Review 1:Very comfortable, fairly basic but excellent value which includes full buffet breakfast. Fixtures and fitting could do with updating as they are a little run down in places. Staff can't be faulted, very friendly and helpful. Does an excellent value carvery dinner in the evening for £6.50.

Review 4:dirty shower and shower broken, disinteressted staff when explaing issue. Staff smoking inside the building, although I was told this is not the case. Strong smell of smoke in the corridor in the middle of the building ,well away from any entrance but by the staff laundry room.

Review 9:Poorly maintained bathroom. Toilet roll holder coming off wall. Shower height retainer not working (had to hand hold). Rather smelly drains too. Also inaccurate information given in advance by a staff member about availability of afternoon tea at the cafe across the road. Meeting with my daughter's family had to be moved to Haskins at the last minute as a result.
Review 10:Good quality inexpensive food. No fuss check in and check out. Everything clean. Value for money overall. We will probably be back because the hotel is convenient and cost effective for our fairly regular visits to the area.
Review 11:Finding premises. Not well sign-posted. Thought we`d arrived & couldn`t find it. It was about 500 yards further up a lane. Couldn`t contact inn having been given wrong sat nav address & phone no.

Review 16:Large bedroom and bathroom with clean comfortable bed. The breakfast was quite good.
Review 17:The staff were not as helpful as we had expected. Had to wait AGES for a pasta and mushroom dish and we were the first to sit down at 5pm. Was served alcohol free Becks without being told of this. Had to wait awhile to get served at the bar. Staff blew hot and cold, didn't look like they wanted to be there as not a genuine smile in sight!
Review 18:The setting once you got to the hotel grounds were lovely. The room was really good for the price too.
Review 19:A bit old fashioned. Dirty and mould on shower curtain. Shower didn't work properly and the towels were too small to go round your body.

Review 24:Rooms are away from the main building in an annexe. The door to the annexe is not locked at night which I found a bit disconcerting. Otherwise a nice place, comfy bed and welcoming staff.

Review 26:Room clean and comfy but dated, hotel interior needs makeover, decor very tired. Bar closed early evening!! No food after 6pm.

Review 28:Gorgeous location with immediate access to lovely walks on the South Downs. Very good value carvery weekdays - though more expensive on Sundays.
Review 29:The hotel was not as expected for this group. Room needed bathroom looking at with towel rail hanging off plus other issues. Sound proofing required as next doors bathroom close to headboard and everything could be heard. Toilets of restaurant were poor and managerial staff failed to clear tables at breakfast.

Review 35:The food was not up to standard,not much choices for a breakfast. We have stayed in the room with four post bed for two nights. There was lots of noises coming from the attic very late at night. Huge banging , scratching and running that kept us awake for both nights. It was not a great experience.

Review 45:Beds in our room very hard. Staff did not appear very happy - they did their jobs perfectly but there seemed at lack of friendliness. Worst feature is breakfast finishes at 09.00. Most hotels go to 10.00 or at least 09. 30. On holiday you relax - not rush in case you miss breakfast. Seemed it was to suit staff not guests.

Review 47:The location was brilliant. The staff were very helpful and friendly and the food more than adequate. As I was travelling on my own I found the staff very attentive. I would go again.

Review 52:From start to finish the hotel was disorganised and inefficient. They had no record of our booking an extra night. The hairdryer didn't work and wasn't fixed for the next day as they said it would be. Poor choice at breakfast. Promised to send clothes which we left behind but despite several phone calls and their promises, failed to do so. We did offer to pay the postage.

Review 58:The hygiene standards were really poor. I had the feeling that nobody checks the rooms from one customer to another. Pubes all over the bed sheets, coffee spilled on the bedside cupboard, lime scale in the shower, the toilet probably cleaned only by the customers, no fresh air in the rooms, pitch black car park in the night (without a torch you'll break your neck and you'll lay there till morning).

Review 62:No window in room 17 so it felt like a prison cell. Must have been under a store room as several times an hour a very heavy-footed person ran up and down the stairs, then sounded as if they were dropping a heavy trap door and other heavy items overhead so that the ceiling vibrated. This only ended with a final crash at 12.45am in the morning. I was too depressed to even sample their breakfast - I couldn't wait to get out!

Review 64:one small hand towel each which was totally insufficient for our needs. There was no one on duty anywhere after 10.30pm so we couldn,t ask for towels. My wife's dietary requirement was requested at time of booking (decaffeinated tea) but none was available. Went for breakfast at 8.50am and by 9.20 everything was cleared away, so couldn't get a second cup of coffee or any more toast and the cleaner came and hoovered all round the dining room while we were eating. He said he started work at 9.00am and said sorry..

