Review 1:Because of this of year, very quiet with no other guests seen during our one night stay but this was expected do no particular problem here!

Review 2:Booked on a late deal at 37% off usual fee so very happy re facilities & room for what we paid. Would consider staying again.

Review 3:We had the room above the kitchen, it was boiling hot. Couldn't open one of the Windows to cool down as it had swollen shut. Was woken up at 6 am by the chefs singing below us!

Review 7:the breakfast was called continental but was poor standard no bread rolls or cold meats cheese or eggs, the yoghurt was good but the pasties were dry and horrible lucky they supplied toast.the cooked breakfast which was extra was very poor quality either full english at one price or salmon and scrambled eggs i asked for scrambled eggs and to replace salmon for mushrooms i got a rough dried forked egg and two mushrooms which were poorly cooked. the room was a little shabby worn but clean bathroom floor a little sticky and the ceiling fan was full of dust but still the room was overall much better than you would get in most 4 star hotels

Review 8:the staff were lovely and friendly the room was a lovely size and comfortable bed good bathroom stayed at a weekend and the sunday they had a carvery which was lovely the meat which there were a choice of 6 were all delicious as i had a little bit of each and the veg was well cooked and fresh roast potatoes

Review 13:Having a 5 star rating made us believe it would be an amazing experience. Sadly the relaxed level of service and overall cleanliness of the bedroom let it down by a star or two. The continental breakfast was also a let down. Yogurts, cereal and a basic fruit salad didn't feel sufficient for the money paid.

Review 15:35 stairs to get to my room, each way. No lift/elevator. Nightmare.Had great difficulty getting my bag up there and then down when I left. Nobody to help. No phone whatsoever in room to contact front desk so it would have required 35 step trek every time I needed anything. So 70 stair trek in total. "Free" WiFi was virtually non existent. Certainly did not work up in the roof where my room was and not good even all the way downstairs. Extremely dark room and bathroom (even with all lights on.) up in the roof. They had not even replaced a dead bulb in the extremely dark bathroom. Bathroom was lethal. Extremely slippy and dangerous shower tray especially when wet. Could hardly stand without slipping. Nearly fell badly on first day. No safety mat provided. Was the same every day. Dreaded having a shower. A dirty old chrome stool was the only place to put clothes etc whilst using shower. They didn't even provide a box of tissues or indeed a spare toilet roll. Dirty throw cushions on bed. Dirty bed scarf at foot of bed. A Fire door at the top of the 35 stairs near my room was kept open the whole time I was there with a wedge of paper which rather defeats the point of a fire door.

Review 16:The breakfast - Continental The bed was quite comfy. Good choice of sachet teas and coffee etc in room.

Review 18:Well located, friendly staff. Let down by junk in car park...order a skip and clear it away! Food is very good and we'll priced and bar, dining area attractive. Room adequate size, modern en suite shower.

Review 19:The lighting in the beach hut wasn't very bright. Softness was nice but not much lighting for making tea or coffee!

Review 33:Staying in a sauna was not expected. The hotel was so hot hardly managed to sleep even with the windows open. To be then told by the staff yeah there's a problem with the pipes and we're waiting on an engineer. They advertise it as breakfast included if you want anything other than continental then it's £9 extra per person they should clearly state it.

Review 35:Room was top floor and no lift so difficult with suitcase. Nice room but a little tired as gaffa tape was obviously used in many places and a pretty decoration it does not make. Road can be noisy if situated at the front. Breakfast was limited.

Review 37:The shower was poor, difficult to adjust. My daughter and partner, in Phantom, found it noisy in the morning because of the main road and as it was above the kitchen / dining room. Felt the additional cost for a full cooked breakfast was too high

Review 38:Staff managed to get our rooms ready as needed to get ready for a wedding nearby. My room Fair Lady, twin for my use only was spacious and faced the back so was quiet in the morning.

