Reviews for Kings Arms Hotel

Review 1:a little too close to the pub, although this was mentioned when booking, but wasn't aware that the outside smoking area was just outside our cottage!

Review 2:separate floor for living area to bedroom so lots of space and close proximity to all the bars/restaurants. The Bakery was great for breakfast and snacks!!

Review 3:The room was not cleaned in the morning, when asked about this was told that the manager had only been there a week !!!

Review 4:The bar lady Andrea was very friendly

Review 5:The only negative was a small shower cubicle, but I'm a big guy and this won't bother everyone.

Review 6:It wasn't a room, more like a little apartment! Absolutely lovely cute little place with a really comfy bed and a great breakfast in the adjoining pub. Highly recommended.

Review 7:Quite dusty and full of cobwebs Bathroom absolutely disgusting, dirty shower which smelt. Not enough toilet roll for 5 guests.

Review 8:Location, right in the middle of the village, perfect for shops and bars

Review 9:lack of hotel facilities no servicing of accommodation on a daily basis. However when I enquired, they offered to change towels but also refreshed hospitality tray and bathroom toiletries.

Review 10:good size rooms with added bonus of a sitting room

Review 11:Would expect mattress toppers on the beds as springs could be felt. Cottage 3 tired and grubby, cobwebs on light, grubby carpet and worn shower. Conker found under bed ! This day and age would not have expected tinned tomatoes served with breakfast, grilled tomatoes please ! Sausages poor quality. Breakfast could have been much better without increasing your cost!

Review 12:Staff helpful, friendly. Linen clean

Review 13:Stayed before with group of friends ! The cottages were perfect , clean and comfortable ! Stayed in the Kings all evening , great hosts and service . Breakfast 10/10 ! Thank you for making a short stay perfect

Review 14:nothing like the photographs. very noisy at night (which was ok as we knew it was a pub) tiny bathroom. old and stained carpets. hole in the ceiling covered only by carpet you could feel under foot. Felt very dingy. No food in the pub as described. Wifi only available at the pub and in no common areas. There were no common areas so not sure what that was supposed to mean. Sofa bed very small and sagged in the middle so bad that you had to sleep on the floor. Apart from a rug that was smelly and looked dirty the apartment seemed clean.I would not recommend this property to anyone.

Review 15:We had a lovely break in cottage 1. The owner and staff were very friendly. Breakfast was very good. A few little things in the cottage need attention, which is in hand, but no major concerns. We really enjoyed it!

Review 16:Could not have a shower as the smell of drains was very bad , had to cover over shower drain with bathroom rug.

Review 17:Very large bedroom, plenty of room for us and large dog bed.

Review 18:Having to leave !!

Review 19:Stayed one night for my birthday. Lovely little cottage. Lounge with tv, bathroom and bedroom with tv and tea coffee facilities. So much room. Staff so friendly, even a bottle of bubbly was waiting as a birthday gift. Will definately stay again, next time longer. Love Kirkby Lonsdale.

Review 20:Cottage 1 squeaky bed and unable to shut toilet door. Minor inconvenience more pros than cons overall excellent stay

Review 21:The staff were all very friendly. Location excellent with allocated parking space. Breakfast was first class with fresh local produce. Will return again soon

Review 22:The 'cottage' was not very clean (the tea cups were in a disgusting state and the bathroom had ingrained dirt). The bathroom is rather inconveniently placed on the ground floor with the bedroom upstairs. To get to breakfast in the pub we had to walk through the detritus of the night before - fag ends, litter and empty beer bottles. At £95 not including breakfast it seemed poor value.

Review 23:Central location in Kirkby Lonsdale.

Review 24:Dust and dirt all around the skirting and carpet edges. Front door unable to lock internally. Noise from bin men and pub delivery at 6.30am!

