Review 1:The room was very warm (too warm to sleep) even in January with no radiator on. Also the shower was only capable of producing very hot or very cold water.
Review 2:Location is very good. On the seafront and only a short walk from the town centre. Breakfast also good.
Review 3:water ran cold (maybe too many of us at once?). Walls could use a new coat of paint, as it makes it look a little deary. However, the rest makes up for that.

Review 10:My wife has walking difficulties and there was no free parking at the hotel. The duty staff stated that we arrived late and the limited spaces were taken. I had to pay for aticket to park in the street and the closest i could park was three streets away. Bathrom lighting lamps out, bedside lighting not plugged in . Wifi in public areas a joke and the staff were not interested in us at all. With hind sight we would not have stayed and have learned from this booking through a hotel website. We will remain using hotels that we know . This. "Hotel" was an expensive bad bed with no breakfast at the price paid.
Review 11:Shower went cold couple of times. Needs sorting. I arrived late back at the hotel. The door was shut but no night porter was at the desk to let me in. The door bell didn't work. Luckily there was people in the lounge who contacted the porter who then let me in. Extracter fan in the bathroom was Noisey

Review 15:We booked a downstairs room as husband disabled and we were put on 3rd floor as they dont have ground floor...the phone in rm didnt work only access to ground floor was lift and in case of fire we had no phone to ring reception or use of lift....The toilet didnt flush the water in bath took for ages..the heat in room was so hot that we had too have windows open in middle of a gale so no sleep and the breakfast was processed and cheap food...Not as shown as in pictures very run down .. needs a complete refurb bath panel hanging off rust and damp in rooms not worth the money and not a 3 star.

Review 17:Rooms shabby, outdated, not very clean. Room small and bed very small double. Shower did not work. No hairdryer, Step in bathroom that was quite dangerous. Very noisy toilet. Breakfast ok but not worth the money.

Review 21:The location and a relaxed atmosphere was just what my husband needed following a recent stay in hospital. The room was airy, comfortable and clean, with a stunning view. It was ideally situated for my husband, who has limited mobility. The cooked breakfast was really tasty.

Review 32:Parking was ok but filled fast so being out all day into early evening I had to park on the rd which meant a bit of driving around looking for a space .

What happened to the Table D'Hote menu mentioned on the hotel website? Same menu every night! Breakfast ok, but minimal, particularly if you are unable to have each item on the menu for a full English Breakfast. No provision for sandwiches if required. Not happy about being charged for 4 breakfasts, for one of our party, who was unable to join us on holiday due to work commitments.

Review 38:in the advertising it stated that there would be a lift available to all rooms but we were put outside the main building and had to go up 2 flights of stairs. that was not stated at time of book. both me and my husband have difficulty with our legs so a bit disappointed straight away.
Review 39:No wifi in my room. No telly in communal area. (Broken telly then removed.) Very hot in room for October. Duvet on bed made sleeping very hot, no layers to take off. Traffic noise kept me awake in the morning. Would defo ask for a room that isn't a sea view so away from traffic noise next time.
Review 40:Room was adequate quite reasonable. Had fairly nice chairs to sit in. Bed was comfy and clean. I liked the fact that there was a bedroom next to the main room for my son to sleep in.

Review 43:My room (11) had a single bed (as expected). The mattress was extremely poor with the bed springs clearly felt as soon as I got into bed. This caused me to have a very uncomfortable night. In the morning I investigated the mattress further to discover that at the head and foot of the bed the bed springs could not be felt, so this problem is clearly caused by wear and tear. I wish to have an appropriate monetary recompense. I reported this problem to the receptionist the following morning.

Review 50:Very unclean we stayed for four nights each day we complained an were moved to better rooms but each room had issues. Broken toilet , dirty shower head , loo brush with fettle matter , bath with public/shaved hairs in it. Halls too narrow to get a push chair down them. If their was a fire it is unlikely to make it out the building

Review 53:The room was really small, with a tiny bathroom which was really uncomfortable as there was barely enough space in it. The room had no ac facilities so the room was a like a sweat pit. The tv wasnt located in front of the bed but in the side..which mad eit hard to watch. Channels weren't tuned so this had to be done.
Review 54:Bathroom required upgrading/refurbishing (floor tiles had been replaced but did not match the ones already there). Wedding function on the Saturday night which we had not been told. Music and guests quite loud. Also the wedding party took over the hotel so had to spend the evening in our room.

Review 56:Good breakfast eventually!!! 3 out of 4 breakfasts arrived incorrectly! Showers absolutely intolerable, either ice cold or scolding hot!!! We spoke to manager several times concerning this without any difference! Eventually told that the they didn't advertise showers!!

