Review 1:We were the only people in the hotel Even at night on some nights on last night there was only us There was no Fire instructions No electrical Appliances were PAT Tested ( Don't know if this exists in Scotland) No one about at breakfast time On one morning we did not get a Breakfast. We have asked the Manager for the Owner to get in touch with us but NO responce as of yet
Review 2:Where do I start first we informs the staff that it's a 25th wedding anniversary and that we would not be arriving till 1 1.30 am so as the weather was terrible raining we arrives at the hotel for it to be locked up as u can imagine I did wear a wedding dress and my husband did wear a kilt both ruined as we were locked out for 30 mins in the rain as the staff member was either sleeping or drunk not to sure which one in my opinion was drunk!!we the. Foned to complain and ask for a refund as was told that wasn't a problem to phone back do On phoning bk all I get is diverted to an answer machine I for one will never be using this hotel ever again

Review 4:We were first put in room 2 only shower was available and room was a bit dated (not nice at all)asked for another room with bath that was perfect nice and clean.But a very cold hotel the heating and hot water was only warmish.

Review 8:Rooms very cold. Rooms also very dirty. I went for a shower looked up at the shower head and it was very very dirty. This could cause bacterial infections. The hotel also says that it provides free wifi. You can't get this in your room, you will only get it while sitting in the bar. The only plus about this hotel was the standard of food. There are other far better hotels in Dundee. I would not recommend this hotel.
Review 9:We were shown 3rooms, each had something wrong with them ie. The toilet did not work. It was very old, dirty & uncared for. Other guests were excessively noisy. Could not complain as the room did not have a phone.

Review 13:Dreadful noise from some very ignorant men in rooms either side of mine and in hallway right outside my door that started around 4am and continued for well over an hour. TVs blaring, shouting, laughing, talking loudly, slamming doors as hard as possible, generally rumbling around causing vibrations through the thin walls and old floors. Because of that, had barely any sleep and was shattered next day. No phone in room to call reception to complain about the noise. Shower in morning was cold, would not heat up.

Review 15:Although Breakfast were very good quality for the type of hotel, some little touches needed like individual jugs of milk available at each table for cups of tea/coffee. Only milk offered was large jug of it by the cereals. Better choice of teas/coffees in the rooms would be good too.
Review 16:Perfect location for what we needed, attending a nearby funeral. Hotel actually beat our expectations. Website did not do it justice and the rooms were better decorated better and were exceptionally clean. Staff were very attentive and friendly.
Review 17:Noise from neighbouring rooms totally unacceptable. Very little sound insulation, loud talking, laughing and TV noise went on until 3.30am. Then started again at 6.30am.

Review 23:There is a nightclub in same building with late night drums pounding. The thin walls didn't block room sounds from neighboring hotel guests. Food service stops early in evening. Older building has tilting floor and the result is a bed that feels like a sloping hillside camp out.

Review 25:Room was clean but felt grubby due to the patches in the carpet, no valance on the bed so the bed looked awful, duvet was so thin I thought at first they had not given us one - it was actually OK. Broken door on wardrobe and bedside table.

Review 29:This is very much a budget option hotel. For 2 stars you get what you pay for so you can't really complain. It was clean but very shabby and in need of dramatic updating. It has more character than a travel lodge or premier inn but is really only suitable if you are looking for something really basic.
Review 30:The toilet wouldn't work and they did nothing to fix it after asking them for a solution for 2 times. Besides, I was carrying a really heavy baggage and they had no lift nor any help and my room was on the 3rd floor.

Review 40:Outside my door - there is a very little light as I couldn't see the key when I tried to open the door. There is no fire alarm - no facilities for the deaf people as there were 12 deaf people stayed there (we were celebrated one of our deaf friend's 50th birthday). There is no fire rules at the back of the door. Breakfast were not ready prepared for in the morning - as I was waiting for the cereal bowl and glass for orange juice but my big breakfast came first, it was bit too late to have my cereal first then some toasts delivered - but no butter - had t wait for the staff to come back with some butter - by the time toasts were cold. it is not just me but another guests were the same and as for those 11 deaf guests were saying the same. It was very poor service.
Review 41:I like the hotel cos it was very convenient as the party was just around the corner. and it is close by the City Centre. Please note that I am Qualified Teacher Deaf Awareness for Hoteliers UK, I teach to educate hearing staff of how to support / communicate with the deaf guests and provide the equipment that alerts deaf guests of fire, knock, wake up call. Review 52:The rooms and furniture are in very poor condition as is the decor. Really not a comfortable stay at all. The shower is appalling, actual holes in the room flooring, beds uncomfy. Paint and wall paper peeling off, rust marks to be seen also. We were served sausages that weren't cooked properly for breakfast.

