't have a wardrobe in our room. This didn't really bother us as only there for one night but could annoy some people. There were wooden coat hangers on the wall on the coat hook which were perfectly serviceable.

Review 84:I liked the patio we had by our Room B in the basement - it even had a fish pond on the higher patio. Outside our room was a "lounge" to share with the people in room A; I fond this rather quaint! The room was clean and we both slept well - no noise from upstairs as some people have suggested. The breakfast was excellant -we were asked if we need more tea or toast on more than one occassion and we were served with a smile and quickly. The scaffolding by our room did not bother us and or interfer with our stay at all. We don't stay often at this part of the world as we only live an hour away but would definitely stay here again. Lovely place and lovely people!

Review 98:Arrived early but we were made very welcome and were able to leave our suitcase in our room before setting off to explore Southend in glorious sunshine. In the evening we were able to open wide the window of our second floor front room and enjoy the wonderful view across the estuary. We had been concerned that the road outside might be noisy but all was peaceful, the main 'Esplanade' road being lower down and shielded by the hill. An excellent breakfast in the morning set us up for our second day of exploration. There is improvement work being carried out with scaffolding at the front of the building. This did not spoil the pleasure of our stay except in that the Terrace Cafe was closed temporarily and so there was no Bandstand Cream Tea - this was probably good for us!

Review 108:Hotel is going through refurbishment and I always think this should be mentioned when booking. Had to walk through building site to get to breakfast and the room is a bit hit and miss with its furniture and comfort. Unfortunately our bedroom smelt of paint and was very hot all night as we couldn't seem to turn off radiator.

Review 119:No heating in room 2 radiators 1 heated towel rail, none turned on and unable to turn them on. Absolutely freezing cold, woke at 2 am shivering. Basement room, more like a building site.
