This magnificent detached Victorian villa occupies an elevated position on the edge of Moffat. Rosebery House boasts far reaching views over the town and the rolling Moffat Hills, along with free Wi-Fi and free private parking.

Review 1:The room was cold when we arrived, at about 3.30p.m. (central heating only came on at 4.00p.m.) Due to a faulty window catch caused by a previous guest, some of the bedding was damp as rain had ingressed the room. (This problem was put right by the proprietor whilst we were out having a meal but the beds were still cold when we got into them later that night!) T.V. was very small and there was no residents lounge.
Review 2:Bedroom and en-suite were very clean. The fresh fruit salad served at breakfast was delicious. Nice view over the countryside from the bedroom.
Review 3:Rooms were on the 3rd floor, though we had help with the bags, we had to walk up and down the narrow stairs many times.
Review 4:The room was newly done and very comfortable with lovely new bathroom. Breakfast was delicious and made to order in the same room as we ate and we chatted with the owner, who was very friendly and helpful. Walking distance to town. Quiet.
Review 5:Nothing wrong at all - good in all respects. The short break gave us a great deal of pleasure and enjoyment, and thanks to Jan and Andy for a wonderful stay.
Review 6:The friendliness and welcome from the owners, the comfortable bed and warm room, excellent breakfast, and not least of all the views across surrounding countryside. This was our first proper stay in the area and (thanks to some good weather) it could hardly have been better.
Review 7:On leaving I was informed that I would have to go to a cash machine as card payment was not accepted. because I was due to be met by colleagues I had no time to have any breakfast. there was no apology for this ridiculous situation

Review 9:We were disappointed that we had two flights of stairs to climb and were not aware of this until we arrived. The TV was very high on the wall and only one chair to sit to view it.
Review 10:Booking.com stated check-in time to be between 5.00 and 9.00pm. When you get there, a sign tells you that check-in time is at 5.00pm and there is a phone number to ring at other times! Stale smell of breakfast on landing. Dirty tissue on floor of room. Plastic undersheet on bed.No hand soap in bathroom. Room generally not very clean and and a bit tired. Breakfast is served in a kitchen with a large table and though it is good that fresh milk is available for your tea, the fridge it was kept in was not clean and had rather old-looking food in it. This B&B is vastly overpriced and I would suggest the owner finds out what that price would get you elsewhere.
Review 11:View and size of room. Son of the landlady was very helpful and polite and showed me on his smartphone, where I could get my car repaired. The landlady also made some suggestions and phoned another hotel to get information.
Review 12:Long spiral staircase , no visible fire escape procedure, felt vulnerable.broken window which buzzed in the wind.

Review 21:Everything - The very friendly & informative owner and the relaxed home from home feel about the accommodation. Everything was spotlessly clean and the brekky was scrummie. It's in a great location with fantastic views and the towns shops/restaurants etc just a short walk. We will be returning!

Review 26:Very friendly welcome from Jan the owner. Room was very clean and comfortable and the breakfast was excellent. Plenty of secure parking and motorcycles are welcome. You will not be dissapointed if you choose to stay here.
Review 27:It was good that the owner provided bottles of water and tea cups etc but there were only 2 of everything in the family room, and 3 of us staying. It was good that some toiletries were provided but there was bubble bath and no shower gel, when there was a shower and no bath!

Review 30:We felt the mattress springs were a bit hard; maybe a thick mattress protector would help. But it didn't stop us sleeping well.
Review 31:The house was easy to find, the room was spacious and clean with lovely views and very quiet. The breakfast was excellent but the best aspect of the house is the welcome we received from Jan. Friendly, hospitable and keen to help in any way she could.

Review 88:Stayed in the twin room, very spacious with lovely big en-suite shower room. Great views of the surrounding countryside as rooms are 3 storeys up. Have also stayed in family room which is of equal standard. Very clean and comfortable throughout. Free Wi-Fi in rooms. In quiet location just 10 mins walk into town. Excellent breakfast, just leave a note of what you want the night before. Jan is a lovely host and very knowledgeable about local area. Would definitely recommend staying here.

Review 92:This was better than the four hotels i stayed in early on in the week and i stayed in four star hotels and not one matched this place. Staff are very very welcoming. Very good for value. Landlord very helpfull on where to go on trips etc. You see what you get. The other hotels which are 4 stars i stayed in never met the pictures that are on booking.com or laterooms this one did. Also the breakfast was fresh food and good size maybe be too big.
