Review 1:Bed and mattress has seen better days,bathroom sink was so small you couldn't fill the kettle. It was OK for what we paid.

Review 11:The hotel itself was horrible looking and the smell inside reminded me to a ghost house. As I walked on the corridor to my room the floor was making noise under my feet. The windows in the room were very hard to open so I could not refresh the air inside. Bathroom made with wooden floor again making noise, no shower tube, bath was dirty, no way to sit in it. Constant noise from under the bath. Furnitures were super old. Felt like in a ghost castle. I could not wait to leave the place.

Review 13:Lack of on-site parking facilities was a problem. The hotel building was impressive from the outside but the interior let it down - in need of refurbishment and modernisation. Had a slightly faded charm to it I guess.

Review 14:All the staff were friendly and helpful. The breakfast was all cooked to order and very tasty. Bed was large and comfortable.

Review 15:We had to have twin beds because of the availability and price but my husband's bed creaked when he kept turning. Did mention it on the survey form.

Review 17:Something in the locked up room next to us was really really noisy all night. When we arrived we were sent to a room that hadn't been cleaned at all, someone's jeans on the floor, bed in a heap, blood in the bathroom... We got our room changed and then it was very noisy. It's a real shame because we have stayed here before and not really had any problems.

Review 25:The place was clean but like something from a 1930's B movie. There is no sound-proofing so you could here other televisions, people clog dancing on the floor abovr and doors slamming all night. The cooked breakfast was sparse to say the least! We were told there was parking but not true, buy a council permit and park on the street. This is not really a a hotel it is a boarding house pretending to be a hotel. How on earth it got 2 AA stars is beyond me. I have been booking rooms with you for years and this has been, by far, the most disappointing.

Review 27:The mattresses on the beds were in need of replacing. Lampshade was very worn around the top rim. Unable to turn the radiator off at night.

Review 46:I'd suggest adding bedside plugs for laptops etc as the only available ones were too far away. The bathroom was on the small side and as others have mentioned the rooms are very stuffy. I had the window open the whole time. The breakfast room being in the basement was a shame given the fab views available.

Review 47:The room was huge compared to others I've stayed in and had a fantastic view over the Leas and English Channel. Within easy reach of the town center, restaurants, cafes, station and (with a bit of a steep descent) harbour.

Review 49:The hotel is in an excellent location overlooking the Leas Cliff and a stones throw from the Leas Cliff Hall. All of the staff we met were very friendly and helpful. An excellent breakfast was included.

Review 50:the room was far too hot, the top of the tap was falling off. the parking is a problem if you arrive late like we did. The lift was not working properly, which they know about but had not bothered to fix!

Review 51:Fire alarm went off in the night waking us up, we had a complimentary 2 hour check out, after informing reception and the cleaner of this, the cleaner still just came walking into our room 2 hours before we were due to check out. Very unfortunate.

Review 54:the tv was hanging off the wall no drinking facilities, ceiling hanging down, mastic filler all around the coving, shower not working properly and cold, security on the room door not working so anyone could get in the room, a very bad place to stay I would never recommend this hotel to anyone, no good for disabled people as stairs and a lift where you cannot get anything in.

Review 56:working lifts but I think you would struggle with a pushchair/wheelchair, using a walking frame could be problematic if needing a carer in lift too. the hotel just needs a décor update as a tiny bit tired, but all facilities worked

Review 59:The location of this hotel is wonderful, right facing the sea of Folkestone. The sea was magnificently beautiful. It's not far from the heritage coast as well.

Cannot fault this hotel for what it provides, how it provides and where it provides the services it does. We always try to use this hotel for pre or apres France trips.

Review 63:Found a used cotton bud on the floor and the shower was very slow, got a parking fine after parking outside for 5 mins as no parking nearby and my partner is pregnant and did not want to walk 100's of yards to get to the hotel

Review 69:The room was advertised at 56% reduction. It was a shabby, drab, stuffy attic room which I think must have been used as satff accommodation in the past. Blankets on bed had seen better days. It was not a room we wanted to spend time in. We were out for most of the afternoon and evening and returned only to sleep. Very disappointing.

Would like a plug next to one of the mirrors to straighten my hair properly, the water could go just a little hotter as it only went so warm understandably because the hotel is so cheap but would like a little hotter bath, could do with some little things of uht milk as the whiteners didn't do the job too well. But for the price it was worth it.

