Review 1:Problem with hot water in rooms owing to very poor weather, however dealt with very professionally by the manager who offered us a fair refund.

Review 7:Our only complaint was the temperature of the bedroom. We had to open the window half way through the night, but this seemed to make the air conditioning more determined! It was early November when we stayed!

Review 8:The meal in the restaurant was superb. Food was cooked to perfection and the staff were quietly attentive.

Review 9:There wasn't much atmosphere in the hotel and the decor could do with a refresh. The room we were put in was a refurbished room but I didn't think it was a refurbished room. Very old furniture and beds and lighting was very poor in this room.

Review 14:Really nice spot in the South Lakes, easy to get to Windermere, Ulverston and Lakeside. Surroundings to hotel were fab especially at this time of year with the wonderful Autumn scenery. Breakfast was excellent on both mornings and pool, steam room, sauna and jacuzzi were all enjoyed! Staff in hotel were all very helpful and friendly.

Review 15:I thought that I would use the spa bath in my room as a treat. I filled the bath and then pressed the button for the spa and brown scale / muck came out of all the holes luckily for me I did this before I got in. Needless to say I got a shower. Toilets in dolly blue has cob webs that have been there for a while

Review 17:Service in the dolly blue bar was exceptionally poor, we waited 45 minutes to be asked if we would like dessert until we gave up and asked at the bar. If it wasn't for my pregnant girlfriend wanting the dessert I would have walked out. Compliments to the chef though.

Review 26:The single room was pokey with a view of a brickwall. It was not as advertised on booking.com which said the single room was same size as a standard double. Not good value.

Review 28:Reception staff on arrival whilst pleasant, were busy doing a spreadsheet as we were informed, and trying to book us in at the same time was a bit of a challenge. Didn't know too much about the surrounding area and didn't have a booklet or info on local walks. Bar staff in the sports bar looked quite miserable throughout out time in there, she was pretty busy though. The hotel felt quite dated for such a high room rate, whilst fully functional though.

Review 32:Was put in a River view room with 4 poster bed. Was surprised at this. Lovely view over the River and on 2nd floor which was good. Lovely Breakfast, everything we needed and lovely Staff serving breakfast.

Review 33:The bed was uncomfortable and gave both me and my mother back pain. The breakfast wasn't great. We booked the hotel for the spa so we was disappointed that the spa was booked up for the whole weekend. We was to The Swan down the road which was absolutely fantastic!

Review 41:I felt the service at breakfast was weak. On one morning the waitress suggested that she would bring a teapot of hot water and we could add the teabag when the teapot was put on the table.A good pot of tea needs boiling water pouring on the teabag!

Review 42:Tables and mats were dirty in the Dolly Blue Bar and having gone for a spa break with my 2 sisters to celebrate a key birthday - our appointments were cancelled due to sickness and there was no apparent contingency arrangements for this so it was very disappointing and we checked out the following day.

Review 46:The Spa is not worth the name and I feel that the premium we paid to have access to it was completely wasted. It was essentially a bog standard 3 star hotel with a couple of "posh" elements like expensive soap (really not on my list of must have features). If you want a nice hotel with a spa go somewhere else. If you can't afford the most expensive places then just go to one of the many quality guesthouses in the area. Oh, and we found a toenail on our floor (and I am not a clean freak).

Review 47:The breakfast was good and the location is good for the lake and for Cartmel, but it is a fair drive to the bigger hills.

Review 48:Fantastic location, in a beautiful quite spot overlooking the River Leven with a picture card perfect view of the white water making it's way along the Leven. Staff are friendly, smily, helpful without being over attentive. You feel like you are the only one in the hotel it's so quite when it's full which is testament to how well run it is. The food is wholesome , plentiful and good value. The location is ideal for coniston lake, lake windermere, grizedale forest and msny other attractions. This was my third visit and can't wait to go back

Review 49:The room we were allocated had a view from the window of another roof, the guttering to that roof was immediately at the level of our window sill so the room itself felt very claustrophobic. Also the lighting in the room was extremely poor and one of the bedside lights didn't work, we reported it but nobody came to fix it. The shower was poor, the water just trickled out.Also in the bathroom the supply of things you expect in there wasn't readily available, my wife had to call down to reception to ask if they had a supply of body lotion, to which we think the very helpful receptionist supplied my wife with her own out of her handbag We also booked it for the spa and leisure facilities and again we felt this also was poor, the jacuzzi was broken both days, the pool was very cold and the sauna didn't work properly. The changing rooms also were not very clean and again the staff were not very customer friendly.