Review 66:Do not expect a meal to be available on Sunday night, even if you have been driving hours. Not even a snack! or a pork pie! Room 10 a bit scruffy. Loo rool hanging on on a thread of a screw after beeing hit by the broad of beem a few times due to its stupid position ! What bright spark designed that idea Took half hour to find out how to start the TV! as the row of switches was hidden be hind the wardrobe!

Review 68:A drunk guest was hammering on the door of the room next door as well as shoutng and swearing at the occupant - this happened at about 12:30am!! I mentioned this to the hotel manager in the morning and although she apologised she did not seem unduly concerned. The food was average at the very best; the carvery is their USP, but is mediocre. There was very little alternative and although the website states "a la carte" that was not the case and the "Specials" had sold out; although the restaurant was not very busy. We had to ask for extra shower gel as only 2 sachets were in the bathroom. Toilet paper was also in short supply. We were unable to connect to the hotel's wifi.

Review 71:The inconsiderate noisy couple in the next room 9 who woke us up several times during the night, eventually went silent about 4 am but were up and out the door by 7 am and not quietly. Obviously no fault of hotel but we were just unlucky to be staying at same time!
Review 72:Lovely old character building. Tastefully decorated room with quality furniture. Perfect position of hotel next to national trust gardens and walks on the Downs. Restaurant, breakfast and carvery second to none.
Review 73:the room was cool and I could not get the radiator to work. Also I could get the hot water tap in th bath to turn on. A bit difficult to find to start with.

Review 77:A couple of small things which need addressing. In Room 7, we did not have a plug in the basin which was annoying. A hand rail on the bath wall would be a welcomed safety feature as well.
Review 78:We liked most of what the hotel offered and overall enjoyed our stay there. The staff were friendly and very helpful.
Review 79:The room had a musty smell which persisted even after opening the window. The cleaning staff didn't remove used, empty glasses and the biscuits stopped after the second day......obviously guests are not suppose to actually eat them ! My main problem is the time it took to get to Brighton. Over 1 and half hours, and that was leaving at 7.30 am. If you don't mind public transport then I'm told getting the train from Goring station is about 45 mins. Although by the time you've parked and then walked to the centre of Brighton the other end there's probably not much in it. Wifi is a bit patchy too.
Review 80:The reception and restaurant staff were very friendly and efficient. The location is beautiful, just off the main road but surrounded by trees. You feel as if you're in the countryside. The evening carvery at £6.95 is excellent value for money and not too bad. The breakfast is excellent, but I had to skip it after the first morning because of the length of time it took to get to Brighton.
Review 81:Outside the entrance to the hotel rooms cats living in old cardboard boxes, why? Do you have a rat problem? Pest control must be a better solution.

Review 89:Had to find there post code and address did not come up on any Satnev had to get direction from filling station On arrival no one on reception and had to go and find some one other clients were wanting as well On going to the room there was no tolerates and only 1/4 of a roll of paper The room bath room was poor and one tap was loos the top of the work top was loose poor and mold around the bath In the bed room poor and out dated furniture and in poor condition when opened the wardrobe door it almost fell off and going to the bar for a drink found that no one around to serve use again at to wait The next day for breakfast were told the do not service till 8,30 and we were going somewhere before 7am The last day for breakfast again do not open reception or breakfast till 8.30 and people who were leaving had no were to leave there key before this time At breakfast you were told to take a table any were in the dinning room and help your self to food and drink at no time were we asked if any thing was OK or came to the table to remove and dishes Breakfast was good On leaving there again no one to see if levering was alright just leave you Key and go In all there was no or very little contact with and member of staff and over all the condition of the place was poor It would not take a lot to put some thing right and make a good place to go and in its day as been a nice place Come on management get it shorted

Review 93:How we were greeted on arrival and when we departed was just ok, had to fine receptionist when picking up bill to go. Bathroom. Toilet holder hanging off wall toilet seat would not stay up. Shower head would not lock on rail and knob came off bath tap. Bathroom shelf dirty on arrival and not cleaned over stay.10 drill holes in bathroom walls not filled, large crack in plastic bathroom bath panel that could catch on leg. Heater in room not working and damp stains on nets water stains above bed on celling. As I have listed all points why could the cleaner not report them? No fruit at breakfast and other guests had to explain how toaster works run out of brown bread last day.

