Review 1:My room was very hot and I needed to find the fan and have this on all night as I couldnt open a window or turn the radiator down.

Review 5:I would highly recommend this hotel. The room I stayed in was away from the main hotel. I had booked a single room but was given a double room at no extra cost. It was spotlessly clean and very comfortable.The staff were very friendly and helpful. The breakfasts were delicious and hot. I would definitely stay there again.
Review 6:Loved the building - lots of character. Staff very helpful and friendly and room a good size. It was a twin on the ground floor which had disabled facilities (which we didn't need) and the bathroom was quite big, possibly to take a wheelchair. We only had evening meals during our stay, but they were excellent - good chef. Just one thing - could do with somewhere to put shampoo in the shower!
Review 7:When I took a shower after I arrived I saw three (3) cockroaches come out of the drain. I informed the staff and was told that it was just inspected! We don't know if anyone came on to address the issue.

Review 9:The bed was tired, the mattress thin, and the bed linen poor quality. Water pressure in the bath taps was good, but the shower hadn't been told... ...it was pathetic and the temperature was unstable, possibly dangerous, as I had to jump out of the potentially scalding flow a couple of times. Also, breakfast as an extra makes it a pricey B&B compared to others in the area.

Review 13:Breakfast was not very organised, I would have been very disappointed if I had chosen continental style with the limited choice of fruit and pastries. Cooked breakfast was very nice, but service less efficient than expected. For example, Milk not brought to the table for tea/coffee, no sauces available, juice jugs not refilled. However there only seemed to be 2 staff covering the waiting on tables and checking people in & out so this may well have been the reason

Review 15:Given a room outside the main hotel. The entrance to the bedroom had been left open with a light on, so there were loads of moths and bugs (my wife has a phobia of moths). No fridge, no aircon. Very small room. Noise next door. Expensive breakfast.

Review 42:The relatively small hotel is located on a road that is now effectively closed to traffic. It used to be the main road out of Ipswich to the west. It's now the quietest hotel in Ipswich.

Review 63:Friendly staff. Property built in 1756 and retained much of the charm expected with this. I would happily forego many of the 'benefits' of hermetically sealed modern boxes for this.
Review 64:We stayed for 4 nights and on one day our room was not serviced. When we returned late in the day the beds had not been made and wet towels were still on the floor. The problem was very efficiently sorted by Emily who was on duty at the time.

Review 95:The staff didn't seem to know what they were doing, the receptionist told us paying by cash would be a problem as she had no change, she then had to get someone else to tell us where our room was as she didn't know. We then went to the bar which had nobody serving, we had to go find someone to pour drinks and then tell them how to as they didn't know how to pour a pint, service was poor.

Review 99:The only problem I had was that as it used to be a gatehouse/home there was nothing to insulate us from the sounds coming from the upstairs accommodation so having had a room located on the ground floor, the noise from the room above was very intrusive. Also, the cost of the optional breakfast was a little too expensive.

Review 113:Where to start! We had a ground floor disabled-friendly room which was a good size. However, very dull decor, no pictures or colour. The bathroom had a dreadful musty/damp smell which the staff tried to deal with but simply masked it temporarily until the air freshener wore off. The the room backed onto the toilets in the hotel reception area, and there was banging doors and noisy hand dryers until very late at night and early a.m. We did ask to be moved but we were told that the only available room was next to a door which was also noisy and above reception so we would be no better off. Hence management know about the noise issues.

Review 116:We were on holiday and the breakfast times from 7.30 to 9.00 am were too restrictive on weekdays. Our bathroom was designed for disabled guests and we found it rather spartan. There was very little storage space in our room except for a wardrobe.

Over the tap shower was useless and difficult to control the heat. Under the bed had a visably greyer tinge which could only be considered to be a pile of dust. Mattress very uncomfortable. Every small move you made affected the other person and the coils were grating. The edge of the mattress had no support at all and gave way on sitting.

Review 129:Hotel was an excellent base to explore parts of Suffolk we hadn't seen before; eg Flatford, Pin Mill, Shotley Gate, Felixstowe etc. The staff were helpful, food was excellent and hotel was clean and comfortable. It's location made it a lovely place to unwind for a few days.

We travelled with my very immobile father who despite my request for a ground floor room was put up two flights of stairs - very dangerous for him. The reception at the hotel had not been passed the request - only the booking and money details - clearly the only thing that mattered. We had what must have been the worst room in the place. Tiny double which was hot, hot, hot even though a fan was provided. No way this should be a double room and the shower room was clearly a cupboard once.
