Review 1:I found the room cold in the morning. With temperatures dropping now that would be a concern. No other concerns.

Review 4:The staff were friendly and attentive and they made sure we were happy and well catered for. Breakfast was plentiful and delicious, being cooked to order and served hot. The room was clean, well presented and usual supplies of tea/coffee and toiletries were well stocked and replaced.

Review 5:As previous reviewers have said, I do not consider this to be a 4* hotel, but a 2* B&B. The carpet in my room was an old brown floral one which did not look very clean; the floor boards were squeaky; the bed was not comfortable, mattress was not firm, the springs could be felt; there was a bedside lamp but no bedside table, so I had to put the lamp on the chair. There was an ongoing leak under the WHB which caused the bathroom to smell damp and mouldy. I could not get hot water from the shower on my arrival that night and there was no receptionist or way of contacting anyone to help me with this. Breakfast time of 8-10 am could've been a bit more flexible for New Years morning.

Review 6:I liked the location because it was close to the venue I was attending and it was in a quiet location, where I felt safe as a solo female. The availability of off road parking ( even thought this was a tight squeeze) is also good. Booking in and out was simple. I did not have the breakfast so can't comment on its quality. It served its purpose as a last minute booking.

Review 7:The beds were uncomfortable and there was no lamp or light by the bed to switch off from the bed. The breakfast was the least creative we have ever encountered in a hotel!!

Review 9:The amount of stairs to reach the dining room, and then back up to room - three flights. The so called bath/shower towels were more like hand towels. The sink plug was broken, and you could here the showers going in the adjoining rooms. Very disappointing!!

Review 15:As this is probably the only hotel in Beckenham it could be a little bit better. Rooms dated and just not good enough. Need to spend some money on the rooms. The reception area is very underwhelming. Staff are lovely though.

Review 16:The room i stopped in was facing the road it was very noisy from traffic even in the early hours. Also the room walls are thin you can hear ebverthing fron adjoining rooms.

Review 18:No reception area, old fashioned decor, photos online were misleading and I think the 4 star rating that was given on the website is misleading. Very noisy, got woken up my people coming into rooms late in the same floor. Had to hunt for someone to hand keys in to check out. Tea and coffee sachets in the room were moist which was off putting! Not worth the £75 charge.

Review 20:We chose this purely because we were attending a nearby function and were expecting a hotel as per the name but it was disappointing for the price. There was a smell of smoking coming from bathroom ventilator, paper thin walls between rooms, no hair drier or toiletries, one tiny rubbish bin in bathroom, the new double glazing has ineffective noise insulation,window locks don't work, missing curtain tie backs, very flimsy curtains. No real hotel facilities-its just a guest house. Quite expensive for what it is -you can get a good west end hotel on a deal for only about £20 more.

Review 23:The location was convenient for us at the time. It is located in the outskirts of London.

Review 24:In my room, No.13, there were paint marks on the curtains, as tho' they had not been removed for painting, or had been put back before the paint was dry. Also, the curtains were not properly hung. The first ring should be before the wall fixing so that the curtain does not shoot across the rail when it is drawn.. I also noticed that one of the chairs in the dining room had paint marks on the wooden back. It's little things like this that make a difference. It would have been nice to get the BBC programmes on the television, especially the news & weather. But I guess that most of the residents would not be interested.

Review 25:Disappointed that there seemed little concern over an item I inadvertently left behind. "We get so many things; it has probably been thrown in the bin." There was a promise to 'ask the girls on Monday' but somehow I don't hold out much hope.

Review 26:Traffic noise in the morning hours, the curtains let too much light in for my taste, if you are used to sleep in the dark better bring a blindfold. The lid of the bathroom bin was broken (minor detail).

Review 27:Charming old building, literally 5 minutes away from Beckham Junction station (20 mins till Victoria). Very nicely decorated room, everything was super clean, breakfast cooked on the moment.

Review 28:The room was very basic. A good coat of paint, new curtains, bed linen and towels would easily make the room much more inviting and comfortable.

Review 32:A good, clean, quiet, friendly B&B, close to railway station (2-5mins walk) and with plenty of on-site parking. Breakfast was freshly prepared and adequate, with a reasonable choice of cereals etc. We found the beds to be very comfortable, and the ensuite toilet, shower of a decent size.

Review 33:Everyone was most helpful Local Information was given about transport, shops etc readily and we were made most welcome. We would stay again if we were in the area.

