Review 1：Location, minimum 20 minutes walking distance to shops and takeaways, 30 minutes from City Centre. Currently being refurbished, was not a problem during our stay however, ongoing work could prove noisy for others. Hotel is on the corner of two major roads, traffic is constant and can be noisy.
Review 2：Staff were excellent. Very friendly. Room and hotel were clean and tidy. TV and WiFi provided. Checked on daily by staff for towels, coffee etc. All facilities expected were all there. Parking facilities at rear for several cars.
Review 3：Water pressure in the shower. However, the owners are currently upgrading practically everything at the hotel so when I am back, (May/June) which I will be, I shall stay here again and will be checking the water pressure in the shower. If that is fixed, then I won't look for anywhere else to stay when I am in Preston.
Review 4：Almost everything. The staff, the location, the service, the wifi (very fast and efficient). Can't fault it for the price.

Review 6：Under new ownership and hotel undergoing a major refurbishment. Once completed this will improve the hotel greatly (facilities are currently adequate). The staff were friendly and very helpful.

Review 10：Good value for two, fresh cooked breakfast, on site car park, quiet despite on main road. In the middle of re-decoration and upgrade of facilities but perfectly okay for a stopover.
Review 11：A little run down; chipped doors/ paint, creaky floorboards etc. but was being refurbished when I was there so might improve. Thin walls so you could hear what was happening in other rooms.
Review 12：Friendly staff, clean, warm and comfortable room, excellent value for money, good choices for breakfast (cereal, toast, full English, tea, coffee, orange juice).
Review 13：On fairly busy junction of a major road, however did not suffer disturbance between 11pm and 5 pm. Not really a dislike, but property was under renovation/upgrade to facilities.

Review 16：I'll admit I was a bit dubious about staying here from the things I've heard but wow ..how wrong was I !! Was out for Halloween with the girls and we were made to feel very welcome from the very moment we arrived ! The room we had was very nice & clean :) great value for money & will definately be staying here again ! :)
Review 17：Only downside was noise from other guests. While noisy guests are not the hotel's fault, its an old building with wooden floorboards it is not soundproofed in any way (quality carpet & underlay would help). You can hear every thump from every foot step from the rooms above, voices in corridor at all times of night (4am in my case) and I was woken at 7am by a screaming kid having a tantrum that continued for what seemed like ages.
Review 18：Comfy bed, clean white linen. Breakfast was basic but very good. Great staff. I booked a basic single but was upgraded to a double en-suite. Bathroom was serviceable, but in need of refurbishment. However there is no excuse for mould on shower head.
Review 19：good location with comfortable, spacious room. friendly staff, breakfast very good. the hotel is currently being renovated we however experienced no disruption from this and I am sure will only add to the experience for future guests.

Review 25：Mid renovation, it was a bit dishevelled. Also was disappointed there were no staff there when we arrived. The shower was missing a door so there was an issue of water everywhere in the bathroom. .

Review 66：The only thing I could fault was the less than hot shower. Cold showers might be good for you but not at my age and certainly not on a cold winters morning. I guess this was purely a one off oversight.
Review 67：the place was friendly and the staff were very helpful and accommodating. Breakfast was good and I found the bed very comfy and the bedroom warm on a very cold night of the year. The hotel did not do evening meals but had no problem with me bring a takeaway back.
Review 68：Not sure if it was because we were at the top of the hotel but the showers in the both rooms merely dripped water. I had to get a glass to fill to rinse my daughters hair. The rooms were comfortable enough with good tvs but the room my sons shared were thick with dust on the surfaces. So much so they wrote the words clean me in the dust underneath the tv.

Review 79：I didn't like the wood laminate flooring as this causes me a foot cramp problem but to be fair I didn't know about his flooring and he didn't know about my foot cramp problem at the time of booking. I didn't like the crack in the wash basin as this is a hygiene issue. The bed frame was creaky at first but was ok once I had settled in.
Review 80：I liked the helpfulness of the host who assisted me with my later than expected arrival due to sat-nav location finding glitches. He guided me into the exact rear entrance address. He was very welcoming and informative on my arrival. Breakfast was good enough to set me up for the day. I also liked the inclusive price.