Review 50:The food was really good, enjoyed the breakfast and the main evening meals were of a very high standard. Two members of staff were excellent, the receptionist who greeted us on our arrival was very helpful and a young waitress went the extra mile for us in the Dolly bar, her name was Chloe.

Review 51:Friendly staff, especially thanks to the young French lady on reception who was very helpful. Room was immaculate with fantastic views. Breakfast was delicious and very relaxed. Location if the hotel for cycling routes was spot on. Overall a fantastic break away.

Review 53:The location, flexibility of the staff. The room size and condition were all excellent. the spar was very useful for the rainy times. location for exciting walks with superb views.

Review 54:There was a function on the previous night which the hotel had clearly catered for at breakfast we were left to our own devices with no one explaining whether we help ourselves or order and 2 of us were seated on a table of 8. The wifi did not work in our room.

Review 55:The rooms are very spacious and the beds were very comfortable, they are quite tired though and could do with updating. The reception staff were helpful but that was where it ended for us.

Review 56:The bar area was really nice, leading out to outside terrace, we wanted to have a drink but the bar was not manned.(twice we had to wait for someone to serve, the first time we had to ask the receptionist, the second time we gave up) There should be someone on the bar or the very least a sign to say ask reception staff. Breakfast was average, the plates were very hot (so much that it was impossible to pick one up, might be an idea to put napkins by the plates)

Review 60:Reception very helpful, but no champaign in the room as requested but still tried to be charged for it. It seemed as though there was a shortage of staff although the ones there worked hard but tables around the hotel lacked being cleared, coffee cups and the like. The evening meal on the first night in the main restaurant was disappointing and expensive for what you got. The second night we ate in the Dolly Blue bar and food the food fine and certainly worth the money.

Review 62:Cleanliness of the spa bath pump and air fan in bathroom and stains on the sofa in the room. Also used toilets by reception and they was not clean either and this was at breakfast time. Unfortunately the chef can't cook a chicken curry it smelt like cats piss and looked like soup.

Review 69:The family room was spacious and comfortable with lots of character. I liked reading about the history of the building prior to it being converted into a hotel.

Review 70:Spa windows disgustingly dirty, had ants on my Lounger. Carpets are in a terrible state around the hotel, full of stains. Hard to use the jacquzzi when the same group of women spent 1.5 hours in it. The spa staff need to take more notice of whats going on, ie children running and jumping into the pool. First night in the dolly blue bar - we had the next tables drinks put on our bill. Third night in the dolly blue bar, we paid cash for our meal, went to the hotel bar and then decided on having a desert, my husband went back into the dolly blue bar to order my desert and a staff member put our full meal on the bill!! Clearly do not know what they are doing. Breakfast service very slow.

Review 72:Breakfast was a bit strange, we wasn't exactly sure with the help yourself system, the cereals were in small boxes but apparently no place to put the empties, the toast wasn't toasted and poached egg was cooked too much. The bedroom had continuous noise from traffic that went passed on the main A road.

Review 80:We had a double aspect room overlooking the river. The view & feeling of tranquility was excellent. We even had a spa bath which was unexpected. The pool & leisure facilities were of a high standard & all the staff were helpful & friendly. On the negative side the hall decor is tired & bedrooms a little outdated BUT hotels are expensive to refurb & id rather have the beautiful view & friendly staff over a boutique room. I'd happily stay again.

Review 85:The hotel is in need of a refurbishment, the room was nothing like the photos on your website, the bathroom was very nice and you could see that it had recently been updated. The more relaxed restaurant at he lower level was ok but rather than having local radio plying with all the adverts maybe just good background music would be sufficient. The staff were very friendly but lacked good basic training and were left to their own devices too much, at one point during dinner were had been waiting quite some time an other later table were served first. While staff were standing and using there mobile phones in clear view of all the customers, very unprofessional The food was of a good standard and very tasty and the house wines wee also to a good standard. Overall the Hotel is in a good location but needs to spend some time and money bringing things up to date and getting there young but very polite waiting staff better trained, they all have good potential but just need the rough edges smoothing off.

What they explained to me was nothing to convince me ; normally the family room has only 2 beds and you needed special request. The picture on the booking.com is something which we are not awared of. I am very disappointed to this hotel. They should have at least apologies and stop an extravagant advertisement

Review 102:The springs in the mattress on the bed in our room sounded like they were on their last legs, the slightest movement was met with an annoying rumbling noise (even louder than the river outside). We did point this out to reception but were told there was nothing they could do about it, so we had to suffer in silence for the rest of our stay.