Review 95:The "hotel" had three cats running around the place and being stationed and fed right outside the entrance to the guest rooms which we were not pre warned about and the friend I was travelling with had a cat allergy so we were really frustrated on arrival. This continued when entering our room. The room looked as if it hadn't been hoovered or cleaned properly, the bedcovers were dirty, I had what looked like a tomato sauce stain on my pillow case, my sheets were ripped, the net curtains were ripped, the window was cracked and the walls had tea and coffee spill stains on them. The hair dryer which was fixed to the wall and had a pipe that resembled a Hoover, was not working which was really frustrating since I wanted to wash my hair in preparation for a job interview I attended the next morning. But it's not just about the state of the room, our main issue was that we reported these things (especially the dirty and ripped bedding) to staff in the evening and nobody came to replace them and nobody even apologised. We were told to speak to the manager in the morning. We spoke to the manager at breakfast and also asked if she had a spare hair dryer. She said she doesn't keep spare hair dryers but that she'll look into it. She then left out table and came back 5 minutes later saying she tried our hair dyer and that it was working. She had simply let herself in our room without our permission or without us even there! We then went back to the room with her to show her that the hairdryer was indeed not working as it stopped after 5 seconds. We took the opportunity to also tell her about the bedding and that nobody had apologised for it and nobody replaced it. She again did not apologise but instead started to blame the supplier of the sheets for the fact that they were ripped! We weren't offered any compensation and I am to this day waiting for an apology for the state of the room!

Review 97:The female manager was very rude and hostile. Rooms were dirty, net curtains were ripped and a used condom was located in a wardrobe. Our room was situated next to the septic tank which was stinking.

Review 101:When I arrived there was no one at reception. Tried to find someone and had to ask several people. Finally found someone but no uniform or badge. Given a key and pointed the way to room. Couldn't work the lights and went back to reception and complained about no one one had taken me to my room. Reception told me "we don't do that sort of thing here". Breakfast self service and cooked food under infra red lights. Had to do my own toast. One person on duty, not very interested. Checked out and was not thanked for my visit and was not said goodbye too.

Review 103:Room was not ready when we checked in, despite us arriving early and asking when it would be ready and waiting until the specified time. No attempt was made to placate us, just an embarrassed apology. The smell of the cesspit in the car park is enough to ruin you appetite (almost).
Review 104:I like the buffet style breakfast, plenty of choices and good taste. Beautiful old building with a nice large parking space. The room was very clean and quiet at night.

Review 116:This property needs urgent maintenance done to raise its profile. A tear in a net curtain leaving a big hole is the first thing noticed. Dressing table with drawer Knob broken. Drain plugs in bathroom chains broken. Apedal bin with no pedal and a lamp cover in the bathroom with a few months supply of insects clearly seen from below. Countless cobwebs everywhere.
Review 117:I was at the hotel more than 1 night and the bathroom was not cleaned; shower gels were not replenished. No whole grain bread for breakfast, packet cereals.

Review 123:The window blind in the bathroom was in need of replacement (it was broken, with several bits missing). Because of frosted glass behind it, it didn't really matter visibility-wise, however it just contributed to an impression of shabbiness (I guess it could have easily been replaced). One of the washbasin taps was also a bit loose (though it still worked ok), and the water coming out of the cold tap was sometimes quite warm.
Review 124:The price was very good value, and we were pleased to find that the hotel was right next to (well, actually in the middle of!) Highdown Gardens, so it was very convenient to visit them during our stay. The bed was very comfortable, and the shower was good. It was also nice to have a heated towel rail in the bathroom.
Review 125:The only issue would be breakfast finishing at 9 am? We are on holiday! Usually if you are seated before the end time you can still get things after. Luckily one of the staff did made us a pot of tea at 9.05 and we had had breakfast by then.

Review 133:The single room had the most horrendous smell from the drains in the bathroom. It was so bad, I had to keep the bathroom door closed at all times. The room was boiling hot as it only had a roof window which lets so much light in, it was hard to sleep in the morning. There was a fan in the room but it was so loud, this didn't help when trying to sleep! The bathroom was clean but the bedroom wasn't. The wall next to the bed has bugs splattered on it and other stains, it was vile. The dress cushions on the bed were stained and absolutely filthy. Linen was clean. All in all, it was cheap but I would rather have paid double and had somewhere clean and smell free any day. Do not recommend.
Review 134:Location was near a business meeting I had so ideal for that. The carvery on the Sunday was very nice and good value for money.