Review 62:Dinner in the restaurant took a long time to arrive and didn't arrive as ordered. The breakfast was slightly overpriced and the kitchen wasn't open at all the next day due to a waitress walking out. Free Wifi didn't work in the bedroom and was also poor downstairs in the communal area.
Review 63:The room was gorgeous with lovely sea views, very comfortable and a nice size. The front desk staff were lovely and helpful. The beach was just across the road and the town was an easy walking distance.
Review 64:Staff were practically invisible and when we did locate she was brusque and told us she was busy. Asked for extra tea bags, coffee and milk as only one tea bag/coffee milk per person. Told management policy was we would have to pay an extra 5 pence per item. Unbelievable meanness!! Expensive for room which was also in need of a spruce up. Never again!

Review 66:When I first got to the room I noticed the carpet didn't look like it had been hoovered and the bathroom floor had hairs all over it. (as if soomeone had a hair cut) . We asked staff to sort it and they were polite and said immediately they would. When we came back most of the hair had beeen swept up but there was still some behind the door. Also the room was too hot and I had to leave the window open. The chair looked dirty. The bathroom had a leaking cistern and under the sink the diy work looked really shabby. There was graffiti in the lift. All in all I think it was overpriced for what it was.

WLAN was for free but only in groundfloor available but we did not mind. Loved the stay - would come again.

Review 75:Wow what an absolutely awful dump of a place, I was shocked at the stateof our room, damp stains all over the walls, wallpaper peeling off,filthy and I mean filthy windows which totally spoiled the view I had toopen the windows to actually see it clearly, there was no balcony asstated. No bath towels just small sized ones, but best of all myboyfriend and I had to have a bath on a roasting hot Sundaymorning!!!!!! When we tried to use the shower hose and add cold water itwas impossible as it turned it freezing no matter how much you tried toadjust it and to then have the handy man of the hotel tell us we werewrong.....there ya go enough said - it was pointless arguing as they arestuck in their ways, in all honesty you should be able to just have ahassle free shower not stand there messing about turning taps verygently trying to get the water temp correct instead of being eitherburnt or freezing its not a lot to ask for is it! And when I mentionedthis to the manager the response I got was - we do not advertise thatthe room have showers - wow ok, one room cost £114 for one night lol andyou cant have a shower! So what kind of timewrap do they live in, theyear is 2015. Our room door opened outwards not inwards, it was likestepping into a cupboard, but best of all was the massive and I meanmassive gap at the bottom of the door, my boyfriend was able to lookinto our room so we ended up stuffing the massive gap with 2 towels. Thelamp shades lol I won't say what it looked like had happened but thestains were just disgusting how on earth can the owners think the filthis acceptable to any customer? Would we stay here again.....NOT In amillion years. Waking up at 8am with the worse back pain because the bedwas so uncomfortable.

Sometimes when a hotel tell you there is a sea view you may have to hang out the window to actually see it. The kingsway had the best view of any hotel I've stayed in. It was breathtaking.

They were able to offer lunch deals from 4,95 BP but would charge for breakfast 8,50 BP. I think that this is unscrupulous taking advantage of the hotel guests! I do not wonder anymore why everybody is going abroad to have a summer holiday and the British seasides resorts are all deserted.
Review 107:I liked the nice view in front of the sea. One could just pass the street and was on the beach. We swam in the water and it was nice.
Review 108:Housekeeping was non existent. The bed wasn't made but just pulled up. We had left a towel on the floor which wasn't replaced, or picked up. The floor wasn't even hovered. No glasses in the room, no fan, tea tray wasn't tidied by housekeeping. We asked for a fan. And could have asked for a towel, glasses, tea bags! But it's a hotel I'd hope I wouldn't have to ask for the basics! Breakfast was terrible.

The beds were awful, the double bed had sprigs that sagged I would send this to the dump not to a second hand store it had long since had its day! The single bed was barely OK. To me the whole facility could use a complete rehab and large infusion of money! It COULD be a beautiful place.

Lovely beach walk, good scenery and ocean breeze. In town really good reasonable restaurants only a block away. Well kept town, people friendly and helpful. Felt safe here.

Review 125:Room was run down, smelt fusty, bath was dirty and had other people's hair on the side of the bath, carpet was smelly, there was a gloopy type substance all over the bedside table. I had dinner in the restaurant. They recommended the burger and it tasted worse than one you'd get from the kebab van. I couldn't stomach the thought of a cooked breakfast so had cereal and toast which was fine. Staff were friendly enough although I did have to chase twice to get my invoice.

Review 127:i had one tea bag and one coffee sachet given for a 2 night stay. The window on the 2 nd floor either had to be closed or it flung so wide open that I had to hang out of the window to retrieve it. The room was clearly a long narrow strip cut off of another room it was so hot I felt ill the mixer tap for the shower produced scalding water or ice no in between and to top it off the door handle was secured with one very loose screw which meant that I kept getting stuck in the room

We had no pressure in our bathtub shower and it was absolutely impossible to mix hot and cold water - so it was either or... Talking to reception we got a friendly smile back and the comment, yes, we heard that before... All in all we are not impressed and will not stay there ever again
