Review 1:The bathroom was rather cold!

Review 2:Wonderful grand hotel in fabulous location, great architecture, loved the period features, incredible staircase and brilliant breakfast. Some parts of the hotel (lift especially) looked in need of renovation, however our room was 5 star, spacious, completely modernised with large bathroom and very comfortable bed. Highly recommended.

Review 3:Very cold room when we arrived and phone not working. Supplementary electric heater needed all the time and phone not fixed. Booked twin but found a rather short superking bed in room (which was OK fortuitously but would have been better at the now standard 2m length). No apology from staff for obvious inadequacies. Very poor value for money.

Review 7:The heating in the bathroom cannot be turned off meaning it heats up the bedroom, was much too hot - the shower didn't regulate properly which meant that the water was also much too hot and we were unable to shower. On checking out there was nobody there so we couldn't let them know about the problem.

Review 10:The staff where very friendly and very polite. The hotel was nice and right near the sea which was nice.

Review 11:Cold water in the shower! We had to boil water in a kettle to take a bath. We put a complaint and were moved to another room...that had dirty bed sheets! We asked the staff to give us new ones and they answered they weren't sure they had some. We had to change the sheets ourselves, as nobody felt even slightly embarrassed by the situation.

Review 15:Good sized, clean room with perfectly adequate facilities for a comfortable and short stay. Reception staff efficient, friendly and helpful. Hotel fabulously located for sea views & a walk on the front - and 5 mins from town shops, banks etc.

Review 16:The soap dispensers in the room were very poor....the one in the bath was empty or not working and the one next to hand basin ended up pouring all over the floor.

Review 17:Lovely position, lovely comfortable rooms and decor. Nice bar and restaurant - which we didn't know was there so a nice surprise. Breakfast good...if a bit expensive.

Review 32:We have had the odd problem but not the end of the world. This time someone had left the radiators on full blast,contractors I think ?? so the room was like a sauna, had to get the duty manager up to the room twice before we managed to convey that we needed a pair of mole-grips to turn off the radiator, got their in the end.

Review 33:We have stayed at this Hotel on a number of occasions. The Hotel itself is slowly being updated to a quite high standard, even though contractors doing the work have need to be better supervised quality work wise. we had a great room very nicely decorated with a brand new en-suite.

Review 34:The room was directly over the events room and they had a wedding on and the music was so load that the bed was vibrating, this continued until 12 midnight. The following morning we went down to book breakfast at 8.00 am only to be told that we couldn't have breakfast until 9.00 am as the restaurant was full because of the wedding party? Totally disgusted with this as we were as much a paying guest as the wedding party. Once we got into breakfast we then has to wait over 5 minutes for fresh eggs and bacon as there was not left in the banmarie. Very bad planning.

Review 37:Great location, very close to beach. Hotel was nice and room was clean and well decorated. Although we brought our own dog's bed and bowls with us, it was a nice touch that the hotel provided these as well.

Review 40:Breakfast was very poor,especially for £10.95. The cooked breakfast buffet had no eggs when I arrived (about 9) and had to wait along with quite a few other people until they arrived.Sausages were hard as the couple next to me also commented on

Review 44:The hotel was being refurbished and although there was signs no one mentioned this to me before booking or at check in. The bed, although dress spectacular, didn't have a duvet. Just a wool blanket like something off of ww2.

Review 54:Looks very grand from the outside but once inside it is disappointing and in need of much refurbishment- which appears to be ongoing outside. The family bedroom was spacious and clean ( dated) with good bathroom.

Review 55:Location was perfect, I have stayed in quite a lot of places but this was the cleanest, really lovely place to stay, the rooms are being updated, our one was an older one so fixtures was little tired, but still nice and comfortabale, will be going back.

Review 57:Booked a double and twin room. Arrived late and the double was upgraded to a deluxe double. Both rooms were recently refurbished, tastefully decorated and very clean, with plentiful supply of toiletries, tea, coffee, biscuits & kettle. Car park was full but on street parking outside was easy. Quiet location near to Eurotunnel and sea.

Review 58:Beds weren't the most comfortable but were very clean as were the towels.

Review 59:Location was 5 minute walk to the sea. And 8 minute walk to the town. Our bedroom overlooked a beautiful green area.

