Review 1:Facilities in the room were tired and only just functional. Noisy floorboards, dripping tap, shower difficult to set, very low water pressure at the hand basin, laminated floor curling at the joints. Needs refurbishing. Nothing that would spoil your stay but then no reason to return or recommend.

Review 13:the length of time it took to check in and there was no chair at all in the room (Pychley). Receptionist on checking out said that she knew that room had no chair...and the only one in the hotel that was "chairless" !!!! Carpet was old and tatty and not particularly clean.

Review 26:We stayed thursday - sunday and at 5am on saturday morning the MarketLorry arrived to set up the stalls! The hotel is tired, it needs aninjection of money to freshen it up and bring it up to date - thebreakfast buffet was basic, we didn't stay for dinner as we fearedit would be bad. No atmosphere in the bar. Admittedly we were there forthe Burghley Horse Trials and everywhere else was full, but it was veryexpensive for what we got, which was very frustrating. Bathroom, badwater pressure from basin and shower They really need to up their game,as parents from Oakham School should want to stay there too but I amsure they avoid it! Shame

The breakfast sausage was awful and the milk jug which was already on the table had concealed milk around the edge. Not a great start to the day

Review 38:The hotel was a little tired. Our room had stained walls. Couldn't get into the wardrobe without moving the bedside cabinet, so a little on the small side but adequate for our needs. However, I did complain about one or two things and have not had a reply from the manager/owner as yet.

Review 42:The carpet in the bedroom was covered in marks. Breakfast was v poor and not good value for money. Tinned fruit instead of fresh and eggs overcooked.

Review 51:The heating in the bedroom did Not work and this meant that there was no heating in the bathroom. There was no mirror in the bedroom. The furniture was very old and in desperate need of replacing. The only light available in the bedroom were lamps and this made it quiet dull after dark.

Review 53:My wife and I thought this hotel was really good. All members of staff were pleasant and helpful. The hotel itself is what you see in the photos. Quirky and quaint is how we would describe it. Nothing modern with original beams and furniture to match. Which we loved. We also enjoyed a meal from the lounge area and breakfast was nice too. Review 54:Utterly shocked on entering the room; wld've been satisfied if we'd paid nearer £80 for what we got - certainly not £135! Dusty, very shabby room, very much in need of decoration. Just seemed unclean. Windows needed washing. Cushion on bed smelled. No glass in bathroom. WiFi didn't work in the room.

Review 62:room was extremely noisy (Old Berkeley) as it was right next to the stairs and had a path in front. The stairs were very creaky and the people above us sounded like elephants. We had people smoking outside our window, even though there was a sign saying it was illegal on the hotel grounds. Why then was there a cigarette bin underneath the sign !!!! Other room (Cottesmore) had a very uneven floor and the bed was on a slant! Whilst I loved the character of the building, a level floor would have been better.

Review 82:My sister and I were given a room on the ground floor which was quite dark and had a double bed. We had asked for 2 singles which I was able to prove. The member of staff on duty said we would have to wait while she located the cleaners who would then separate the beds. She did not seem prepared to offer us another room and was rather off- hand. We had to wait over 1/2 hour. I would like to say that other staff we met in the hotel were helpful. The bathroom could have done with refurbishing. The toilet seat was broken. One of the lights in the room did not work. The worst aspect however was the noise from above. This disturbed our sleep on both nights.The floor creaked well after 12.00pm and as early as 5.00am.

Review 84:Inadequate parking information and main entrance of hotel. We needed to drag luggage on narrow pavement (sidewalk) and through back walkway/narrow doors to front desk.

Review 85:The welcoming of staff at desk and later in the dining room. Our room was of good size and overlooked the area used for Saturday market. Size of bed could be improved; most couples prefer at least a queen size bed as standard accommodation.

Review 86:We booked two rooms. In one room the bathroom was very poorly cleaned & lacked light bulbs. The bedroom was poorly lit due to a lack of natural light & had few lights. When the bathroom gained the correct amount of working bulbs it showed up the mould on the tiles and poor statof the cleaning & cracked sink.Our friends room had a TV which would not work and worst of all no running hot water, cold taps worked hot taps had no water coming out at all. When the Manager came to rectify the issue he tried to say it was due to old system & Hotel & too high use by others however this situation remained the same throughout the night & until check out the following morning. After a lot of calm firm negotiation in the morning half cost of one room was refunded.

Review 106:I wasn't expecting Marriot standards at this price range, but peeling wallpaper and flaking paint isn't great. Black mould and broken shower screen in the bathroom didn't help much either. Worst of all there were no ceiling lights at all, only lamps with energy saving bulbs in them. Even some of these were missing. Very entertaining watching my fiance trying to do here hair & makeup in semi darkness. Oh, and £6.25 is not a reasonable amount to charge for a glass of house wine. No wonder all the guests drank elsewhere.

Review 107:Staff were fantastic. Night porter was really helpfull. Excellent full english breakfast, freshly cooked to order. Really nice garden area at the rear and a large sized carpark. This was a boon for Oakham where parking really is difficult. The only other long stay carpark option is on the outskirts of the town. The location of this old coaching inn is perfect.

Review 108:The decor is a little tired and the standard double rooms don't have a shower as advertised - they have a short shower hose attached to the bath taps.