Review 40:Wished I had found this Hotel last year when we stayed in the New Forest. Lovely location over looking fields, large comfy room, great looking restaurant but didn't use as only stayed one night and was meeting family in Bournemouth. Friendly staff made you feel very welcome

Review 44:The lighting in the bathroom was particularly poor but not a major problem. Our room it seems was right above the kitchen, and at 5:30am we were awoken by lots of banging, crashing and door shutting etc etc. It was a nice comfortable hotel, but I think it was very pricey for what it was.

Review 45:Nice large room, with huge and comfortable bed. Nice and clean and a good sized bathroom and shower. The bar area is nice, with a nice patio area too, and plenty of free parking. The staff were very pleasant and friendly too.

Review 46:The continental breakfast was a little disappointing. I would recommend upgrading to a cooked breakfast on the day.

Review 47:The room was decorated tastefully with a comfortable bed. The bathroom was modern with a fantastic shower. The views were beautiful too!

Review 48:The fire alarm went of randomly at 22:50 at night for several minutes. This was a false alarm but I imagine if you had children it would have woken them as it was very loud. The traffic was a little noisy on the road first thing in the morning.

Review 58:With the exception of one young girl, the staff were not as friendly as had been on my last visit. There was a pile of laundry bags blocking the landing and causing a fire hazard for almost 24 hours when we first got there. The continental breakfast lacked variety.

Staff were indifferent towards and the bathroom wasn't that clean for a 5*. It certainly isn't that infact I noticed someone had pulled one of the stars off on the sign on the wall. I think another one off and you have it about right.

Second breakfast staff girl constantly texting while watching (next to, was she supposed to be helping?) the pregnant young woman lay tables. She needs sacking!!!

Had difficulty finding the hotel due to the road closures. Would definitely stay there again and recommend to friends and family.

Review 76:Our room was a bit noisy, as we were above the bar area at the back of the property, we have stayed at the front before and the noise was fine. Unfortunately like before this property is let down by the cleaning staff.

Review 88:Booked a double room but was given a twin, when I questioned this I was told that all doubles had been booked direct! The room (genius) had a hole in the window which in January is not fun and the heating had been left off, 5 star, maybe once but definitely not now! The food is good but to be asked at 8.30pm if I'm having anymore draught beer as they were about to clean the pipes I found bad as I wasn't the only person there.

Review 90:The food hygiene standard is only 3 which is just acceptable. The kitchen is visible and looked dirty with lots of people without the necessary clothing standard. The bathroom was dirty!!! This is definitely not a 5 star property. The wifi does not work, and the staff really are not very helpful. AWFUL PLACE

Review 92:I didn't like the stairs, I couldn't see the edge of the stair so was unsure of my footing. I think the bathroom needed a little help ie if the door had been fitted to open out it would have helped, it didn't even close unless it was slammed shut, there was nowhere to put anything ie the shower, the floor of the bathroom needed a good clean or even needed replacing. The bed was uncomfortable which is putting it mildly, didn't get to sleep until 5.00am! Definatly won't be returning.

Review 97:Not much really. A few minor things I noticed, were the fact that there is an upright bar missing on the staircase, which could be a problem if a kid fell through. The plug did'nt.work in our basin,but it didn't bother me too much.

Review 99:Internet was´t working at all. They gave me a simple cash desk bill instead of an invoice for the room. Not suited for business travel in my opinion.

Review 100:the room allocation was very sub-standard and disappointing. Lack of facilities, such as wardrobe, dressing table, bedside tables, 2 twin beds pushed together to make a double!! shower room was dark and not very welcoming, shower leaked and towel rail was about to come off the wall. No heated towel rail to dry hand/shower towels. It should be a pub with accommodation and not hotel with pub and did not feel it deserved 4 star for the accommodation and very overpriced too.

Review 102:The only observation I'd make, rather than a criticism, was no bulb in the table lamp in Blue Ice room where I stayed.

Review 104:The bedside lights didn't work and the Receptionist said the electrician had been called. I like low lighting but it wasn't good enough to put my make up on, so going to an evening Wedding reception in October posed a slight problem. I had to use the Ladies room in the Bar downstairs.

