Review 1:Could do with modernising the rooms as the decor is quite tired. It was also very gloomy - brighter lightbulb please!

Review 5:This hotel is grubby, unclean, sweaty smelling duvets and pillows, grubby bathroom, almost require a step to enter the shower [room 102] low rent breakfast with cheap food, cheap bread , no tongs for bread, no tea spoons , no side plate or cutlery, lady serving the meal looked as the cat had slept in her jumper, no one on reception at checkout time, not asked re our stay, receptionist not interested I any complaints by guest, one visit and never again.

Review 7:Room was cosy, clean & comfortable. The staff were friendly and welcoming. It was my partners birthday and they sang and gave her a gift from the hotel staff which i thought was a lovely gesture
Review 8:didn't like anything this hotel had to offer! out dated hotel and needs to be severely modernized! breakfast was like a sketch from faulty towers!

Review 10:The bar and restraurant were not open and we had to go outside to the Birnam Inn for a drink and a meal.

Review 12:No restaurant and I suspect at time of booking this was the case. This was the key attraction over the B&B's available at a lower price. Very inconvenient. Minor things like no topping up in room coffee sachets, dirty towels left in room just become an annoyance. Took the shine off an anniversary weekend. Unlikely to return.
Review 13:Location is excellent and clean enough facilities despite being a little tired and dated. Mature lady managing breakfast always pleasant and helpful, as she was on previous stays.
Review 14:Hotel tatty. stayed years ago then it had style colleague said no soap or shampoo in his room. Even bedroom doors all marked side tables in bedrooms full of ring marks Far 2 expensive for what is provided
Review 15:The room we were allocated was less than 3 star, stretched light cords to the sockets, bulbs on lamps did not work at bedside. Tea facilities set up wher there was no power, shower temperature was less than warm. Large cracks in the walls and overall appearance of room was less than comfortable. the lack of customer service at check in, another couple were being advised of breakfast arrangements etc whilst we were completing our check in form I was asked by the receptionist if I had heard what he had told the other couple, felt we were disturbing whatever he was doing to come to the desk to do the check in

Review 18:Good location for the area and proximity to Dunkeld. Got a free upgrade on arrival because we were not happy with the room offered. Breakfast was good.

There is a mixed selection of old and new furniture and set that does not work The dining room was cold and bare. Get table cloths , open fires and real flowers! It felt unloved and in cared for. Review 34:The room was tiny, overlooked a building site and was quite frankly sub-standard .The walls in the en suite were covered in black mould and the plaster had peeled off. We walked out and returned home.

Review 37:The room was in serious need of updating with mould around all the fittings in the bathroom and rotting wood from the shower leaking causing a really horrid smell. The most disappointing part was the attitude of the staff, who neither cleared any of the breakfast things away or wanted to know about any complaints. The hotel was significantly below par for the money however the man's argument on reception was that was the price quoted!
Review 38:The next door village is Dunkeld which is lovely and the building from the outside is old and impressive.
Review 39:Areas of the hotel are dated, the breakfast was hit and miss, wifi was poor, kitchen was closed early when we wanted dinner.

Review 47:This hotel caters now for bus tours. We were awakened around 5.30am as they all got up. Our friends rooms were just off the reception area and the noise was dreadful. Our room was on the 2nd floor but above the entrance so we had the pleasure of the bus engine from 6.45 followed by 48 trolley cases and people talking loudly outside until their departure. Our friends did complain to the manager but apparently no one else has ever been disturbed or complained. Even if this was the case, he should have listened and apologised in this instance. But no, nothing but defensiveness . We would never stay here again and would not recommend it to anyone. A great pity because Birnam is beautiful.

Review 49:No bar or restaurant on site, just a small bar/pizzeria in property next door. Room and bathroom small and in major need of refurb and finishing touches, bathroom window was filthy with black mould. Breakfast was ok but felt we were intruding, tables from earlier guests left uncleared, trays/mats for glasses and table cloths on buffet table were dirty, service unfriendly, dead flowers in lounges/entrance. Review 51:The hotel had a really tired look. The bedroom furniture, a mixture of ages and quality, didn't match. The nozzle on the hairdryer was broken. This was a double room, used as a single for my stay, so cups, coffee, tea, milk etc. were provided for two, but only one saucer! The handle was missing from the inside of the bathroom door and there was no tooth mug or glass. The shelf/hooks unit in the bathroom was really quirky, but not in keeping with the modern suite. At breakfast I helped myself to and slowly sipped a glass of orange juice and had a wander round before anyone noticed my presence. When the waitress arrived, she insisted I sit at another table, even though I was the only guest in the room. The choice of cereals and bread was very limited. Wi-fi was poor because of the age and construction of the building.
Review 52:The imposing Victorian hotel, in the heart of the village, is within easy walking distance of the station and there is a bus stop just outside and it is an easy walk to Dunkeld. The staff are friendly. There was everything I needed in my room, including sufficient heat to dry out my rain sodden clothes, and the view from the window was very pleasant. The small television offered all the channels I might need. The cooked food at breakfast was excellent and the hotel put on a good funeral tea. Evening meals were offered in an adjacent bistro.
Review 53:Dated decoration, cracked plaster and flacking paint in toilet. Hairs in sink and toilet. Shower didn't drain. Headboard on bed grubby and dust on bedside cabinet.

Review 57:Lack of cleanliness ie fugus growing in the bath selant bath scum not cleaned and gunk on the underside of the shower controls visible when having a bath! No extractor fan in bathroom so bathroom gets steamy and damp . Staff require training , watching TV and on mobiles whilst working. A mix between the shining faulty towers and seems from Mrs Apron. What a shame :-( once was a beautiful building the food in the Italians was awful and the breakfast very greasy

Review 59:On arrival we were told we didn't book, to where we showed them our confirmation email, for them to say there computers where down and they will get us our key. We booked a double room with a bath, where we were put in a room with twin beds, the bathroom was still dirty, there was long black hairs still in the bathtub, the side of the bath was peeling away. There was stains on one of our towels, and on the floor in the bedroom. The cups we were given to make tea/coffee was dirty. The radiator wouldn't heat up, and the shower would not change setting. We were told we were to pay at check out. But when we went to pay (grudgingly) I was handed a receipt and told they took my details from the computer and charged me early that morning.

The room was in need of brightening up, it had a very 'tired appearance in general. Reported to manager but no acknowledgment or offer of discount. Would not recommend staying. Over priced for small cramped room.

Review 75:Staff clearly need proper direction. Found out the place was in administration which accounts for the net curtains in room in dire need of cleaning, very dusty curtains, ceiling cracked and damp stain not painted. Mattress needs changed, heating not on at all but could have done with being on a bit. Staff need to work on not being overheard by customers, but I guess not having proper management for nearly a year can't help. Fix these small issues and the place could be great. £95 a night is too much as it is!
Review 76:Breakfast was very good and tasty. Powerful shower. Lovely location and exterior. Birman Inn Italian restaurant was fab! Across road from lovely Beatrice Potter garden and not far from main Dunkeld village which has a lovely cathedral and really nice delicatessen.

Review 87:The meal was poor and it's not that the restaurant was busy as it wasn't. The room was not that nice and not what we expected for the price we paid, there was a damp stain on the ceiling, wallpaper was falling off at one side of the room, the guest that had the room before us had left their coffee decanter in the room so obviously they didn't want that room either and were moved. We were not asked on leaving or at any point if our stay was ok or if we had any issues. We didn't complain as we didn't want to spoil our wk end away.
