Review 1:From about 10pm onwards, the guest next door to me was a complete nightmare. For hours could hear him screaming threats to kill to whoever down the phone, bashing things about in his room and shouting abuse at his dog. At around 12pm have called landlady, who spoke to the 'gentleman', who then told me he'd apologised. Although he carried on. I'm not one at all to moan or complain about services, especially when the price is so cheap - however I did not expect this and with an important day the next day it certainly was not ideal prep for my 5.30am start!! Realise this is not due to actions of staff however a change in room (or the guy to be kicked out!) wouldn't have gone a miss.

Review 2:Landlady was accommodating at breakfast - had left out milk for me to use due to me checking out before breakfast had started. Nice friendly Lancashire accent always helps too.

Review 3:It had a sepearate bathroom despite the site claiming all rooms had en suite facitities. This room looked nothing like any of the pictures.I could have rented a room in uni halls for better.

Review 5:Extremely cold bathrooms. No cold water in sink in bedroom. Very dark path leading to reception (we arrived about 7.45 p.m.

Review 8:The very friendly lady who seems to run the whole thing by herself and does a fantastic job at it too. Great cooked breakfasts as well.

Review 11:Our room doesnt have a bathroom so the constant awkward walk to the bathroom outside was very uncomfortable. The smell is very old as well and somehow dusty (specifically the tea station).

Review 12:The free breakfast was nice and the room was pretty clean. The owner was really nice as well.

Review 13:When we arrive there was no lights. It was pretty creepy and you couldnt even tell it was a hotel. A well lit sign at the front would have been nice. The reception door was at the back which was a bit odd. The door was wide open with no staff or security so didnt feel safe at all untill the front door was shut at night. The bed was very uncomfy, i got two hours sleep. Im never one to slate hotels but this was very average. Didnt reflect the £50 price for one night.

Review 15:Shower wasn't great but I have had many that were worse, but this was the only part that I wasn't totally satisfied with.

Review 16:Value for money; the comfort, facilities and cleanliness were better than places where I have paid double what the Ashton Lodge cost. The manager was very helpful. The breakfast was included and great. Free onsite parking. The bed was very comfortable and everything was very clean.

Review 17:Cheap and cheerful! A really great location with the city centre being a five minute drive away! Barbara was a really lovely lady who made me and my friend feel really welcome. We stayed over night on two separate occasions - both for Freshers events! The room was lovely. Simple and clean. The beds were really comfy too. We both had a really good nights sleep and felt that the guest house was great value for money. With freee wifi and a lovely breakfast included (oh and free parking too) it really is a lovely little place.

Review 18:Not recommended stayed one week but will not go another time. Entrance from side door dimly lit (often no light at all). Sheets of one bed stained clean towels not provided everyday. Owner was not present most days. Kitchen and utentils not clean and poor breakfast. Old TV and few channels and smelly and damp room.

Review 20:The printed receipt stated that payment would be taken 2 days beforehand. I chose to pay cash on arrival but was later confused by this information on the receipt. Booking.com need to address this confusion. If the guest house take the debit card payment and not Booking.com (as I was told) this must be made clear.

Review 22:The facilities e.g. toilet, bathroom, Just a single towel for the entire 3-nights, was not always clean or tidy daily, T.V quite old (not the flat screen), wardrobe falling apart and lock not working with left-overs from previous costumers,

Review 24:As other reviews have mentioned the place was very dated, odd sticky stains on carpet, dust covered every surface, the kettle was dirty along with the cutlery, teacups and tablecloth, microwave etc. The guesthouse would benefit greatly from renovation in the rooms and downstairs bathroom along with more staff to clean etc. I ended up having to clean the TV, kettle, cups and tea tray in my room as they were very dirty.

Review 25:The cooked breakfast was sublime and the guesthouse was located very close to an array of shops and supermarkets.

Review 26:The overall cleanliness of the place was shocking, the beds have definitely seen better days and the place had a damp old smell about it. Did not get chance to try the breakfast because they did not start cooking until 8am!!

Review 29:An enjoyable short friendly experience. The Guest House was basic and comfortable with a nice breakfast in the morning. The address was near enough to Preston Town Centre and Preston College. Staff were helpful and friendly. The venue was perfect for the price paid.

Review 30:The bell wasn't working, so I had to call their phone number for check-in and just left in the morning without an official check-out. Alas, apart from a microwave they have no facilities if you want to cook your own dinner.

Review 32:No cooked breakfast- cereal/toast offered but wasn't particularly appetising. Barely lukewarm water from hot tap in shared bathroom . Rooms were quite old fashioned -furniture decor etc. Owners were away so we were completely alone in the property although we were left a phone no as a contact if necessary. It was cheap but not value for money!!! Maybe we would have had a better service if the owners had been there.
