Review 1:The Sunday roast was the only slightly disappointing part of the stay. However, the mushroom omelette was superb.

Review 3:Extremely surly, unsmiling, unfriendly staff serving breakfast. Very poor level of English, people were trying to converse and joke but she didn't have a clue. If you're forced to employ staff with poor English at least teach them the basic phrases, eg 'May I take your plate?' rather than a blunt 'Finish?' Also, in a large, virtually empty restaurant I don't know why I had to be seated right next to a serving station with staff coming and going and standing staring at me two feet away - hardly relaxing.

Review 4:Good location (a little way from the main town but plenty of taxis around and most people could walk it), good parking, friendly welcome, very nice room, nice lounges and overall atmosphere, breakfast food was fine.

Review 6:Very well run hotel - the attention to detail was a surprise - a very pleasant one. Owner was welcoming. Great big bed and warm room which was very quiet. Breakfast was wonderful had a perfectly cooked poached egg and crispy bacon and the ginger marmalade for my toast was a great touch too. We will return on next visit to Eastbourne - its perfect for visits to the theatres which are close by..

Review 19:Somewhat surly experience at reception upon checkout. Bit of a bunfight to get a space in the car park, had to park across the road. A pity because we choose this hotel, in part, because it had a seemingly large car park.

Review 21:I booked this room to stay with my Mother on her final night at the hotel after short holiday. As explained in previous review - she had an accident on her first night and spent night in A&E. The hotel were so helpful and managed to find me a room at short notice so I could stay with her the following day. Nothing was too much trouble. The room and food were excellent and that combined with friendly staff means I would not hesitate to recommend this hotel to any solo traveller. It was great in that it had a car park as well and was so close to the beach and not far from the town centre.

Review 22:Very helpful and friendly staff. Excellent room and facilities. Booked a room for my mother to stay in Eastbourne for 5 days. Unfortunately on her first day she tripped and had a visit to Eastbourne A&E. The staff at the hotel could not have been more helpful or friendly to her to help her through the rest of her stay. She organised a meeting with relatives she had not seen for a long time and the hotel put on an excellent morning coffee/lunch for her.

Review 51:I was extremely pleased with this hotel especially the Owners and the staff. This was a very difficult trip for me because my Mother was seriously ill, unfortunately she passed away. Everyone was very supportive and concerned for me and my family. An unbelievable surprise.

Review 64:Confusion on my part in booking a double room, but was only single occupancy. Was then told by the hotel when I called them that I would be put in a suite for a double room price, lovely...on arrival this wasn't the case, I wasn't informed but had to go and check this with staff who then informed me we had been put in a double room, but was told my room was "value for money"..think that was for me to decide. Felt as though I was being told off.

We stayed as we had tickets for a show at the Congress Theatre (about 50 paces from the hotel!) and we will definitely stay again if we need to do something similar or we just fancy a night away from home. Review 78:Even though the decor and furniture is in good condition, it is rather dated. I feel the input of an interior designer for the downstairs room would improve this area greatly and bring it into the present day.

Review 87:Age and style of building meant big room, separate shower and bath was a big bonus. Breakfast was good. I could open the window in my bedroom, I could adjust the heating myself. Shower worked well. Liked the tea and coffee making facilities and especially a bottle of mineral water replenished daily - an inexpensive touch that makes all the difference. Great location opposite the Devonshire Park theatre/conference complex.

Friendly and helpful staff, very nice, comfy and quiet room, speedy internet, very clean bathroom, very good breakfast -and large choice on the menu- with great and tasty local food. And all that for a more than reasonable price. I'm a very bad sleeper so I can't sleep when there's noise and usually I barely can get some rest when I'm in an hotel. But my room was so silent that I've been able to have a very decent night of sleep. Exceptional, really! Highly recommended!

Review 106:Breakfast is one of the best I've had in a hotel. The second time we have stayed there and upgraded to a suite on both occasions. Hotel has a early booking time. Arrived early on both occasions and room was ready.

Review 107:We stayed in one of the suites which was a very good size for the two of us...but a small fridge in the seating area would have been great and handy. The hot water seemed to run out half way through the shower...which we reported. Apart from that nothing else to grumble about :)

Review 108:We liked the location of the hotel which was only 4 minutes walk away from the sea front. Plus it was only 10 minutes walk to the shopping centre and places to eat. From the shopping centre you can board the number 12A bus that takes you into Brighton if you fancy a day trip into another seaside town and not have to worry about parking the car. The journey takes an hour but has lovely views. The hotel itself was clean and very comfortable. The staff were helpful and polite. Breakfasts were delicious and enough to set you up for the day. We would definitely stay here again and recommend it.

Review 109:My criticisms are minor, and both relate to breakfast. The cooked breakfast was first-rate, with excellent products, and well cooked. It was disappointing that the pastries had run out, with no more available, and I was told "you have to come down earlier to catch those" - I hate being penalised for wanting a lie-in when on holiday! Also the breakfast waitresses need to be more attentive to welcoming guests with a smile - three failed this basic test in my experience. However, the overall experience was still excellent.

Review 110:A lovely hotel building with a very convenient location. The facilities are superb, with three lounges (one containing a licensed bar) meaning there are usually options for sitting with other guests or alone, as one prefers. The staff were friendly and helpful, and everything was spotlessly clean. The wi-fi was top quality throughout the hotel, and very easy to access (no passwords or codes). There was a good fridge in the room, and bottled water provided. Lovely gardens, well maintained, with colourful flowers. Everything was excellent. Highly recommended.

Review 117:Being told the restaurant was closing at 8.00pm when I had booked a table for that time. Being rushed by the night porter who then told us he couldn't get hold of a taxi firm for my dinner guest. No hot water in the morning. Breakfast scheduled for 7.30 was not ready until 7.45 which almost made me late. Never again!!

Review 121:This hotel in in a great location that is a very short walk to the beach. It's also not too far to walk into the main town for the shops and pier. There is a decent sized car park. The room was very big and they provided us with two comfy chairs as requested. The breakfast was very good indeed. There are also several lounge areas. This hotel is great if you want a nice quiet holiday. We will definitely come again.

Review 122:Only small things really. The shower was powerful & hot but didn't give a good volume of water. Bathroom could do with somewhere handy to leave your toiletries, not just on top of the towel store. Never managed to get a drink in the bar as no-one around to serve.
