Review 1:Not really a bad experience - but was a bit of a mix up with getting the keys to our unit - so had to waste a bit of our afternoon organising that .

Review 2:It was nice having an en-suite bathroom and full 24/7 access to the kitchen . It was also good that we had Wi-Fi . The bus to town comes by very close to the unit .

Review 3:Had to wait over 25 minutes for the owner to arrive even though I had told him what time we would be arriving. Only one light out of 3 working in the bathroom making it very dark. I informed the housekeeper but bulbs were not replaced. Nowhere in the bathroom to hang dressing wear while getting washed.

Review 4:Bus to town outside the accommodation.

Review 5:Noise from the next room at 0.15, prompted me to ask them to turn it down, not off. The aggressive NO! made us lock the door of our room. Bed clothes smelt musty, floor boards creaked, pipes vibrated and at breakfast, hunt the cutlery, indeed washed cutlery and other needs was the 'highlight'. Very poor indeed as an absentee owner meant we had no place to complain directly.

Review 6:Where it was in relation to our friends house, ideal. This is why we chose it.

Review 7:Hair clumps on bathroom floor. All help yourself, no staff, owner lived somewhere else. Cheap fixtures, fittings linen, bedding etc. Very unwelcoming and sterile.

Review 9:This was just a house that was let out and NOT A BED AND BREAKFAST. There are no staff or owners based at the property. When booking it said breakfast was included but did not specify that it is a SELF SERVICE BREAKFAST. The sign said that there are yogurts, milk and orange juice in the fridge. There were cereals and bread in the bread bin so if you want toast make your own. Needless to say I skipped breakfast. The fridge was a mess with what looked like a permanent guests food. The sink was dirty as was the drainer and the kettle in my room which had a dirty black ring inside, I had to clearn it before I used it. I felt as if I was swatting in the property and felt vulnerable as I could hear other really noisy residents coming and going. I locked my door and stayed in my room. Generally the property was tired and maintenance was neglected. The towel rail in the en suit was missing and out of the three spot lights in there only one which was in the shower cubicle worked. The windows the bedroom did not close properly. Hand towel was not provided only a small bath towel that had seen better days. The heating is set on a timer and there are no controls in bedrooms so if you are cold you have to wait for the heating to come on. I asked the cleaner about this but she could not understand English. I will not be staying there again.

Review 12:Clean. Easy - you need a precise arrival time as host is off site. Safe - the host is off site so guess that depends on the other lodgers.

Review 13:I did not enjoy standing in the rain for 15 minutes waiting to be let in - I booked on my phone and did not see the fine print which I now realise advises guests to call before arriving. It's not really a B&B. It feels more like staying in a student house share, with other people's toiletries in the bathroom etc. The toilet seat is cracked - ugh! Hygiene people!!! You pay for bed and breakfast but it is not really a B&B breakfast. It's self-serve toast and cereal. Not great for gluten-free diets, but for everyone else I guess it is convenient.

Review 14:The place is very clean, free parking is available and you can come and go as you please. There is a kitchen facility if you don't want to eat out. The bedroom is a nice size and the decor is good. Really lovely cleaning staff.

Review 15:As I travelled with my brother, we booked a twin room and got a double room instead, the wifi didn't work, there were no fruits for breakfast and only one knife. After my booking I sent an email to ask what I have to pay for my dog, no reply. After my stay I could see on the receipt that it cost me 10 pounds! To me Andrew seems to be someone who is not interested in making you feel comfortable but more in just earning money in a comfortable way - pitty!

We arrived backat the house and had to wait for 10 mins before owner arrived. Room wasok but door broken on shower and very impersonal feel!

Owner/manager appears to have minimal involvement - appeared at the property to hand us key and a brief show around then disappeared. Breakfast is help yourself in the morning. Didn't really feel like a business, more like a shared accommodation house. Seems an easy way to make money without much effort! Suited to travellers.

Review 32:There was nobody we could talk to, nobody knew anything about buses to the city. Just a lady was there for some minutes who was cleaning the room... Not even there was somebody we could pay the bill for our room.. very bad service!!!!

Review 35:Although I actually ended up spending a night in a cell, from the brief time I was there it was very homely and we were made welcome straight away. I was told by my mates it was a good sleep and despite it being quite far from town was in easy walking distance even when intoxicated. And only costs a tenner in a taxi to the town centre. Overall very clean and tidy. (Portofino, not my police cell. that was horrible)

Review 36:Because, unlike other B.& Bs we have experienced their was nobody living in the house and that to us was a little strange, so initially it felt a little cold and very emplty in the house. When we came back from the wedding the house was much warmer and it was nice and warm when we woke in the morning so that was good. Just a little off putting as nobody lived there full time.

