Review 1:- Stayed in room 10, bed was very squeaky - Went for breakfast, juice had leaked all on table and floor, no one had noticed until I raised the matter

Review 2:No one on reception when we arrived at all. the Executive rooms did not exist so don't bother to pay the extra. Breakfast was inadequate, not enough tables or staff.

Review 4:Shower room a little dangerous when wet No toiletries only hand wash. Did not being shampoo as advertisement said toiletries supplies. Had to wash hair with hand wash.

Review 5:The room was lovely nice big bed as described. Disabled toilet and shower room very good but not enough grab bars in it to feel safe to stand unaided. Drainage an issue as the whole of the floor was wet after showering. A non slip mat would help

Review 6:Not exactly a "bad" experience, but only had 2 small bedside lamps in room so it was rather too dark when dressing etc. needed either a ceiling light or a tall standard lamp ( our friends in another room had a tall light and a desk lamp as well!)

Review 14:The room allocated was cold, and particularly the bathroom. The thermostats did not function, though the reception told us afterwards that a company had just checked them. We were given a new room (late in the evening)

Review 28:The lighting in the room was poor as no main overhead light. Hard to do hair and make up. The ironing board padding was so worn, the metal marks your close when you iron. The noise from the pipes or extractor fans in the bathroom run even when light are off so the White noise make it hard to sleep. Breakfast very limited options and eggs not so great.

Review 30:staff weren't too helpful with regards to early check in that id requested. i was told breakfast was until 11am but then in the morning they told me it finished at 9.30am!?! i think as it wasn't busy they had just tidied everything up. they made bacon sandwiches for us but i was looking forward to the full english that was supposed to be included!

Review 32:The car park at the front of the hotel has limited space. The first room we were given was on the 1st floor, it had a bathroom in what was once a wardrobe and an adjoining door to a room containing a very noisy group.

Review 33:It was near to the town, only a 20min walk The second room we were given was on the very top floor - in the roof - it was quiet and it had a bathroom. It was cleaner than the first room too.

Review 34:The car park was a pain as the spaces were very small and when busy was a nightmare ! But I believe they were chages iminantlly.

Review 38:Breakfast was terrible. Covered in grease, the tables were not cleaned and the staff were very slow. We didn't get offered tea and they never brought our toast. The hotel did not have a hairdryer.

Review 41:Bed - mattress was old and uncomfortable - lumpy and bumpy. The roombore no resemblance to the 'refurbished' rooms shown on thewebsite. They need to tell people that they are refurbishing the roomsand you are not booked into one that has been refurbished. I shared myview with the receptionist but with no effect and they were happy totake the money.

Review 43:Limited staff which caused problems at breakfast, Barman didnt have any knowledge e.g. he thought whisky & brandy were the same, Staff werent very friendly. Powerful shower was good but water couldnt drain away fast enough & so the bath filled up with water.

Review 45:Straight away the receptionist said there was no booking even though I had booking.com's printout with me. Then she said it didn't matter because there was a spare room. This was up 4 large flights of steps and was in a room with only a window in the roof that would not open. My husband complained and lo and behold the room that was advertised when we booked was available and with only a few steps to climb. Breakfast was mostly good but the bacon was obviously not freshly cooked and was like roofing tiles. The staff were not helpful you had to guess what to do at breakfast time and everywhere is different. The paintwork and décor was tired and needed updating. You got the impression that the staff were not supervised constantly and did not make much effort. I hate to give bad reviews but this time feel justified.

Review 46:The location was really good. The Hotel itself had all the potential but was not put to best use. The room was adequate the bed comfortable but too soft which is a personal choice. Most of the breakfast was good apart from the bacon. The fixtures and fittings were really lovely. The position was superb and Leamington Spa has a brilliant bus service to Stratford, Warwick, Coventry to name a few. Ideal if you have a senior bus pass!

Review 47:we stayed in room 27 and it was soooo hot and only able to open the window inches made for a very uncomfortable nights sleep or lack of it. the wiring on the fan provided was dodgy and two of the plug sockets were dangerous.

Review 48:the staff were helpful and friendly. the food was excellent and it was nice to have parking at the hotel.

Review 49:- The flow of water in the toilet was extremely slow so you could only use it once every 20/30 minutes, which isn't ideal when sharing a room. - The shower facilities were average, some areas needed fixing and others needed updating. - The Hotel did try to charge us and my friends a higher room rate when we checked out than the one we had booked with. They did sort it out but I wouldn't expect to have to point it out to them.

Review 50:- Our room was very clean. - Our room was very spacious and looked really comfortable. There were good facilities in the room - The bedding was very comfortable. - The breakfast was good, a lot better than most. - The restaurant and the bar are very nice and the staff are good.

