Review 1:The road you have to take after 5 to get to your location is very poor with many pot holes. Likely to damage vehicles if driving to fast.

Review 8:Lots of stains on the sofa, broken mirror in the bath room. The staff which I never saw did not respond by email to my complain I had to ring and then they were not at all helpful.

Review 10:Poor communication from venue about how to check in - spent a while wandering round trying to work out where to go! Hotel had only sent instructions on email a couple of hours before we arrived.

Review 12:When we eventually found the cottage( not very well signed, or lit for guest arriving in the dark. Easy to drive passed turning, quite hard to notice. Ended up at a manor instead of the news, as the groups are so big. No reception, all info on room is sent via a email, few hours beforehand, it was a good job I had wifi, as I called the tel numbers given, there no answer! Door to cottage was left open, Surprised to say the least, when we arrived, to find someone else's food in the fridge and hearing noises, ran out of the cottage! Maybe there should be more awareness for guest stating it is a shared cottage with strangers! Felt a bit on edge as I was unaware of this. However no disturbance caused.

Review 13:Very Comfortable beds, warm and cosy, peaceful location, out in the sticks, with peacocks outside. Modern, clean, with facilities for self catering. It would make a great stay for a family sharing a cottage as a whole. Hot water and heating.

Review 19:This is one of the nicest places I've stayed for the money. Very modern, like a alpine lodge, with a comfy bed & plush kitchen / lounge area. The sofa was a little grubby, and you had to share the facilities, but the other lads were sounds. Lateish check out as well ?

Review 20:I arrived a bit late because of traffic and consequently didn't get to meet anyone the whole time I was there, which is a bit spooky! Also, on this large site better (clearer) directions are needed on the estate

Review 22:Bed was really uncomfortable, think it was actually the pillows but didn't get much sleep. Went to cook in the kitchen and found there was a single saucepan to use and no knives. Had to go into the building next door, found they had a full compliment of everything and took some back to actually be able to cook anything.

Review 32:It is a bit difficult to find the place as signs are confused and property is at back side of a tinny road. The central heater was not working properly and as alternative there was a small electric one that unfortunately could not be plugged at the bathroom as there was no switch there other than the one for the electric shavers.

Review 33:Location was built to shelter wedding guests and more like to residences than a regular hotel. It offers you a complete kitchen where you can do your own meal. Room is spacious with necessary equipment in place. Plaint of parking space among a cozy country view complete the up side of the property.

Review 34:The only downside was that our bedroom was right off of the shared lounge kitchen diner which meant our privacy was a little compromised.

Review 35:The room was very clean and the bed very comfortable. The ensuite was compact but contemporary in styling.

Review 38:Inadequate information about the location. For private car owners it is ok to get to; however for public transport more information about the bus service should have been provided on the advert, in particular I found that although the internet was showing that there was a bus stop near Northbrook Park entrance road, in reality the side of the road going towards Guildford did not have a bus stop at all. This increased the risk that bus no 65 might not notice or stop to pick up a passenger coming out of that road. Also there were no pavements so waiting for a bus was difficult from any other point in the road. At night also the country road from the black gates would have been too dark to find our way into their car park as there were no other sign posts to guide us.

Review 39:Beautiful interior finishes, good kitchen and bathrooms, self-catering facilities are excellent. Could have had excellent views if the windows were designed to face the country side lands rather than the car park.

Review 40:I thought it would have had on site facilities like a bar etc The general sign posting for the rooms is very poor, couldn't find reception, then the entrance for cars was locked in the evening

Review 41:Wasnt made aware that I could have been sharing with others. There was enough pots pans etc to actually cook something properly had you wnated to. There wasnt evn a sharp knife to use. There was also a wedding on and although the cottage we were in was classed as quiet, the area around us was noisy.

Review 43:The battery stopped working on one of the door keypads at midnight, when we returned to the accommodation- and it could not be repaired. Luckily we got in through the window!

Review 46:Wedding guests in the 3 cottages next to ours very loud until 02.00. I had to go out and ask them to shut up.( needless to say didn't get much sleep). We didn't realise that all the bedding was feather based. Wife has allergies. Not stayed anywhere where we've had that before but would have brought our own if we had known.( I loved the bedding myself). We didn't arrive until about 20.00 and was a bit confused as to where we were supposed to go. We did try phoning for clarification but could only get an answer phone. Eventually found where we needed to be, and one of the other guests gave us the run down on how it all worked. Once in, all was great apart from the lack of sleep. I would go again and recommend to others as long as there are no big functions going at the same time.

