Review 1:Not recommendable to book Dinner, Bed and Breakfast. Book B&B and then order from the restaurant menu - you then pay 20% less for exactly the same food. Not recommendable to go on weekends when there is a function on as the music can be heard almost everywhere in the hotel.

Review 2:Hot water missing in the morning but see review as otherwise 10 out of 10 as usual. If hotel had called room etc to advise would have been better rather than waiting for me to check out to say did I have problem with water - ie they knew there was a problem. No discount offered or discount off next stay - ie this one and have used a number of times and will still use as I like the hotel..

Review 3:Everything apart from the issue with Hot water. Will still stay here again and still recommend as I realise it can happen to anyone but issue is they didn't contact guests and I don't like to complain so I simply had boiled kettle in sink....:(

Review 4:Not a bad experience as such but, it wood have been nice to have two seats in the executive room as it was necessary to sit up later in bar area for seating comfort.

Review 8:not signposted very well at all. I booked for my mum and dad and recieved a phone call stating the room was dusty and facilities in the room were dirty. Very disappointed.

Review 10:Dreadful location & very hard to find (we were lucky, we followed a friend's car as he knew where it was) Walls of rooms were paper thin, there was a function on when we stayed on a Saturday night, very noisy outside in the corridor & I was woken up at 3.00 am by screaming girls in the room next door. Bathroom was not as clean as it could have been, I was going to have a bath but was put off by two pubic hairs in the bath ! Was also several (head) hairs on the bathroom floor. Bedroom carpet very grubby & stained thankfully I had slippers with me. It was quite a mild night but radiator in bedroom was full on so I turned it down to zero, did the same with the bathroom rad, but it didn't go off, consequently the bathroom was like a sauna so I kept the door open while in there. Thankfully I will never have to stay there again and would definitely not recommend ! It is a shame because all the staff were very nice & very helpful.

Review 11:All the staff were very helpful, friendly & professional. Evening meal, not bad for the price (but always room for improvement as steak was pretty tough) Good brand of tea & coffee in bedroom but kettle looks as if it hasn't been descaled - ever !

Review 18:The comfort of the beds. Ended up taking the duvet out of the sheet to lay on, just so we could sleep without lumps and bumps making it uncomfortable.

Review 19:Food and staff were impeccable, very impressed. However the overall comfort of the rooms, especially the bed, was unsatisfactory. Stayed for two nights and didn't have the best sleep. However I feel with new mattresses the whole score of the hotel would be 10.

Review 20:Couldn't find the room as it was on the other side of a hugeconference room that was in darkness with signs on the doors saying noentry. Instructions from reception were not clear. I should have beentaken to the room. Smoking area was only outside main door which was amission from my room and there were no smoking bins so all butts on thefloor which even for a smoker is unsightly.

Review 22:President's Suite bedroom was very comfortable with good décor. The evening meal was excellent (we had the restaurant to ourselves on Dec 27th!) The room's location was very quiet.

Review 23:The only thing that bothered me was the fact that the spa bath in our room didn't work, but everything else was so good it was a short lived disappointment.

Review 25:Small negative was that the room was small and double bed a little bit small too. Would have been better to have a slightly smaller bathroom, less wardrobe space and more general room space. We were in standard room 39.

Review 26:Bathroom was huge, modern and good quality shower. Breakfast was delicious. Service was excellent.

Review 27:The room we had a few problems, the chair was completely broken as was the toilet seat, also the shower handset was loose on the wall, sometimes not all of the amount of towels was correct.

Review 29:Bed was too small and the springs stuck through right where my hip was so nights were uncomfortable & largely sleepless. There was no hairdryer in the room but I was able to borrow one.

Review 35:Although the staff were nice people , they were mostly overworked and woefully undertrained. I was told the restaurant was closed for the night trying to prebook a table then when checking in asked if I would like a table. Having booked a table the waitress although a lovely girl didn't have a clue when it came to restaurant service , I didn't blame her as she was friendly but they really do need to invest in staff training . The food was very nice so one plus point. The reception was unmanned 70% of the time, apparently he was off dealing with problems in the rooms so you had to wait until this was sorted until they returned. Again he was a nice enough lad just overworked . My trip was last minute and I was lucky to get this room but I now understand why it was one of the few rooms left in town.

Review 36:The Jacuzzi bath didn't work and when I phoned down to Reception the gentleman on the desk was unable to make it work either. Also the iron in the room didn't work.

Review 37:We were disappointed with the meal we had.My turkey was dry.the potatoes not crispy and the sprouts were very hard. We also found the room extremely hot,unpleasantly so until we had turned the heating off .

Review 41:The staff were excellent and attentive; nothing was too much trouble. The beds were comfortable and the breakfast excellent, cooked perfectly and satisfyingly varied. Nice bar, good restaurant. We managed to park close to the hotel and there are overspill car parking spaces. The hotel is in a lovely building and spacious. Kierran at reception was quick to sort out some minor problems with our room and also moved us to a room with a bath once we mentioned we would have preferred this. For the price, it is great value for money. Lovely bath with overhead shower and hand shower ideal for washing hair or rinsing down after a bath. Good quality tea, coffee and biscuits in the room. Some of the televisions, which had a good selection of channels, also have DVD slots (ours did!). A lot to like about Oakwood House Hotel and we will stay again next year.

Review 42:The basin tap in the shower room was stiff and when it give way water went everywhere but it did loosen up during my stay

Review 46:Lots of meetings and functions meant we had to creep around the place to get to our room. The carpet and towels weren't the cleanest. The guest next door was snoring so loud, so the rooms aren't soundproofed.