Review 51:No bath in our room. Very warm in the room as we were at the top of the building and there was no air con or fan in the room. Took a long time for anyone to come and check us in, a problem of another guest the same evening (they may have been short staffed) and no one answered for room service. Breakfast was not great.

Review 54:The room was very comfortable I have stayed here many times over the year and it just improves. Great place, town centre 5 mins away, swimming pool and golf course 5 mins away as well.

Review 55:Breakfast could be improved as there wasn't much choice, cooked breakfast was ok but was served without toast, so a bit weird especially since there was butter on the table. Breakfast room is nice and bright though, so it's a plus.

Review 56:Stayed there one night only, arrived well after midnight and left in the morning, so not much time to use the facilities but the room was big and bright (even though I wouldn't choose that carpet myself), good standard and most importantly very clean. TV is a bit small for the size of the room but as I didn't intend to watch it, it didn't matter. NIce and friendly staff. Bed was big and comfortable and I noticed there was a choice of pillows which s a plus.

Review 59:Paid for a superior room but I'm sure was put in a standard. Was on the ground floor overlooking car park without any window covering, so at 5pm with bright sunshine heavy dark curtains had to be closed and the lights on so we could get changed. Breakfast a disaster and overheard another guest comparing it to fawlty towers.

Review 64:On entering the building was'nt impressed. Room looked ok , but went out within minutes of arrival. As we booked tickets for show went back to room & changed went back out. When retiring to room & got into bed we discovered the most uncomfortable bed ever. No information to get someone so had an awful night! On check-out told them of situation, but was told as booked through Booking.com nothing could be done.

Review 66:Bit worn in places, and more attention to detail needed with housekeeping. For example light over mirror on bathroom wasn't working; no information in room about how to contact reception, about hours of breakfast, or emergency arrangements. Coffee at breakfast was lukewarm.

Review 80:I had to wait on check out as lots of people were querying the price of their room. It seems if you get put in an executive room (by the hotel) but have paid for standard, that there's a risk they try and charge you more! I'm sure this isn't intentional and just something that needs to be resolved easily - but most people are leaving early for work so it did cause an issue for me that morning.

Review 81:The hotel has a nice feel with good amenities. The bar area is lovely and the rooms have everything you need including complimentary water. It's very clean. I would definitely stay again.

Review 84:After booking a superior room we were allocated one in the attic with a skylight window and combed ceiling. My wife was upset by the poor facilities in the bathroom.Our complaints were met by reallocation for our final night in a better room on the first floor.

Review 86:When we arrived we were told that the hotel had not registered us on the system although we had confirmation. They admitted this had happened frequently. Eventually we were told 'we will get rid of another guest and you can have their room. 30 minutes after arriving we were shown our room which was classified as Executive Double. The room was relatively clean but the carpets were threadbare, paintwork chipped and all together not what we have come to expect. Breakfast was disappointing and the service was very slow. WE shall not be returning.

Phoned hotel day before and they kindly gave us a room before check in time to leave our belongings and get changed after our journey. Comfortable hotel with spacious rooms. Review 118:Our first room was near the kitchen/conference room and all we could hear was the clattering of pots, pans etc and foul language from the kitchen staff hence the upgrade. This room was very hot but we were able to open the window, at least it was not cold! The bathroom had no slip mat in the bath or handle to hold onto to get in/out of the bath/shower so you had to hold onto the glass shower door which is very dangerous.

Review 119:Receptionist and assistant were very helpful, polite and friendly. We were upgraded to a different room when we complained. Breakfast was lovely and the staff very attentive. The hotel itself is very inviting with a nice bar and excellent parking. We would definitely book here again even though we experienced a few problems.

Review 120:Bed mattresses were horrible and tired. Queen bed was the smallest I've seen, feet were out of bed, and I'm 6ft. Need urgent review of rooms, especially the Standard Double Rooms. Changed three rooms in two nights as a result.

Review 122:We booked a superior room at a provisional cost of £90. The rooms were advertised as recently refurbished. I discovered the refurb took place a couple of years ago when I complained about the standard of the room upon checkout. The 'bed' (2 singles pushed together from what I could see) was very uncomfortable & I suffered a bad back for the next 24 hours. There was a large stain on the carpet by the door & several scuff marks on the walls (room 6). Overall, it just wasn't worth £90 or to be classed as a superior room in my opinion. To be fair, when I did complain, management did take £20 off the bill. So, I ended up paying £70 which made the whole experience slightly more palatable. However, we were both still very disappointed & wont be staying here again.