Review 105:The Manor is up a country lane just off the main road but we didn't hear the traffic at all, and looked out onto fields filled with pheasants. The bedroom was small but lovely with a small but perfectly adequate ensuite. The bed and pillows were SO comfy, nice new carpets, all very tasteful in a traditional way. I really liked it. The restaurant and bar downstairs looked very cosy and there was a lovely outdoor eating area which we didn't get the chance to use. I was kind of wishing we could stay in the hotel for the whole evening rather than go out to the Wedding at nearby Highcliffe Castle. I would definitely stay here again but make sure the lights were working in the room first!

Review 113:We were given the rooms on arrival dispute phoning and explaining we wanted two rooms together. When we final got the correct rooms, there were only 3 coat hangers in each room and they didn't have any more to give us! Continental b/fast consisted of fresh fruit salad and toast, pastries which were stale and they had no marmalade when we asked for it. In fact we went and brought our own! We certainly won't be returning!

Review 114:Rooms were generally good - clean towels and linen.

Review 115:Noisy fire doors. Some sort of incident on 2nd night. Baning in rooms went on for hours. Traffic noise. No coat hangers in room. Room wasn't tidied after 1st night. Tea coffee wasn't replenished. Poor selection of continental breakfast items. Poor service in restaurant.

Review 116:the breakfast was not great, the one included was a few boxes of cereal and some dubious looking fruit in a bowl. We ordered off menu and it came out wrong and was very disappointing even when corrected. We stayed here as it was close to a venue we were going to but I would not come back here as there are many really nice b&b's and little hotels for the same price that are much better quality and just feel a little more loved and a little less neglected.

Review 117:the bed was comfortable and you could tell they were expensive when they were first bought but it just feels like this was a long time ago and the upkeep is not great. There was a dip in the bed, it didn't hamper my sleep at all, it was very comfortable but it just shows the beds are not flipped very often.

Review 118:The hotel seemed "unloved" and in need of regular checks on everyday maintenance matters; especially the general appearance of the outside grounds. Staffing levels appeared inadequate for good service. Stale croissants/pastries with the continental breakfast.

Review 120:Unfortunately after check in the stay began to go sour. There's a few things which I feel the hotel management could do with addressing. Firstly, the menu's in the room don't match up to the menu's in the restaurant. My boyfriend and I chose a few ideas for dinner while in the room and were disappointed when we were told they weren't available or on the menu's in the restaurant. Service in the restaurant was very poor. The bartender who was also serving tables was poorly presented as a person, sweaty and ill-fitting clothes - not a nice sight when handling your food and drinks. Orders were forgotten and took over 45 minutes to come out. When they did come out it was thrust assertively in front of us from both sides. We also ended up requesting our cheeseboard be taken to our room as we were ready to retire but the order hadn't materialized. Tired, after a long journey and an arduous dining experience we were ready for a restful sleep. Sadly this didn't come to us as twice during the night the fire alarm sounded for a prolonged amount of time, with no explanation or initiation of an evacuation routine. When checking out the following morning with the ill-presented bartender, nothing was mentioned on this nor was an opportunity given to provide feedback on our stay. It was simply a card transaction with no conversation and no thank you. Not exactly warm and welcoming for another stay. Sadly we will not recommend this hotel to other travelers and we will make a conscious effort to avoid when staying in the area again.

Review 121:The themes of the rooms are great - each one is different and the quality of furnishings is of a good standard. Check in on arrival was welcome and helpful. Food in the restaurant (when it finally arrived) was delicious.

Review 122:I feel like I turned up at a different place to the hotel others have reviewed positively. We arrived to find they didn't have our booking which the receptionist described as 'less than awesome'. After quite some time of silence he took us to a room. Room had unusual decor but acceptable, however the bathroom had not been cleaned (toothpaste spit residue in sinks and scummy floor on bath). We complained at reception and did not stay the night. No apologies from staff, but they offered to find us a room at another hotel. Can't see how this is a 4* hotel.

The rooms had quirky names too which added to the fun..we were in "Leave me alone" ;))