Review 25:the location and the excellant meal we had at The Sun Inn which was located opposite the Kings Arms

Review 26:Shower could have been a bit more powerful

Review 27:Parking right outside the door, heating was working and was hot!, nice quilt and pillows, hard to get somewhere for 5 people so was great, spacious too

Review 28:Sofa bed very uncomfortable, wifi was rubbish & for £85 a night I would of liked breakfast

Review 29:Staff were very polite & helpful, the location was fantastic

Review 30:The bed was comfortable, but the springs made a noise each time you turned over in bed during the night, which made you have a disturbed nights sleep. We booked for breakfast, but unfortunately there was no atmosphere in the pub I.e. background music and it was tinned tomatoes, which personally I don't like, but others may do.

Review 31:Great location and you have your own cottage adjacent to the pub. There is a small lounge with a sofa bed, plus TV and DVD player with a selection of DVDs. Upstairs a large bedroom with tea and coffee plus a separate bathroom with shower. Bedding and towels clean and fluffy. The lady owner was friendly and chatty.

Review 32:Maybe not the choice for different couples staying in the same one

Review 33:Value for money is great, people who complain about location/comfort/odd noise (it is part of a pub!!!) need to spend more money on their choice of stay, We stayed with 2 young children and a dog and it was a great few days

Review 34:The shower in the room could do with some attention, as the fitting is broken, but this didn't detract from us enjoying our stay.

Review 35:This accommodation was perfect for my family and I. It was comfortable and reasonably priced. The staff were very friendly and helpful.

Review 36:A little cottage all to yourself for £75 for 2 people! Comfy lounge area and great that there's a TV with DVD player and a selection of DVDs to watch too! This could easily be priced £90 per night. Great that I could park my car right outside as well! Location right in centre of the town. Friendly, helpful bar man on arrival!l too.

Review 37:Cottages were described as recently decorated and luxurious- this has to be out of date... Decor was a bit shabby, carpet very marked and furnishings were basic not luxury. Cobwebs around the light fittings and dust along the skirting boards- not that clean. No wifi. Lock to cottage badly fitting. Towels still damp from being washed. Pub itself looked nothing like in the pictures- log fire not in use, seemed more of a sports pub than a real ale pub. Shame, because it has a lot of potential.

Review 38:Layout handy- meant baby could sleep upstairs while we had dinner downstairs. Very helpful young man staffing the bar when we arrived.

Review 39:Wasn't aware the bathroom was accessed via the bedroom. This was ok for us as we were with good friends but could be awkward otherwise The sofa bed needs replacing it is like a venus fly trap!. we were only there for 2 nights , but any longer would not be good.

Review 40:the accommodation was very central. Parking was available right outside which was great as this is a nightmare in Kirby Good value for money

Review 41:The Kings Arms and its cottages were perfect! Well placed in the heart of Kirkby Lonsdale, we got a great welcome from the landlady and her staff, the accommodation was clean, spacious and really good value for money! The breakfast was good too! There was also parking, which was a bonus! We will definitely be going back and we would recommend it to anyone!!

Review 42:Excellent 2 night stay for is we had a wonderful time while down visiting family second time we have booked the cottage and it's been perfect both times, even tho it's right next to the pub there is zero noise.. Look forward to our next stay xx

Review 43:Nothing

Review 44:everything was excellent , booked all 3 cottages with a group of friends ! Parking excellent just outside cottages . Popped into the Kings for one and stayed all night as such a hospitable pub . Breakfast in morning excellent , nothing was to much trouble for our hosts .

Review 45:I think the breakfast could have been set up better like a buffet with cereal or fruit but the breakfast we were just given was very nice all the same.

Review 46:I liked the cottage feel of the property separate from the pub.

Review 47:Only negative was very squeaky bed frame.

