Review 2:We spent two nights at No. 45 and enjoyed our stay. The owner was very helpful in her suggestions for touring the area and for dining recommendations. The breakfasts in the solarium were generous and well-prepared, with an ample selection to choose from. Our room was well appointed and comfortable.
Review 3:The proprietors were wonderful, knowledgeable and helpful re local points of interest. Facilities were excellent, king bedroom with two windows; inviting sitting rooms and lounges. Breakfasts in the conservatory with lovely garden views were fantastic. [Efficient division of labor: he cooks; she serves {and mows the lawns!}] Do not miss the porridge with cream and whisky liqueur. Pleasant walk into the town. Best B&B we stayed at during two week tour of Scotland.
Review 4:No 45 was just SUPERB - great location, lovely welcome, superb room and the best breakfast ever! I would be happy to recommend to ANYONE - a little gem!
Review 5:Everything was great and the owner even got up to have breakfast ready at 4am!!! Nothing was a bother and she went well above and beyond to ensure the guests were looked after.
Review 6:We were taking part in the Etape Royale and the owner was up early to serve us a super breakfast at 5am. It was MUCH appreciated. We could also leave our car parked there until we were ready to leave after lunch the following day.
Review 7:Friendliness of owner. The house was lovely and the bedrooms clean and comfortable. Breakfast was wonderful with a great choice of food, both cooked and non cooked. Nice lounges to sit in and the fact that we could come and go as we pleased was great as sometimes the weather wasn't all that brilliant! Would definitely recommend this B and B.

Review 10:Everything about No. 45 was perfect. The location made it very easy to walk into town. Our host was very friendly and accommodating. Our room was extremely comfortable and tastefully decorated. There was common space that, although we did not have the opportunity, we would have enjoyed using it. We would definitely stay here again.

Review 21:I have stayed in 'many' B&B's in my travels for both business and pleasure, but I have never before had such a good breakfast. It was quite simply the BEST breakfast I have ever eaten. It is not that there was anything unusual about the varied choice, although it is the first time I have been offered famous Scottish porridge with fresh cream and Drambuie, but the flavours and the way everything was cooked and served, was simply delicious. I will 'definitely' visit again.
Review 22:Not a bad experience but guests were making a lot of noise late at night in the lounge below. Things went quiet by 11.45 so not such a problem.

We were given a larger room than we had booked so would book that room next time although I am sure we would have enjoyed staying at No 45 in the any case . Review 34:The breakfast was a little disappointing. It was a hot day and the windows in the bedroom were sealed, so we could not get any fresh air. We think the price was far too much when compared to the many top quality Bed and Breakfast establishments that we have stayed in over the last few years.

Review 44:We had the garden room, a groudfloor addition to this lovely Victorian building. Room was large, with a beautifully appointed moder bathroom and a great view of the garden. Restaurant for breakfast and dinner was excelent. If into wine, aske for the premijm wine list. Location, location, location. Great hositality. Our thaks to the owners, they know their business but they make you feel like one of their own best and most honored friends.
Review 45:wash hand basin wasnt in the bathroom. WI FI didnt work in room. windows would not open. Party of 10 in other rooms making noise till early hours. En-suite was tiny and not as clean as should be. Woodwork was in need of varnish.

Review 47:We were so impressed with this B&B. The rooms were beautiful…well appointed in a classic style, with beautifully updated bathrooms. The services were delightful…from the tea in the afternoon to the drinks service in the evening, to the full Scottish breakfast in the beautiful conservatory. In addition, the house was a short walk from the heart of Ballater, one of the loveliest Scottish villages!

Review 64:The property is set back from the road and is very quiet. After arrival, we had afternoon tea with sweets which was a nice touch after travelling much of the day. Our room was very cozy and had all the necessities. The breakfast was top notch, both in choices and quality. The breakfast area was brigt and looked out onto a graden. very pleasant. Overall the service was excellent and and the staff very friedly. This is a good location to explore the Cairngorm Mountains.
