Review 1:Best breakfasts. A great welcome. Lovely spacious room with great view. Great location for local history interests, near Fishbourne Roman Palace, museum and art gallery in Chichester, country walks and more.
Review 2:Overpriced for the very basic facilities. Inadequate pillows; minuscule refrigerator; tiny TV; no chairs or table to sit at; no shelving in bathroom. Camping really.

Review 4:Smell of gas in hallway, fridge was tiny and made a noise so we could not use it. TV was tiny, room was small. No sofa or space in room.

Review 6:- The room needs a desk to be truly comfortable if you are a writer or on-line worker. However, our host immediately found a solution: she offered us knee trays that were the right size for our laptops. - The mattress may be too soft for some people, particularly if you are tall or heavy. We were able to create extra support by inserting cushions strategically between the mattress and the topper, and we slept well.
Review 7:- The tasteful décor and the gorgeous view over farmland make this a really peaceful place to stay. - The bathroom and bath are modern and comfortable. - Our cat was made welcome and she enjoyed exploring the garden and the adjacent farmland. - The slow-cooked breakfast that we enjoyed one morning was delicious.
Review 8:Loved the chapel room and the breakfast in bed was amazing. Very friendly owner. Everything I could of wished for on an over night stay with my daughter.
Review 9:The photo of the room was taken to their advantage but the other way was quite the opposite. There were wrought iron furnishings including an uncomfortable wrought iron chair.We were not welcomed and did not see any staff until I said we were going next morning having collected our key from a wall safe by the door.

Review 11:Really lovely host. We had breakfast in the kitchen and chatted while breakfast was made. Beds were nice and comfy and the rooms were clean and welcoming.
Review 12:Very noisy by the road. 2 days stay but no clean towels second day. Whole stay revolves around proprietors needs and not guests needs. Dark and dangerous for walking at night to find door to get in. On bend of road. No path on road to walk on. Extreme smell of air fresh enters everywhere.

Review 16:Advertised as Bed & Breakfast. It's bed only ... breakfast isnot included unless you pay extra. Was quoted £5 extra each ( still haveemail as proof ) if we wanted breakfast. When I phoned up to discussthis I was quoted £10 each ! We skipped breakfast.Never saw any staff orowner either.

Review 18:No street numbering so difficult to locate. We were given copious street directions but a number would have helped the Sat Nav. We needed a local inn keeper to help us. Very difficult to enter or leave the property safety through narrow gates with poor visibilityon an open highway with traffic flowing very quickly .

Review 20:Trying to find it. When you come off the A27 the turn off the roundabout is easy to miss. It is sign posted to a campsite only, no village names nor road numbers.

Review 22:i would have liked it better if we could walk around the town more. At least to the shops nearby. There is no pavement for walk way by the roads for pedestrians so we needed a car to go everywhere.

Review 33:Unpleasant smell in room. Asked for a quiet room but we were next to the road, although a country lane it was very busy in the evening and again traffic started quite early in the morning. Entrance/exit to the property could be safer. Very narrow turning off the road and difficult to see if clear to pull out. Breakfast taken at communal table in the kitchen.

Review 35:The room we stayed in was looking a little tired and some repairs minor repairs were needed. The window were ill fitting and double glassing would have helped. The shower was very poor, the pressure was so weak it was pointless trying to use it. However we did enjoy our stay.
Review 36:Sandra was the most welcoming of host, her breakfast was delirious and well presented and cooked. The view from our room over looking the fields and sunset was lovely. The room was very warm, too warm! Ample tea and coffee and chocolate biscuits were provided during our stay.
Review 37:We loved the rural outlook and cosy room, which was very clean and comfortable the gardens are lovely to sit in and enjoy breakfast or a glass of wine after a hard day's touring, Sandra is a wonderful hostess and made our stay thoroughly enjoyable.

Review 44:Firstly, communication from this place is poor - allegedly my email address was wrong on the internet and I didn't receive an email I should have done. Funny how booking.com managed it with the same address??!!The place is not easy to find and the post code refers to the middle of a field. The rambling directions in the email are less than constructive.On arrival, the place is for sale and this sets the alarm bells ringing!! A commercial estate agent might have been a little more discreet??We had booked one of the rooms in the Chapel with its thirty foot vaulted ceilings and generous floor area. On arrival - there was no one there to greet us or extend a welcome - there was no vaulted ceiling - nor was it thirty feet high. The cobwebs were over thirty feet long and covered in dust so thick they were around a 1/4 inch in diameter. The two residents responsible for these had a leg span of over three inches! Arachnophobes beware!! There were exposed beams and the ridge was no more than fifteen feet - hardly the ethereal, atmospheric room we had imagined. The same elastic tape measure had been used to measure the rest of the room. The promised "wrought iron" was black painted tin from the local DIY store.The doors opening out onto the area to the rear of the property is obstructed by the TV and cannot be opened as it has been sealed. The curtains are filthy.The owner claims to be responsible for green tourism in the South and displays signs suggesting you should minimise the use of water and she even withholds face towels as part of this drive and yet then provides a double bath which must use three of four times more water than a normal bath and a plug which doesn't fit - so the bath is unusable anyway!! Bed linen is older than the "wrought iron" and unironed and the room was generally grubby and worn.

The family suite was very comfortable - good sized rooms, good beds, and all the facilities you would expect. It was all very clean and pleasantly decorated. Breakfast was really lovely; the food was very tasty and Sandra was extremely hospitable. All in all a very nice stay

Review 95:Sandra was in 'a hurry' when we arrrived, which didn't make us feel very welcome at first, but this was compensated the next morning by a warm welcome at breakfast by her husband. The room deserves a thorough dust removal... We were dissappointed by the amount of water running out of shower in our 'Chapel Suite'...we are ecominded too, but we still like some comfort, certainly at this price per night.

Review 101:Was out of the way, you had to drive everywhere and we love to walk. A mirror on the gate would be helpful. It is very hard to see the road unless you stick the car out into the traffic. A minor point, but using toiletries that have been used by other visitors raised concerns about hygiene. Bed linen was not very good quality.

Review 114:Our room was defined as a luxury suite with a king size bed. The bed was a queen - not a king. It was a single. fairly narrow room with the bed at one end and a couch at the other end. It was certainly not a suite and was not at all luxurious. The bathroom was very "tired" (1970's vintage?) with dirty/cracked floor tile grout and cracked grout wall to ceiling joints. The shower pressure was very low.