Review 48:Excellent location, free parking. Cute converted stables, lounge, bedroom, bathroom. Comfortable and clean. Owners very friendly and excellent breakfast

Review 49:The cottage is a bit run down, there was tape in the shower tray which was obviously covering a crack. The walls are damp with black bits on the walls and the fittings need updating but the place is extremely clean just "old". The TV has a bad signal so was unwatchable most the time. Couldn't get a phone signal. There is a problem with noise late at night. Loud voices could still be heard at 2am, I believe the pub is open until 1am and its a little mews so people stand outside smoking and talking which is directly outside your bedroom window.

Review 50:Extremely clean, bedding and towels spotless. The couple that run the venue are friendly. Bed is comfortable. They accept pets. Fantastic breakfast.

Review 51:nothing!

Review 52:great to have a little sitting room, spacious bedroom, quiet. Generous breakfast--I didn't eat again 'til 7 o'clock! We've been in 5 places in K.L.in the past, but this is the second time we've been here and we won't be looking anywhere else in future.

Review 53:Room was across the back from the pub and the bathroom was downstairs. Breakfast was extra (£6.95 each) to what we thought was already expensive for pub accommodation.

Review 54:Having your own front door gave you the freedom to come and go as you pleased. Dog friendly Plenty of room for two and a dog but cottage 2 only one bathroom downstairs so I don't know how it would work with 4 people as bathroom in second bedroom.

Review 55:The 'cottages' were nice but need redecoration to put some pizazz back! Not the current owners' fault as only taken over recently. I'd lose the 'beer garden and smoking corner' behind the pub as attracted noisy late night debates.....

Review 56:Position fantastic for centre of the village and shops, pubs and restaurants. Opportunity to really take this property by the scruff of the neck and put it a bit more up market.....

Review 57:Absolutely nothing everything was grand x

Review 58:Loved the cottage was very cosy and comfortable, peaceful and quiet with issues surrounding either, great area to stay in the pub is very friendly and staff are welcoming, we didn't have breakfast as we had it with my partners family who live 2mins away from our cottage but no doubt it would've been lovely.. Highly recommend this cottage and we will defiantly be staying here again

Review 59:In need of renovation however as owners only took over weeks ago they informed they had plans for re-decoration over the winter this should improve.

Review 60:Self contained in that access was from rear of the pub. Free and easy meals option. In centre of village with parking included.

Review 61:no heating but the boiler buzzed all the time.no hot water in toilet .shower worked but the shower tray had a 4 inch slit in it so where did the water go ?. we booked two rooms they both needed a good clean and a lick of paint.

Review 62:in the middle of the town. very quite.

Review 63:Having to leave

Review 64:What a gem of a place to stay. The owners could not do enough . Plenty of eating places around and considering the central location very quiet at night .

Review 65:People talking outside my window from the pub until 2.30 in the morning. Shower I couldn't fit into. Two TV's neither of which I could get to work properly.

Review 66:Location was fine but facilities were very tired and old.

Review 67:Breakfast was a bit late as it's called a hotel we were expecting to be able to get breakfast at 06.30 but were told it's served from 8 am

Review 68:Room was very good and spacious

Review 69:LEAVING!

Review 70:Everything about our stay was wonderful. The staff were welcoming, friendly and polite. The new owners were brilliant, nothing is too much trouble. The cottage we stayed in was lovely, clean and tidy. The breakfasts were very filling (the sausages are to die for). We can't wait to stay again.

Review 71:kathrine,natila and gary and not forgetting baby austin, they had only moved in one and half week ago. and did not expecr my husband to be wheelchair bound, we had booked in the cottage, months before, but nothing was to much trouble for them ,they took the sofa out, and put in a fold away bed, great,we had a wonderful breakfast, and as it was our 52 wedding anniversary they made us feel ,that they was some lovely nice people about, well done x

Review 78:Very friendly helpful staff

Review 79:Lovely to have the space to relax instead of being cramped in a small room. We liked being apart from the pub and having our own entrance.

Review 80:The spacious accommodation, overall cleanliness, comfortable bed.

Review 81:chatting with locals in pub

Review 82:Staff member who booked us in was surly/

Review 83:Good location in the village.