Review 58:Booked a two night stay over graduation period. Very impressed with dining and bar facilities - very nicely decorated with lots of fresh flowers everywhere. The staff and service couldn't be faulted. The decor of the bedrooms is a bit tired but otherwise furnished with everything you could need for a short stay - even a trouser press. The bed was very comfortable. Wouldn't hesitate to book another time.

Review 69:our room was very dated , carpet was patched up, wardrobe broken,bedside cabinet door would not shut,iron and press not working, bed up against wall only access from one side in much need of decoration. Decided to have evening meal was told by member of staff to go into bar where we were completely ignored so after 15mins ate elsewhere

Review 72:My mum found the stairs to top floor a challenge as she has poor vision stairs turn and she slipped only one side has banister. I slept in small double I could feel the springs in the mattress very uncomfortable I turned while sleeping and a spring scratched my elbow, it looks and feels like a small friction burn. I notified reception on check out the said sorry and that shouldn't happen I said no it shouldn't.
Review 73:We were given the large family room 19 on top floor, laminate floor, TV in corner n wall, 2 single beds 1 small double, I think leather look sofa was a pull out extra bed, roller blind on low down window overlooking car park, tea and coffee facilities, hairdryer, towels on all beds with shower gel and small bar soap, ensuite bathroom ok size with shower, good water pressure, warm water. Looks lovely would suit a family perfectly. Lovely clean room. Receptionist on arrival very helpful, took bags to room, got us food in resturaunt even though only 20 min till closing, same girl served us there, she appeared to do all the running around. We then had a drink in small bar area. There was a race night function on the night we stayed, not to much noise heard up in room. Breakfast served in bar area.
Review 74:on arrival the manager said the booking .com price was too low to include breakfast so I had to show proof that breakfast was included in the room rate by booking .com . always take all paper work with you to this hotel .

Review 84:on arrival we were met with a dry, unhelpful receptionist. Due to missing the kitchen by 10 minutes we had to order takeaway to which we were advised we could not sit in the bar and had to eat in our room, however to eat in our room they could NOT give us plates or cutlery. When we asked for an iron we were given the key to an empty, unclean and untidy room with extremely dated decor. The iron itself was a multi functional trouser press/iron from the stone age. You would think at £55 for the night (which did not include breakfast) a modern day iron and ironing board would be available. The loud music late at night (which is not mentioned in any of there advertisements) and finally being woken at 9 am to the beautiful sound of the glass bins being emptied, TWICE.
Review 85:after seeing a few of the other rooms we were grateful that we had been given a 'modern' (if that's what you call it) room.
Review 86:Rooms 5&6 heating was poor and we were cold all through the night. Room 6 has a damp smell. I was not offered the wifi card at the reception, didn't even know about it until check out the next day. No waste bin in the toilet in room 6. No phone in the rooms so you can't contact reception. Breakfast that we were promised by the night staff was not even mentioned to us the next morning.

Review 94:The sickly pink room was stuck in the 70's. The double bed had a dip in the middle of the mattress and I presume that this mattress was as old as the decor. The en-suite shower room had mould in the corner of the room which did present its scent when the shower was turned on. All in all we spent as little amount of time in the room as we could. There was a fusty smell to the room which meant that we had to keep the window open throughout the night. Without doubt this was the worst room that we have ever stayed in and definitely not worth the £55 that we spent.

Review 100:The fact they had no record of our booking and we had to wait 2 hours for a room! When we did eventually get checked in took our room there were someone's clothes hanging in the wardrobe along with trekking poles and face cream etc in the dresser drawer, Shower cubicle was dirty and shower curtain had mould on it - thankfully it was just 1 night or we would have left! Never again!!!

Review 107:Staff are great! The evening meal was among the best we had throughout Scotland and the price was right. The Chef was on hand for all details and even printed his recipe for us! Everything is fresh. Haggis just amazing and curry up to standard without a doubt. Bar and dining room, recently renovated in modern classic way, was above expectations. Breakfast made to order - very good. Rooms recently renovated are done with quality and rank highly.
Review 108:The blind in the bedroom was a little bit short and you could see the flashing lights from outside. We also thought that waiting 45 mins for breakfast was in excess, but was sufficient when it did arrive.
Review 109:Room clean but quite worn out. Thin poorly fit curtains allowed light in. This would have been ok but the hotel front is brightly lit through the night so the room was brighter at night than in daylight.

Review 122:This pleasant small hotel has frequent buses outside into the city centre, a very good and friendly chef who prepares reasonably priced meals and who quickly adjusted the television which a previous guest had maladjusted. One young staff member was also excellent.
