Review 1:Very noisy - Christmas party in that evening so restaurant not available for dinner and was not advised in advance. Facilities a little old and worn.

Review 2:Great location; opposite sea, easy walk to browse antique shops in town. Staff very friendly and easy to find - close for early morning crossing on euro tunnel.

Review 3:The scruffy uncared for bedroom was not fit for purpose. The damagetoilet unsecured to the floor, dirty loose seat and unattached flushchain. Bed was old with soiled pillows and cases, stained cushions pluswonky head board. The draw front came totally away in my hand whilsttrying to open the chest of draws. Bloody disgraceful at £60 a night.Time to get out!30 Minutes booking alternative accommodation the besttime spent in this hotel room sadly.

Review 5:squeaky bed, you could hear the people walking in the room above, windows not very tight (one of the holes was actually covered / filled in with a paper towel.

Review 19:Had a terrible meal on arrival to hotel, greasy/wet bread bun to burger meal and over cooked re-heated cold chips,lack of interest from staff in morning at breakfast, not sure if they even realised they even had guests in the hotel to be honest, just kept walking past without even noticing you was waiting???? cooked breakfast was ok,sink in room blocked,loose sink tap,plastic bath was nearly giving way under your feet as base was cracking as you had shower, lights by bed not working,Luke warm shower, bathroom radiator leaking rusty water,towels were dirty with what I hope was rusty water (brown marks) from radiator, room was falling apart, could not lock balcony doors, or even close them properly, table on balcony nearly hit partner in face when she put her cup of tea down on it in morning due to loose un-fixed wooden slat on table top!! mattress was really bad, wardrobe to big for room!!! this hotel could be so so so much better!

Review 21:No food available when I came in late evening. The place is a little tired in terms of decor.

Review 23:The breakfast was dreadful, soggy scrambled eggs on cheap unbuttered bread. No marmite, no frills, also there was no salmon, as advertised. Evening food expensive, tapas portions small and a bit of a rip off. Dead flowers on display in the bar/reception and dead plants all around the outside, bizaar lack of attention! The bed was hard, the curtains offered no blackout and the shower head didn't work.

Review 36:Room was cramped. Didn't realise we had a connecting room as a family room with two external doors. Single glazing so could hear traffic and rattling windows with draft, so had to put a paper wedge to stop. Bed was very, very small double and not that comfortable. Breakfast was limited for continental, no fruit or choice of breads.

Review 45:This hotel tries very hard but something is missing? It's a drive from Folkestone and slightly convoluted route to the channel tunnel terminal. The carpet in our room was dirty and the views at the back aren't good. The addition of a proper coffee machine for breakfast would be much better than the stewed beverage we were served.

Review 49:Room 17 is tired and neglected. The mattress is in poor condition, andthe curtains are too thin. The bedding looks as if has seen better days.There is no chair in the room and few surfaces to put belongings on.I had to move the bed to be able to open the wardrobe door. The clothes-hangers are too small and made of flimsy plastic like a child's hangers. My jacket fell off them. The bathroom has peeling paint and broken tiles. The frosted glass window that runs the length of the bath is barely frosted. I could see the buidlings opposite quite clearly. Can their occupants see in? There is mould on the glass. The towels I had were worn, frayed and stained. Attention seems to have been paid to the lounge bar area in the entrance lobby of the hotel. But I feel the room I was in has not been looked at closely for a long time. My advice is that the owner and/or manager actually spends some time in the room. Act like a guest, think like a guest and see all the room's shortcomings. Lie in the bed feel the scratchy piece of metal that sticks out of the edge of the mattress. I discovered it in the middle of the night. It woke me up when I accidentally scratched myself on it. And get the staff to dust above the light fittings and on top of the wardrobe. A very poor room. A poor night's sleep. And no-one asked me how my stay was the next morning. Poor quality. Poor hospitality. I will not be returning.

Review 50:high steps to front of property. no ramp for lugging suitcase and pet . Small room at the back of the hotel . Pet friendly hotel but the beach was a 'no dog zone at all'. needed to walk away to find a beach where dogs allowed.

Review 52:brilliant for our over night stop before catching the ferry we felt our holiday had already started, sea view and a good breakfast before going for the ferry refreshed.

Review 53:The room was awful. Small, comfortless and shabby. The bathroom was like something the Victorians would have been embarrassed with. The staff "forgot" to do our room - at that of our friends on a different floor - after our first night's stay. All for £100 per night.

Review 59:Room faced esplanade which had constant traffic and the noise whistled through the badly fitting single-glazed window along with the wind.A very poor night's sleep. A very strange selection of meats, cheese and fruit in the continental breakfast.

Review 62:The bed/duvet were on the small side for a double and the shower had to be hand held as there was no wall stand to click it into which was rather awkward. We could find little information in the room to explain about the wifi etc.

Review 63:The staff were incredibly friendly, helpful and accommodating of our needs to fit luggage drop off and late check-in around a wedding attendance. The breakfast and views from the hotel restaurant were wonderful and the room was very quiet and spacious. The price of the room was very reasonable.

Review 64:Only problem was who ever had our room before us had taken key home. No one noticed. So by time we checked in a lot later. It was busy. Poor girl on desk was serving at bar. Waiting on diners & then trying to sort our key out. Couldn't fault her. But we had to wait over an hour for owner to come with key ( 9pm) we were shattered.

Review 66:Shocked how much this hotel has suffered from neglect in just one year. We enjoyed our previous stay but whilst the bar area these days is clean and welcoming, the rooms, showers and beds are aged, tired and worn, with a smell of damp and drains in the shower/bathroom. Not a pleasant stay this time, and will not be staying, or recommending again. My apologies to the friendly staff - please forward my comments to current owners and advise them to spend a few quid to avoid demolition.