Review 71:Two problems - there was an unfortunate smell which appeared to be emanating from the bathroom area which was reported on our first morning there. No action appeared to have been taken on our second night and receptionist on leaving was unaware of the problem. Very difficult to find, even with sat. nav. when the area was not well known to us.

Review 73:Very poor signage. It was a dark rainy night. Lots of building work around. Sign for hotel was almost same as neighbouring school. Got lost. Although double room only one chair and one bedside cupboard. Very poor lighting for putting on make up. Dinner was spoilt for us all by overcooked frisby-like yorkshire puddings.

Review 74:Friendly staff. The building was lovely and warm and spacious. Good signs inside so we could find our evening party. Bar and waiting staff very helpful. The evening meal was very tasty. Very clean room with a very comfortable bed. Breakfast in the billiard room was brilliant.

Review 79:Souless, cold bar area. Would have spent more time here as its actually a nice space but was freezing, with unpleasant music and disinterested staff. Didn't bother asking for a change of heating or music to be fair as already decided we would just eat and then go back to room. Hotel is on a strange kind of municipal/industrial estate - didn't bother us at all but could be disappointing to some. Room walls thin but our neighbours went to sleep at a reasonable time so no problem.

Review 80:Reception staff very friendly. Room was nice, we were in 37 which was at far end of building so very quiet from passing noise. Great central heating. Loved the modern, funky shower. Room exceeded expectations given how reasonably priced it was. Nice to have a good quality all you can eat breakfast too! Couldn't have asked for more for a 1 night stay.

Review 81:The bed was hard and the springs are attempting to break through the matress which makes for an uncomfortable and unsettling nights sleep. The building was mainly aimed towards conferencing and weddings with the addition of accommodation.

Review 82:Oakwood house is a beautiful building. The accommodation is modern and well presented. The staff are pleasent and helpful, providing assistance when required The breakfast buffet was plentiful with good quality ingredients On the whole an enjoyable overnight stay.

Review 83:The attitude of the guy on Reception. I told him on checking out that the shower wasn't working. He just said, "thanks for letting us know" - without even looking up. Awful customer service from him but other staff are good. Tainted my view of the hotel and I will not book there again because of the gamble as to whether the shower will work or not.

Review 87:The bed although being large (2 large singles pushed together) is was extremely hard and uncomfortable. The mattress had no soft layer on top so you could feel the springs and lumps underneath. I had to put the spare blanket under bottom sheet to get any rest at all . As there was only the one blanket my husband had to endure the discomfort.

Review 92:The hotel is set within an industrial feeling area and does not give the impression of a hotel when you arrive. The whole place felt more like a council building. We had to walk past a lot of board/conference rooms to get to our room which were being hired out for various functions like speed awareness training and so made us feel like we weren't staying at a hotel. This also meant that we had quite a walk from the breakfast room and entrance to our room which was hard work as i am disabled. We were told that there was a restaurant but the restaurant area was closed for renovation work when we looked for it and there were no details of menus in the room so we decided to eat elsewhere. A sign in the cafe area said that the hotel was listening to past recommendations and now provided a turn down service but this never happened during our stay! We were given various passwords for the wifi but didn't need any of them as the wifi was not secure, signal was poor so didn't use it.

Review 93:Our bed was very comfortable and the shower was good with plenty of hot water (although it was tricky to use). We only had toast and cereal for breakfast but this was very nice. There was plenty of parking too.

Review 101:There were a couple of problems which were bought to the attention of the staff during our stay, such as a defective radiator valve which could not be turned down. On the Sunday the room was not cleaned to the same level as the other days. The breakfast on Monday was in another room where there was no staff in attendance. The signing to the hotel could be better.

Review 106:I found the staff to be rude. The room we had was rather small. There was a wedding going on so we had to sneak pass through the breakfast room. We couldn't go to the bar because the wedding took over. I'm glad we took the last minute decision to change from standard double to excecutive double. God only knows what the standard looks like. However we will return for a chance to see what the suite is like :)

Review 122:I rang the hotel several days before and explained I was disabled butnot a wheelchair user but I did want either a ground floor room or neara lift. I booked a twin room as was travelling with a collegue.The leastwalking the better and no stairs.I Was told I would be given a twin roomnext to a lift.On arrival it was not very welcoming and I was made topay before seeing the accommodation. I was directed to the lift .Onalighting from the lift I had to walk through two or three corridorsbefore finding the allocated room 33.I opened the door and was facedwith a double bed????I Knew that I could not manage my luggage thisdistance and I did book a twin room. There was a ground floor room whichwas a twin but you had to walk up a flight of stairs to get to it???? Idecided to ask for a refund and look for other accommodation. This wasaccepted by the receptionist and had to then have all the upheavel offinding accommodation for the night.I Did notice that the ground floorroom did have a disabled lift at the side of the stairs but was onlyusable by a member of staff. I realized that in this instance shouldthere be a problem or everytime I wanted to leave the room I would haveto call a member of staff and in an emergency I would have beentrapped.The hotel clearly did not look at the booking form andcompletely ignored my telephone requests.I Am not a happy bunny and thetime spent sorting this out ruined my day and I could not keep myappointment for that afternoon.

Review 123:my room was next to the fire doors in the corridor .... Bang bang bang a lot as people went through .... A little disappointed as the hotel looked half empty.... So there must have been better rooms available.

Review 131:I was asked to pay on arrival. Why, when the booking was guaranteed with my credit card? Embarrassing to have the room rate announced in front of my friend, for whom the trip was part of a birthday present. The corridors were full of litter when we arrived, and still like that the next day. The function rooms, which had glass doors, were left as they had last been used - empty cans on window sills, litter, etc. Bar staff were very casual and inattentive - much more interested in their own chatting than serving anyone.
