Review 1:No heating in bathroom which was quite small. A little dangerous getting out of the bath because of it's height. A big step to the floor. Also quite noisy as it overlooked the bus garage with buses coming in up to 11;00 pm and starting up after 05;00.

Review 3:Facilities were slightly dated, nothing wrong with them but just looked a bit tired. Ps, wifi wouldn't work in our room, told to go to lobby area to use it... It didn't work there either.

Review 7:The room was far too hot (even though the radiators were off) I had to open the window during the night and was kept awake by drunks who were in the square for hours. Breakfast was poor as cheap ingredients were used. I have stayed in several hotels in Brighton and this was overpriced and disappointing.

Review 11:The room was tiny and so uneven that one corner was about 30 cm higher than the other. The bed was too soft and our feet were higher than our hedas due to the room being totally askew.

Review 15:I had a refurbished room but the finish was quite poor. The room was way too hot and the windows were stuck. I finally managed to open the window but I had to prop up the secondary glazing with a tissue box to let the air in. Not impressed with the barman. He didn't understand what I meant by a "long" Campari soda and when I went back to get another I was asked if I wanted a clean glass. On returning to the bar after dinner he asked if we wanted lemonade with a port and then it was served in a sherry glass. I was disappointed with my breakfast of steamed smoked haddock with a poached egg. The egg was perfect but the fish was hard and dry.

Review 16:We did not have Wifi in our room, but I've had this problem before in elderly buildings. I was helped to find a connection in a conference room, which was fine.

Review 17:A very comfortable gracious hotel and the location is excellent. My husband and I had a large double room, and our adult daughter also had a large room to herself. In spite of Christmas parties downstairs, our rooms were quiet (until the participants came to bed !) and we slept very well. Breakfast was very good.

Review 18:temperature was too hot in room even with radiator turned off and window open all night. Think economy - save money on your bills.

Review 20:very close to town centre and the sea front. massively discounted public parking vouckers/ticket available. It was amazingly quiet considering location and the fact they had an xmas party, couldn't hear a thing.

Review 21:The bed was very uncomfortable and the floor slopped from the window back into the room. The bathroom ceiling was very low when you used the shower. The reception staff didn't even ask how was my stay when I came to check out. The breakfast I had was not good due to the white of the egg being runny and the mushrooms cooked to a shrivelled lump. I wish I booked into a Premier Inn.

Review 23:hotel and rooms were far too hot the bed was creaky and uncomfortable our room was opposite a garage which was very noisy in the early hours. The worst sleep I have ever had

Review 24:Friendly and helpful staff and great location for town and seafront. Although we had a terrible sleep, we would stay again but ask for a different room.

Review 26:Good location near the sea and the high street, parking was in an NCP but very near by and discount for 24 hour rate, food good at breakfast. Chap on reception was very helpful.

Review 27:This is probably a Listed Building but if it isn't it should be knocked down. Creaky floorboards everywhere make it really noisy. To avoid this get a room on the top floor.

Review 29:Can be noisy on the weekend as there are plenty if clubs,bars,and the fairground with lots of lovely screaming young ones! But it didn't really bother us. It rained...alot the hotel leant us umbrellas.

Review 30:Hotel situated right on the front an old hotel with character very comfortable.staff were very good. Didn't eat here so can't comment.

Review 31:Creaky, uncomfortable bed. Breakfast not great - hot food brought before cereal finished, not offered sauces with it, not offered white or brown toast (given white). The room was bizarre, it had a sloping floor! Would have been very small had I been with a partner. I paid extra to have a "refurbished" room but I doubt I got one. Only seven rooms booked when I was there so I feel I could have been put in a nicer room. Wouldn't go back there.

Review 33:It was a perfect location for us for the wedding we were attending. The room had s beautiful view out over the garden opposite and of the sea to the side. The breakfast was very nice with my favourite smoked haddock and poached egg. The staff were really helpful and pleasant.

Review 34:Mattress wasn't great but slept well anyway. They are in the process of refurbishment amd we had an older room so new mattresses might be in newer rooms.

Review 38:The newly refurbished bedroom that my friend and I occupied, 325 and 327 I think they were was lovely, but the bathroom was extremely difficult ultimate to use. The shower over the bath - difficult to climb in the bath. The toilet tucked away behind d wall at the end was virtually impossible so sit on comfortably due to the very limited space in front of the toilet. My friend and I mainly used the public toilets downstairs, except during the night.

Review 50:Needs updating inside the hotel, but still a great place to stay as quite clean.The table cloths in the breakfast room were quite dirty and were not replaced after someone had left the table, we all noticed that the waitress just threw all the crumps and remains of food into the floor, the cloth should have been removed with all the food bits in it and replaced.

Review 54:Rooms were not listed as with or without air conditioning and with no fans. it was a muggy day/night and I asked to change to a room with a/c. The milk provided with the tea made the drink taste awful.