Review 85:Unbelievably poor standard in facilities. Out of the 3 nights spent plus a baby endured 2 nights without heating in the room although we complained several times to reception on different occasions to different staff members. Staff did not change our bedsheet which was heavily soiled all over but left it on bed and covered with blanket we return to the room late to discover staff refused to change bed sheet and had to request new one late into the night. Staff did not bother so we had to put new sheet on bed ourselves. Towels which were visible used and dirty were not replaced by staff and left in the room. Lifts was small and probably an old fashioned 14th century lift and needs modern lift replacement. Bathroom was as dirty and uncomfortable as you can imagine.

Review 93:The hotel is very tatty, dark and run down. The bedroom was in need of a complete makeover, as was the en suite shower room. I let the shower run for a long time and tried all settings but it did not heat up. I reported this when I checked out and they apologised and said the repair man would look at it, but I was not offered any money back.

Review 94:The hotel is in a lovely position on the seafront, and my room had a sea view and a shared balcony overlooking the beach.

Review 97:Hard to find a parking space. Our room was clearly mouldy in the hallway and bedroom and had an odd smell. Plumbing in bathroom was mouldy too. Plaster work fell off the wall. The shower was OK but broken (entire bathroom was wet). The breakfast was OK but the restaurant itself had a sad vibe. And no wifi is not of this time.

Review 102:The location, we went to see a show at The Leas....30 Second walkup the road.

Review 103:We booked the double room online , we are a gay couple but when we checked in the receptionist continually asked us over and over if the double room was what we wanted . He seemed to have a problem . The room had at some point been partitioned into two rooms and the soundproofing was appalling . We could hear every word the guest in the next room was saying ( he had a very long and loud telephone conversation late at night ) . In the morning we didn't need to switch on the television , we could hear BBC Breakfast load and clear through the wall .We could hear every footstep that the guest in the room above us made on the creaking floorboards . The standard of interior decoration in the room was really dreadful , paint peeling from the ceiling , grubby carpet , red bedspread with terracotta/orange walls and pink bath, pink toilet and a white washbasin with large holes in the tiles where it had obviously been replaced . The room looked as if it hadn't been decorated in ten years . But it had a beautiful view from the window to the sea . The bed was very noisy and creaked with every movement. It could be easily improved with a couple of tins of paint with a more neutral colour scheme ,

Review 104:The hotel looks over The Leas and the English Channel , so the rooms with a sea view are worth paying extra for at the front of the hotel . The waitresses at breakfast were friendly , helpful and efficient , the English breakfast arrived very quickly . This is a good location if you are wanting to walk along The Leas and be close to the sea , there are gardens and a footpath to beach nearby , it's a pleasant area with restaurants nearby .

Review 105:No car park is the only down issue here. there is only a 3 hour parking in front of the hotel. We did find a car park about 100 yards away for £3, and it was secured at night. would of liked disabled parking closer.

The flooring was coming up in the bathroom and just lacked a nice Finnish to the flooring and the overall look of the room. We had room 331, we paid £65, £30 morethan advertised outside, but only worth about £20. Booked breakfast butdidn't try because God knows what they would have served.

Review 131:The hotel is very, very dated and on the scruffy side. We do understand that it would take thousands & thousands of pounds to bring the hotel up to date as it is a large property. The breakfast team were all very friendly but the fried breakfast left a bit to be desired; what are the sausages made of?? I had the scrambled egg on toast and it was good. All staff were friendly.

Review 133:The bed was really uncomfortable. The decor dated and the condition of the hotel was overall very poor... pretty dirty in our room. found an old cake wrapper under the dressing table.. Really needs attention.

Review 134:The staff in the breakfast room were very polite and efficient. the reception staff were also polite. The breakfast was ok but why no mushrooms on an english breakfast? Tomatoes barely saw a grill or a pan but after asking for bacon to be well done on second day it was..

Review 137:I had a discussion about this, but the whole hotel is run down, out of date and it could be beautiful.....but they are trying and as money becomes available they are doing it up room by room, I would stay there again, because rarely do you find such helpfulness and politeness, but I would ask for one of the upgraded rooms.

Review 140:Building is very tired, and very disappointing. Not somewhere I would want to spend several nights (unless on a very tight budget) but perfectly fine for an overnight stop to get an early ferry crossing.