Review 60:We have used the Burlington over that last few years as a stop over on the outward and return journeys to France. We love it as it is friendly, clean, location is great, pets are well catered for and great outdoor space for walking the dogs. The redecoration is amazing. We will definitely be back.

Review 65:I have been at the Burlington on several precious occasions and while I can see there has been improvements in the decor i still think they could enhance the whole feel of the hotel if they were to upgrase the lounge/bar area by changing the fireplace to a more authenic looking one for the ageof the building and also change the soft furnishing to something more comfortable..

Review 66:Really liked our bedroom(room5) which seems to have been recently refurbished, elegant and stylish and with everything needed. Furthermore being ground floor and near everything, perfect for my husband who has limited mobility.

Review 67:Not the fault of the Burlington, but there was noise that carried from the bar or a disco at the Grand Hotel two evenings but it stopped at 11.. Other than that incredibly quiet location.

Review 73:Some rooms very dated. Went with my 84 year old mum who uses a wheelchair. The access to the hotel, the lift, the entrance to her room (very dated) and the bathroom were all difficult. Having contacted them ahead of booking it was dissapoonting that it wasn't easy to get mum around.

Review 76:I had a newly refurbished room which was extremely comfortable and even luxurious with a modern bathroom including a sturdy handle to enable easy access into the shower from a low-standing bath. I frequently visit Folkestone as my very elderly mother has a house on Sandgate Road so this hotel is perfectly located just off the Leas

Review 77:We wanted to have a meal at the bar but had to wait 45 min because the chef and kitchen staff were too busy in the restaurant. In addition we were told that our meals would not been brought together (we were a group of 6).

Review 79:Slightly misleading website. My understanding is that the hotel is right on the cliff front - its actually just behind a building that looks exactly the same. Still only a minute walk from the Leas, but not sure there is anywhere in the building that would give unrestricted sea view - and the sea view is an option when booking.

Review 81:Lady at Reception was very friendly and helpful. Our room (family room) was very large and had obviously been a very elegant room in its heyday.

Review 82:Layout of room with the 4 twin beds - difficult to maneuver with two bed ends so close. My twin bed was rock hard... floors were uneven - but it was an old building. Breakfast buffet was expensive.

Review 84:We were travelling with dogs and this is the first time ever that a hotel did something for the pet fee they charge. The dogs had a bed ready and waiting for them as well as a dinner mat & water bowl. Loved the special touch. Location is great. Easy access to the tunnel, amazing sea views for a stroll on the beach and good selection of restaurants within walking distance.

Review 85:Our evening meal in the dark , dingy basement restaurant was appalling. They ran out of bread rolls , didn't have the wine we requested , the starters were revolting and the fish and veg ( for which we waited over half an hour ) virtually inedible. We complained and were credited for one starter and were charged for 2 glasses of wine instead of bottle but meal still cost £44 A disgrace!

Review 87:One of the twin beds felt very unsafe. Loose legs but they couldn't be tightened. Floor boards creaked. In need of refurbishment. Would have been quite grand in the 1930s. Limited car parking on site.

Review 89:Parking was full when we arrived, but we were lucky and found a place nearby on the road. Suggestion: reserve one place close to the entrance that guests can use for a short time, < 10 minutes, just to unload or load the car.

Review 95:We were near the reception so a little noisy. The hotel looks like its being renovated which it needs as its a bit dated and well worn in some places. Bit pricey considering we breakfast was extra. There isn't anywhere that close to eat apart from a neighbouring hotel.

Review 133:If you're looking for a cheap overnight stay but somewhere with a bit more class and character then this hotel does the trick. Staff were fine, the place was hosting a loud wedding but we could not hear that from our room, the bedroom and bathroom were clean and tidy, the beds were comfy and the room itself, while nothing special, was pleasing to the eye.

Review 134:Breakfast on the first day was excellent and seemed overstaffed. The next day not much choice of breakfast and a shortage of staff. But overall a nice hotel and we enjoyed our stay.

Review 136:Couldn't get my booked room the reception send me before to a dirty room and then try to give me a smaller room that the one I payed for without offer. Any rerefund and all of that keep me and my pregnant wife for more than two hours waiting at the desk. We will never come back
