Review 1:Not very clean, especially the kitchen! Some things were broken (chair, curtains, drawer in the shower) no electricity for lamps and cooker

Review 5:Generally poor value for money. If £20-30 less a night, the below would have been more acceptable: Pillow was heavily stained with paint/white substance Bath mat dirty Poor reception when arrived as was not able to go to my room straight away. Had to wait in living room for 10-20 minutes whilst it was confirmed that I was staying there. Breakfast was mainly just (help yourself) cerial/toast - there was one yoghurt and one banana available on one of the days. The leaflet about breakfast in the kitchen offered more than this. Host non-existant Over four nights, the room was cleaned once (bin emptied, bed tidied but no chage of towell).

I had a knee operation a month ago plus I am 61 and I could barely manage the 3 flights of steps , then I was upstairs to my room .nothing on the booking indicated this . Outside is very overgrown and paint is damaged and worn . Tap in bathroom loose , curtains didn't fit window , blinds were filthy . Very overpriced . So disappointed

Review 11:Restricted opening hours son and girlfriend unable to gain access just to change. using not fully uncooked extension lead in room is a fire risk. Got chareged for other twin bed when single occupant. Would be helpful to have an extension lead by bed. need a bath mat. No door on cupboard where's the cooked brakfast??or ingreduents to do one? key got stuck some blinds broken handles. long set of steps to front door.

Review 12:Comfortable but sparten.

Review 13:The breakfast is just some cereal and a yogurt, or a toast. Don't expect nice warm continental breakfast. The staff is amateurish and inexperienced, the hotel seems to be run by its former guests who are forced to stay until they find a replacement for themselves (so watch out).

Review 14:The WiFi is probably the best about the hotel. It's free and it works, albeit not very fast.

Review 15:Arrived with heavy cases to find a lot of steep steps. Breakfast was very limited and help yourself - there weren't enough bowls to go round. Fee was deducted from holding card as soon as the free cancellation period was over. Saw nothing of owners after being let in.

Review 19:"breakfast included in price" is totally misleading. We were shown kitchen with small fridge, half a bottle of milk, a couple of yoghurts, some cereal and told we could help ourselves. We were expecting cooked breakfast. The wording on the webpage should read "continental breakfast" then we would have known not to book as this is not what we wanted. Shower was useless, as good as a watering can.

Review 21:The strong smell of bleach mixed with cooking smells from the kitchen. The tatty state of the curtains ( the hems all falling down) Having to place the kettle on the floor to boil it because the plug didnt reach the socket.

Review 23:The bed was to short so I couldn't sleep proper and smelly. No hair drier. In the morning the eater was off, in the morning the room was bloody freezing. To warm up the room you need to use the hot shower. In the bathroom there is nothing where you can hang a towel. Speaking of towel, not enough at all. So if you plan to have shower remember to bring your own towel. Nobody came to clean the room while I was staying there.

Review 25:During my last visit to Guildford, I got to the place and was outside knocking for 30 minutes. Prior to my arrival I had followed the usual instruction of calling beforehand but no one answered the phone. At night time there was a lot of disturbance with people singing and running up and down the stairs and there was no form of control. I was highly disappointed with the whole experience as this had never been the case in the past

Review 41:For £65 / night, it really seemed like more effort could have been put in - cleaning the bathroom of dead insects for example. We didn't even bother with breakfast, as it was massively underwhelming "help yourself to cereal and toast.." Usually expect the breakfast in a B&B to be decent, and someone to cook it for you, the place felt more like someone trying to make some cash from their spare rooms than anyone interested in hosting guests.

Review 49:Bathroom shabby, shower very small and hand grips very rusty. Bathroom smelt very damp on arrival due to 2 very wet shower towels left on back of door, presumably by previous occupant. Towels old, one had a hole. No chair or place to put clothes. Bedding not ironed. Ragged curtain too short for French windows. Garden scruffy, overgrown and uncared for. It could be beautiful as it looks over the whole of Guildford. Website did not mention that breakfast is self service and continental and guests have to do their own washing up. More like a hostel than a bed and breakfast/guest house.

Review 53:No B&B sign or other sign with Angel View. House below street level and only see a strange garage with steps leading down. No reception. My friend arrived first and wasn't comfortable. Upstairs room and no help with case up the stairs, even though we're both in our 60's. Room smelt damp. Garden needed attention. No reception to greet you or ask questions. Self-service breakfast but no-one to be seen.

No clear indication that B'fast was self service. Other guests were from overseas and were bemused - especially in the absence of any staff.