I felt that the difference between a family owned hotel and corporate run hotel was very apparent and all members of staff appeared to enjoy their work and there was always a smilie greeting when passing in the hallways etc. I had a great experience and one of the best hotels I've stayed in.

Review 65:We stayed 1 night, the room was small and the floor had a fall of about 1 foot from front to back. It was bad enough that I nearly fell over on a number of occasions . The shower was a nightmare to work. The key for the room was the old style 1 key and a fob that was bigger than my phone. The breakfast well I've made better myself. The landing outside the room had 2 steps of different heights and it felt like we were on a boat. I won't be recommending the hotel to anyone soon. £120.00 for 1 night ripped off.

Review 69:The toilet area is so small (warning...graphic content) that you literally can not move your legs apart to wipe your undercarriage. It was insane. It genuinely needs an update...its a total deal breaker for another visit. Also no matter what we did the shower leaked all over the floor making a lake. Used all our towels to dry it after. Such a disappointment when the rest of the room was so lovely. Also...we hated a 10:30 check out...it was too early. After a late Saturday night at the wedding we were attending we could have really done with a bit of a lie in and didn't want to pay extra for it as we were already paying a premium rate for a refurbished sea view room.

Review 70:The newly refurbished room was very comfortable and felt very cozy. We had a gorgeous view out over the sea...lovely relaxed feel.

Review 71:The bathroom standard was poor. Lino lifting from floor and rather tired and dirty. Showers made a considerable racket. Bathroom generally very tired in appearance.

Review 72:I came for a friend's wedding. they made the booking. When settling the bill I was surprised to see that the Saturday night cost twice as much as the Friday night.

Review 74:Dreadfully uncomfortable bed. VERY loud noises above us from 5.30am. Fire alarm went off 7.20am but no explanation/check by staff to inform other guests it was a false alarm. When discussed situation with staff at check out --- no apology - very defensive response and actually supressed annoyance altough we were very polite. Spotlessly clean but VERy pokey bathroom. Genrally very clean but somewhat dated. Definetly barely a 3 star rating.

Review 78:We asked about the shower on the first day as in the bathroom there was a dribble from the sink taps the bath and shower. We were told that it was probably too many residents using it at the same time. However the electric shower the following morning gave up altogether and other guests staying at the hotel at the same time said the water pressure in many different rooms was just as bad. The only alternative was to take a bath which took about 1/2 an hour to run.

Review 79:Its a real shame about the shower because everything else was great clean, recently refurbished room, friendly staff comfortable room/beds and breakfast was exceptional.

Review 99:The mirror in the wardrobe was dirty. We were there two nights and it was not cleaned either days. The door to the bathroom was quite stiff and was difficult to open and close. We had a twin room and we had to push the beds apart. It would have been helpful if these had already been done.

Staff unhelpful and when asked if any animals were allowed in too which may have caused bites advised emphatically not. However this was untrue as website advised travellers with dogs to bring own beds!! Still awaiting a call from main manager to discuss as promised three days later.

Also I understand the building must be listed but the window in our room did not close completely, meaning a noticeable draft was present with curtains open and traffic noise woke us too early again due to insufficient window closure this time from a sound perspective. Some mock sash windows might be the answer to satisfy all needs.

Review 125:Location great, reception staff very helpful and approachable. Breakfast decent enough but service indifferent, and communicative understanding not too great. Upon arrival in dining area for breakfast, were told to help ourselves to the buffet whilst a table by the window was cleared. In the meantime another couple came and were shown to said table whilst we were acquiring cereal, leaving us somewhat stranded and looking rather foolish wondering where the hell we were suppose to sit! Unbelievable.

Review 132:The rooms were below par. Having stayed in the Chatsworth before I was looking forward to it. The bed was very comfy but the room felt like you were on a ship with an uneven floor. It was quite warm in there.

Review 133:I booked the Chatsworth for my Mum's birthday as a treat as I had been married there 3 years ago. The breakfast was very good excellent quality sausages and fresh ingredient on the first morning they cooked my breakfast perfectly the first morning but the second my poached egg was hard boiled.

Review 140:Dining room staff was not very friendly or attentive, even when the dining room was nearly empty. Had a room at the back of the hotel, overlooking the bus company parking... got a bit loud at times, but not bad. Room walls are very thin ... could hear housekeeping working next door and one night my neighbor was a door slammer. Overall very, very little to dislike.

Review 141:Location very close to the sea, shopping and public transport. Charm, wifi available, room was nice size with bath/shower. Bed was reasonably comfortable and hotel is generally very quiet. Renovations in progress, so obvious they pay attention to the condition of the hotel. Desk and housekeeping staff were wonderful. Has a working elevator. Good value. Have not been able to get in on previous visits during the tourist season, and I now understand why.
