Review 1:Informed on arrival ,"shower not working". Owner said this info was on the website; not there at time of booking. Access to bath and bath taps difficult due to poor bathroom design . Only one thin bath towel for "Executive" double room. No bath mat. Dirty finger marks on bathroom doors. Car parking area under pine tree; rear window covered with bird mess from roosting birds. ( owner did wash the window for us)

Review 3:The hotel was lovely and clean; host was extremely helpful and friendly as I got lost trying to find it and she helped me via the mobile and guided me in.
Review 4:Wifi is very problematic to connect to. Sometimes it worked, almost all the time it didn't. Had to ask to reset it some times before it worked.

Review 6:Hotel not lit up when we arrived so we had a little difficulty finding it. Could be illuminated as soon as it falls dark to help.

Review 8:Even during the weekend the breakfast was only between 08:30 and 09:30. In every other hotel you can at least have breakfast till 10:30 / 11:00. Check out on a Sunday should also have been till 11:00 / 12:00 h at least.

Review 18:The wifi was switched off. After battling for an hour in our room, I enquired, and the lady switched it back on. The shower was very weedy indeed. I would have put the plushy bathroom into half the space and enlarged the bedroom, which although it had everything, including two basket easy chairs, was a little small for us, for the money,
Review 19:The location was superb. A short walk straight into town, to wonderful shops, a fantastic park with river, and a professional theatre, and restaurants.
Review 20:The lady who I think must run the b&b was very rude to me the first day I stayed which made a big impact on my stay. If she has no customer service skills she shouldn't run a b&b!!
Review 21:It is a bed and breakfast and both the bed and breakfast were very lovely! Perfect location and amenities in the room were unflawed. I stayed for 3 nights and the room was cleaned every day whilst I was at work which was great. The lady who served the breakfast was so lovely and polite!!

Review 23:The staff were just lovely, attentive yet not overbearing - just the right balance. The building is beautiful and the breakfast was amazing. Lovely touches having crystal glasses for your orange juice, decent coffee and just a relaxing environment.

Review 25:The staff makes sure you feel welcome and comfortable. Rooms are beautiful and cozy. There are only about 12 rooms, so you really feel like a guest, not part of a crowd. I really liked individually cooked breakfast.

Review 28:The room we were in did not have many electrical sockets so we had to unplug the TV in order to charge phones etc. overnight.
Review 29:All the staff were friendly and helpful. My husband especially valued the cleaning of his car after it was parked under a tree. Very close to town so easy to walk everywhere.
Review 30:Staff were very good but could have explained a little more when we arrived. At first we couldn't work out where the milk was, and we also had to go and ask for the Wi-Fi password. But this was a minor thing and did not affect our stay.
Review 31:We had an executive room which was quite big, with a lovely comfy large bed. There were also nice comfortable chairs and tables. Mini bar was well stocked, and the milk was fresh from the fridge in the room, not in packets. The hotel bar is open from 6 to 10.30 and is very well furnished and comfortable. Breakfast was great - freshly cooked and a good choice of dishes. Good location for town centre. Jephson Gardens and Pump rooms and if you travel by train it is very close to railway station.
Review 32:That downstairs windows had no safety locks on windows so you could not leave them open at night whilst asleep. A minor problem

Review 34:The Adams is an excellent choice for anyone visiting Leamington, or the many attractions in the wider area. The hotel is impeccably maintained and the staff went the extra mile to accomodate some special requests we made. The room was comfortable, quiet, with lots of special touches. The free parking is very helpful, noting that many of the other hotels in town do not have any private parking at all. It is just a couple of minutes walk into the very centre of Leamington, where there are lots of restaurants and a very pleasent shopping area.
Review 35:We both thought it was a bit old fashioned and for the money the room should have had a decent sized tv/DVD player. It lacks a bit of atmosphere and is expensive for a b and b.

Review 38:We liked everything about our stay at The Adams and wish that we had stayed a little bit longer. On arrival we had a very warm welcome from Christine and made to feel at home straight away. We would definitely stay there again.

Review 82:We needed breakfast at 7.30 two days running, however it started at 8.30. We asked for an early breakfast but it was only provided one morning. The other morning the "dining" area was locked and no one was around. I was forced to do a competition with no breakfast.

Review 89:So quintessential English with comfy chairs, glowing "fire" and interior lighting, it made you feel you were staying in someone's home. Fantastic breakfast with huge selection, juice served in crystal glasses and the best bacon I have ever tasted. Comfortable bed, beautiful room and an extra plus for the furry hot water bottle, although we didn't need to use it. Very nice staff and owner. I do hope a room will be available for us next time we visit Leam.

Review 91:Everything. We travel a lot for business and pleasure and The Adams met all our needs. Welcoming hosts and staff, luxurious executive room and bathroom. Little extras - fresh coffee and milk in room. Wonderful towels. What else to say? The breakfast was fantastic to say the least. Crystal class for your orange juice, delicious selection of fruits and a cooked breakfast to last the day! Evening drinks with mine host was enjoyable. Good parking

The owners made us very welcome and organized transport to the airport and as we were leaving early made a small parcel of food for us to have at the airport. Much appreciated. Building is immaculate.and beautifully presented, but you equally feel you can make yourself at home. Room was a reasonable size with a lovely double sink bathroom with a full bath. Free WiFi & free parking (both not available a many central Leamington hotels.) Fantastic location in Leamington - very short walk from town center, 5 minute walk from nearest shops and restaurants in a pleasant and safe tree lined avenue.

Review 112:Wonderful House on a tree lined leafy street that is very quiet. Very central for walking into the centre of Leamington Spa and also an ideal location to tour Stratford upon Avon and Warwick. Lovely English breakfast to set you up for the day. I was there with my parents and we all thoroughly enjoyed our stay.