Review 68:Dietary needs were not catered for, despite sending a message and discussing this on arrival. There was no soya milk for breakfast. Bathroom towels were grey rather than white and one towel had brown stains on it. the bathroom decor was very shabby.

Review 70:Mattress very old, soft, not able to have a good sleep at all. Next change ASAP; Bed sheets not sure they were clean... Chandlers with lots of dust; Window dirty; Breakfast cutlery and plate dirty when arrived to table; Overall cleanliness not up to standards! I will not came back.

Review 72:Airless room with views over grotty back street, windows painted over so wouldn't open - no aircon. Breakfast poor, stale orange juice and just one slice of bacon and half tomato. Only 3 parking spaces in back street. Bed had strange and uncomfortable feather overlay to mattress. Flat pillows and crumpled old polycotton bedlinen.

Review 73:Nice views from terrace - limited menu, but main course (fish and chips) well cooked.

Review 74:Room was clean but could do with some tlc. Tap on sink was useable but very loose. No toilet roll holder, toilet could have been cleaned better and have a new toilet seat which fits the toilet properly

Review 75:Very friendly staff, always smiling. Pet friendly, but unfortunately the beach was out of bounds when we visited - if you want a good run for your dog, try the Royal Military Canal which starts about ten minutes walk away. Good choice of cooked dishes at breakfast but would have liked some fresh fruit or grapefruit segments.

Review 76:We were very disappointed with our room which was very cramped and in need of redecoration. Light bulbs needed replacing, mattresses need upgrading and the window didn't close properly and rattled in the wind all night. Worst of all however was that the shower didn't work which we only discovered in the morning when we needed it. My husband mentioned it on checking out but was not offered any form of compensation. A working shower is a fundamental requirement in any hotel. Luckily we only stayed there one night en route to France.

Review 77:Shower and bath didn't work and we were not told until we queried it at breakfast by which time it was too late to do anything about it as we had to get to the Eurotunnel. I have emailed them to give them chance to offer an explanation but have they have not even had the courtesy to respond.

Review 78:Rooms are starting to look quite tired. New toilet brushes would be an idea! The whole place needs a bit of a tidy-up and sensitive modernisation, perhaps keeping the lovely old style.

Review 79:Had breakfast outside in the sunshine - again! (Fourth time now.) Staff friendly. Food good and just the right amount. Easy to get to Channel Tunnel or Dover ferries from here. Right by the seafront, the sound of lapping waves lulled us to sleep.

Review 86:The bed sheet was screwed up and not ironed!Did wonder if it was clean or not, but getting in bed at midnight didn't check. Badly stained bedroom carpet. Bath towel had what looked like dried mastic on it...discovered this once the towel was around me after getting out of the shower

Review 87:We were told that breakfast was served from 8am. When we asked if it could be offered any earlier as we needed to catch the Eurotunnel we were told no. We had 3 young children with us and we would have expected a small concession re the time or perhaps the offer of a cereal breakfast. Also the towels and bath mats in the bathrooms were very old and stained and there were several lifted/cracked tiles.

Review 88:The location of the hotel is excellent with great sea views. The evening meal was very good quality for all of the family.

Review 89:Been regular visitors annually for past few years but were disappointed with service. Stuck in traffic en route we called the hotel, to be reassured by a staff member that we could order dinner in the restaurant as long as it was by 9pm. Drove fast and were delighted to arrive at 8.45pm only to be told the kitchen was all shut down and only baguettes and tapas were available. Very disappointing. Building needs some tlc and various things in room didn't work-bedside lamp broken, plug sockets not working, shower sounded like a generator. Very disappointing and will find somewhere else to stay next time.

Review 101:The beds were not the best.ours was very uncomfortable.one of my kidd bed was hanging onto a brick which fell off one of the nightd.Apart from that its a lovely place and would definately stay again

Review 102:nothing I didn't like balconys need a bit of tlc but doesn't affect the stay here there are a lot of places on seafronts that need a lick of paint etc it didn't put me off and would stay here again

Review 104:Didn't receive a proper welcome by stuff; no flush in the toilet; bad and quite dirty linen; strange garbage under the bed; homeless spleeping next door; general poor cleaness; bad smell everywhere. No hair dryer. I would definetely discourage the choice for this accomodation.

Review 105:The address we received was for the back of the property which was awful,, and the entrance was the fire escape of a rickety bridge, we couldn't get into the hotel as the door had blown shut, fortunately someone came out so we were able to get in! In our room the wind blew through the window frame, which we had to block with towels. The curtains were more like net curtains and didn't block out the early morning sunshine. The Fire escape was two floors down, just glad we didn't have to use it!

Review 106:The modern clean stairwell and bar. The sofa in the bar, we got a sea view which was nice. The sausage for breakfast was very good quality.

Review 111:Broken and grubby bathroom tiles. Broken and stained shower fitting .Stained and marked walls. Rather worn bed linen although it was clean.

Review 112:Room was very tired ! And really needed a bit of tlc . It was likenobody cared much ! Sadly it wouldn't have taken too much effort tobring it up to scratch if anybody could be bothered.

Review 123:Could not lock my room from the outside. Luckily a family member was in the adjoining room so I could go out through her door leaving our bags secure. After a very long wait, dinner was not what I ordered. Then I was brought back the same meal with cold vegetables thrown on top. After another 45 minutes the replacement meal was inedible. No apology, was told the chef was having a bad night. I was given a refund and went to bed hungry. Mattress was very lumpy. Had to sleep on top of quilt for padding. Grubby cushions on bed. Apart from the ocean views, I would not recommend this hotel