Review 48:There were no key code details for the room when we arrived. We therefore didn't grasp that others would be coming, as THEIR envelopes weren't there either and we upset them by leaving stuff in the kitchen - which made for unpleasantness which could so easily have been avoided. There was no bottle opener and the communal kitchen was v tired.

Review 49:Some staff were miserable. We lost some of our baggage and we recovered the shirts. But when we enquiries about the rest of the stuff, the management staff were not interested in listening our enquiry. Cleaning staff were so good because they are the ones who found our shirts and took them to the office.

Review 51:The preparation of the cottage was not to the standard expected. We were hoping to cook a full English in The morning but our kitchen utensils consisted of a slice and four saucepan lids! I had to ask other guests for pans and never found a tin opener or bottle opener. The cleaning in the bathrooms was poor, the tiled surfaces had not even been wiped.

Review 52:Fantastic setting, well away from the traffic. We were able to alter our booking and have a complete cottage between six of us. The lounge was great to relax in through the night and the family room is stunning. Overall a great concept with very pleasant and helpful staff, just what I needed after a 500 mile drive.

Review 53:Not many staff around to answer questions. One of the other guests answered our query about getting WiFi access. Also the collection of cooking implements was rudimentary.

Review 54:I was not expecting a sumptuous mini-apartment. It was a huge, and very pleasant surprise. Each bedroom was very well appointed, a pleasure to stay here.

Review 55:Where to start...... Not clearly signposted where the entrance was sowaited for 10 minutes at the back entrance - tried calling 6 times noone answered the phone. No Bath - The shower floods all over the floorand sprays in different directions. Shared accommodation which wasunderstood but the person downstairs had 3 young children who wereridiculously loud - called the mobile number given to contact if anyproblems - no answer twice - they called back and said there were noother rooms and we had to stay there but their understanding was thechildren were not staying there. The Children were still running aroundat 11pm. Kindly asked the parent to be quiet - was for half hour thenback loud again. Eventually went to bed at midnight - then was woken at3am by the neighbours running up; and down the stairs. No Iron and tv soso small hard to see from the bed No food or drink available on siteRoom let light in as only curtains for the bottom of the window none forthe high ceiling - the bathroom light was bad my partner could not seeclearly to shave I’ve stayed in better places for half the price (£130)Complained in the morning - Staff were unhelpful and condescending withno resolution not even a good will discount even when explained only4hrs sleep and had to work that day.The venue is predominantly for wedding guests and other large parties. In my opinion they shouldn’t be advertising for private guests as most B&Bs offer the same or better service and accommodation for a fraction of the price, Given the expense and the lack of concern or attentiveness of the staff to you needs if you were thinking of staying here other than as part of a group my advice would be: DO NOT STAY HERE!!! Lucky that the bed was comfortable and there was free Wifi as that’s the only reason that they have any rating at all!

Review 59:Inferior mobile phone reception / wifi connection. 3 bedrooms share one kitchen / living room which you may therefore need to share with strangers (didn't happen in our case as we had 2 rooms and other room was vacant). Our main concern was something that could be easily rectified by management, which is potentially poor bedroom security as bedroom door codes were too simple and easy to guess by a stranger in adjacent room. Plus we noted from a note to the previous tenant that was left on the table that the door code given to the previous tenant was the same as given to us (and may be given to next tenant?) - that is an obvious security problem that should be easily addressed by management.

Review 60:Attractive setting. Convenient location close to main road. Rooms well presented, clean, tidy and comfortable.

Review 61:Not being allowed to park outside our cottage on arrival! Random 4 by 4 vechicle that wasn't using our cottage parked directly outside our cottage not leaving any space to walk in and out our cottage!

Very out of it also didnt realise that Commune kitchen and living space meant it was to be shared with strangers. Thought this meant that the whole cottage could be occupied by one family if necessary.

Review 64:No basic breakfast (cereals); no milk for tea and coffee, no bottled water. Also while booking this place we haven't been informed of house share.

Review 65:Area was OK, accommodation nice, but we expected to see basic breakfast and milk for tea coffee to be within the price.

Review 67:Beautiful setting. Spacious,clean cottage. We had the whole place to ourselves which was great. There were 3 rooms in the cottage and we were pleased that the other 2 rooms were unoccupied. Not sure if our stay would have been as enjoyable with a full cottage because the walls are thin.

Review 68:Be aware this is self catering (although found nice pub a couple of miles away)No means of eating on site. When you book a room it is in shared house with shared lounge ans kitchen.