Review 40:Very good location, easy to find from the M25, nice area. I am very pleased with my stay because I arrived later than expected and it wasn't too much of a problem. The house is lovely, it was warm and very clean. Got a bigger room with a bathroom and toilets. Definitely good value for money, I highly recommend it. The bed was comfy and the bed sheet was so soft! I felt like home which was great because I needed to relax right before a huge meeting on the next day. Self served breakfast/facilities in the kitchen were good as well. Thanks again :)

Review 44:The communal areas (ie kitchen, garden, etc) are well-kept and it's easy to chill out or help yourself to facilities. The rooms were spot-on. I liked being left to my own devices - but I could have easily got in touch with the owner if I'd needed to. The location was convenient for the event I was attending.

Review 45:I would have liked to have known that the owners did not live at the property, which made communication with them difficult (Before my stay I phoned them three times and requested a call back, but never got one) and booking in a little inflexible. Also therefore no-one to converse with and get inside tips from.

Review 48:How relaxed and open the owner/manager was regarding the time I arrived and how he helped put my mind at ease with my car when it was time to leave. Very relaxed and inviting. The other guests I rarely saw and those I did were very friendly. The location was very central to where I needed to go for work, and had a bank and shops just down the road, so that was a big help since I was relying on public transportation.

Review 53:There was nobody to let me in when I arrived.Had to wait on the doorstep.The cleaning could have been better.If you`re going to have mirror top tables they need cleaning.The bedding has seen better days-one of the pillow cases had a hole worn in it it was so old and thin.The bannister up the stairs was a serious health and safety concern,it was detached and coming off and only placed on it`s posts.It wouldn't have helped/saved anybody falling!And the headrests on the 2 yellow chairs in the sitting room were filthy.Walls were paper thin so you could hear everything from the room next door,showering and everything!

Review 55:Bus stop just outside, though takes a circuitous route back to Guildford centre (20 mins). Taxi from station approx.£10. Ridiculous ornate lamp shade for repetitive hand banging. Shower needs soap dish, larger more luxuriant towel would be nice. Bed duvet needs renewing.

Review 56:Self-service breakfast is wholesome and healthy. Room and bathroom clean and spacious. Quiet suburban location with good access to an Indian restaurant, Thai/chinese takeaway, decent chippy and a service station for a sandwich or cash machine.

Decoration looks nice , but the B&B needs a thorough clean (loads of salt/soap stains, wall marks) and refreshing. Unpleasantly surprise by the lack of reception, had to call the owner to get us in. Lack of toiletries and mags in the room. Overall the owner needs to put an effort , since other hotels-b&b come at about the same price and more centrally located.

Review 118:I reserved a twin room.. In the event there was one double bed and a single bed with a dreadful mattress. I took this and let my husand take the double bed, the mattress on the single bed was very uncomfortable indeed. There were no staff in the house - you just get a key for your room and a key for the front door - not good.

The room was just about adequate except that I had to find our decorator friend and ask for onother towel also another mug. The room was reasonably clean but no carpet. before my Wife could shower I had to re-hang the door. Review 126:The guesthouse says to call them 30 minutes prior to arrival we called them an hour before and leave a voicemail. When we arrived no one was home we kept calling the number advertised on booking.com but there was no answer. After about 45 mins 3 guests staying in the house gave us the owners wife's phone number. They said we should be able to get a hold of someone. When I called she was rude and was more concerned about how we got her number then the fact we couldn't get in. It was over an hour when the owner came. He didn't apologise just said that his phone was forwarded so wasn't sure why it wasn't working. The house is not a guest house it's a house converted into 6 bedrooms more like staff accommodation. Breakfast is self serve (bread / yogurt / milk & OJ) if there is anything there. The towels in our room smelt disgusting and we only had one cup and spoon for two people. During our stay other guests turned up who also had to wait and during the week they have workers staying so on Sunday everything seems to be stocked for them .. The area is safe and close to town centre but the fact they leave the keys for every room in the kitchen drawer amongst the sugar and coffee creame is not safe at all.

Review 127:It wasn't a bed and breakfast - you were given a key to the houses and allowed to help yourself to a limited breakfast. There was no host present and nobody to complain to, and nobody to get local information from.

Review 129:The decor was tatty and although reasonably clean, it felt abit grubby e.g. mould around the shower, dirty curtains in kitchen etc. Quite basic, abit more like a hostel than a B & B.