Review 72:Thin walls, could hear everything our neighbours said! Literally nothing in the rooms amenities wise that we're used to with hotels. There was soap by the sink and some towels but that was it. For over £100 a night it would have been nice to have some little extras. A coffee machine, or some bottled water at least!

Review 74:Email regarding procedure for check-in was received late on day of arrival. After a certain time in the evening, staff cell contact number not answered. A message was left the following day, no response was received. Tea towel was stained and dirty. Oven gloves filthy with old food. the living room area aside the kitchen, had a corner sofa which was dirty and stained over most of his surface. Stair carpet was badly stained and generally dirty.

Review 75:All the facilities you could possibly need. Rooms comfortable. The location is beautiful and the setting very tranquil. The overall decor was very smart and well appointed.

Review 76:Staff made us move to another room due to a booking. We checked, there wasn't one :-( I looked in the office window, 6 staff there 3 looked at me, so knocked and pointed to the locked door. No one came so knocked again, then got a frosty reception, obviously they didn't like customer disturbing there peace and quiet.

Review 80:Even though it's only 2 miles from Farnham centre you couldn't walk it so taxi's were expensive.

Review 81:I came down to Farnham with my daughter as she had a uni interview at UCA. We enjoyed our stay, the bed was like sleeping on a marshmallow, plus we had two very lovely visitors in the shape of Peacocks sat on our balcony. The staff were helpful, the room was spotless. My daughter has been offered a place and I think I will be back again with the rest of my family when we visit.

Review 82:Problems with the bookings manager, I had to question his abrupt manner with me, he was quite rude.The dishwasher was full of dirty pots, the sofa was disgusting, badly stained, I wouldn't sit on it. The skirtings were dirty. There was a function in the evening, the noise when all the equipment etc was being removed was awful and it went on until after midnight. The guest staying in the room above me was walking about a lot through the night and floorboards creaked and made a terrible noise. I left a small furry toy in my bed, total error, when I called today to ask them to retrieve it, there was no trace and I know that's where I left it. I will never stay at the is venue again.

Review 84:WiFi was not working. The location is remote, so even mobile signal was quite weak. There is no key for the front door of the cottage, it just locks from the inside - just make sure you don't leave any belongings outside your bedroom! When we went back late after dinner the gate was locked, so it took us a while to figure out how to get to the cottage. If we did not happen to meet a member of staff from their restaurant, which is separate, we would have been locked out for the night. Because of the reservation having been made via booking.com, we were not advised that there is no reception or staff to check you in. We were two colleagues sharing, so we would have preferred two separate rooms, rather than two bedrooms within the same cottage (even though they were ensuite).

Review 85:Modern cottages with all mods & cons, heated floors.

Review 86:Well appointed private en suite room in a shared cottage. Nice Kitchen and lounge. Not a Hotel as expected but a real pleasure to stay. Staff and location were great. I bought some bits fro breakfast which was fine and ate at a local pub. You do need a car.

It may have been stated somewhere in the as, but I was surprised. I still had my own locable room but I felt uncomfortable. Also the wifi would not work and there was also no phone signal. Finally on the first day I wanted to ask the company some questions. I phoned the number and I emailed them but got no reply back. On the second day I got thru to someone but it was frustrating

Review 97:The wifi was non existent. The staff answer to everything was.. Oh the lady isn't back till The morning? Which was no use to me what so ever and ruined my work day. There was ANTS in the shower and in the bedroom and her response was "never had that before" implying I was lying.

Review 98:The cottage was only booked with us staying so room to move around freely. Even tho the door should be "open" at all times I take no risks with my fiancé and daughter so it was locked.

Review 100:The grounds that the mews are set in is fabulous. There is a sense of seclusion but this is helped by the luxurious mews. Value for money was excellent. Beds comfortable and facilities top notch.

Review 101:Could do with a slightly better facility for working in the evening in your bedroom. In my case, a very low desk and a stool wasn't particularly conducive to effective working

Review 103:The cottages are three bedrooms and you share the facilities with other guests. This was somewhat of a surprise and making drinks downstairs in the kitchen was odd when a couple were floating about semi naked tipsy and clearly getting intimate with each other on the sofa!

Review 104:Request a ground floor room, this is attached to the lounge/diner and will be more comfortable. Also request a cottage without any other guests.

Review 105:Shocking service, deserted at night. Paper thin walls. This place attracts contractors who are rowdy and you have to share a chalet and put up with the noise and drunkeness. Staff leave site at 6pm and leave you to it.