Review 34:We booked 3 double rooms and one twin bedded room. The twin bedded room was extremely tiny with no drawers and only a narrow wardrobe - it was spotlessly clean but not recommended for a long stay.

Review 35:We booked 4 rooms for our party of friends and all rooms were spotlessly clean even though basic - the double rooms are a good size. The lovely ladies who prepared breakfast cooked as little or as much food as required and it was enjoyed by all.

Review 36:Worst hotel and customer service everyone in our group has ever experienced. The staff member we dealt with was consistently very nasty, rude and unprofessional. Builders were using the parking lot, taking up multiple spaces with two large vehicles, and the woman working at the hotel told us we could not use the available space because her friend would need it later. She suggested we park illegally in front of the builders truck and move our car before 7:30 am. She was totally rude and dismissive and made us so uncomfortable we discussed the possibility that the "hotel" was just a front for a criminal operation. She was rude and unwelcoming at check in, the beds were lumpy, rooms dirty, loud builder guests smoking in the front. We cancelled our upcoming stay. Would not recommend to my worst enemy. What would have been a two star became negative star review due to appalling staff member, who by the way was wearing sweat pants.

Review 38:There was damp in the bathroom and the toilet seat was broken. There was a lot of dust in the bathroom too. There needed to be more clear direction of what to do at breakfast, with regards to what was on offer and did you ask or was there table service.

Review 40:There does not appear to be any soundproofing! We were on the first floor and heard both our adjoining rooms and upstairs neighbours every time they moved (or snored!). Very disappointing given the £99 price tag.

No towel rail or toilet roll holder in bathroom. Plug didn't fit in wash basin. Couldn't fill kettle up. TV didn't work very well. Could only get BBC1 and a few other random stations. I couldn't open the window because bed was in the way

Review 46:Very abrupt lady on reception, Three flights of stairs for pensioners was very unfair, Breakfast from 8-10 on a sunday morning but the lady turns up at 8.10 am with nothing prepared, not even a coffee so we decided to leave instead. no discount whatsoever!

Review 55:I was given a basement room which looked out onto a brick wall. Breakfast room was actually a kitchen with a few tables. Walls seemed very thin, and other guests' movements could be heard clearly.

Review 57:The beds were uncomfortable - the springs could be felt on the surface! The toilet seat was broken and the cover kept falling off (a small irritation, but should be easily fixed). The place was filled with some type of perfume (possibly to cover up a moldy smell), also perfumed toilet paper, which I personally avoid.

Review 64:Very small room with nowhere much to put things down. Old damp stains on wall. Nowhere to sit except on bed. Plughole in sink uncovered, so you could see black hole. Parking very tight. Took 10 minutes to wedge myself in.

Review 69:The hotel is a 5 minute walk from Beckenham Junction station with lots of shops and places to eat nearby. The rooms are comfortable andclean. You have a key to the main door so that you can come and go as you please.

Review 71:The hotel is located in a leafy, quiet residential road within 3 mins'walk of Beckenham Junction station from hich there are regular train services to London Victoria (19 mins), London Bridge, Thameslink an stations in Kent via Bromley South. Room was clean and nice breakfast (buffet with cooked breakfast options to order). The staff were friendly and helpful.

Review 75:Booked this because of the cheap price. I only needed somewhere to get my head down for the night before running the London Marathon. No frills but it did the job. I slept okay but I was pretty tired and it's no hassle to get to the start line from here.

Review 76:Only problem I encountered was that they cancelled my room 15 because of mix up with cancellation by my sister in law. But was given room 4 which was bigger and nicer. Could do with new mattresses as the springs were hurting. But overall the place is nice.

Breakfast room was in a nicely decorated 'cellar room' with white linen tablecloths and choice of cereal, juice and tea to help oneself and the cooked breakfast, of varied choice, was cooked nicely and served very quickly. Parking space is about 8 to 10 cars (think) but also more room on street (though limited free parking to overnight only there). I had transport but there are two railway stations within walking distance I believe. Was able to use my BT Wi-Fi hotspot.

Review 86:This is a small hotel but we were in a good sized room on the ground floor. The bathroom was very clean but also very small! Beckenham Junction Station is just 5 minutes walk from the hotel; a very frequent train service takes just 20 minutes to reach Victoria Station, right in the heart of London.

Review 87:The bathroom in my room was no bigger than a cupboard, the toilet was squashed so close to the wall that you couldn't use it unless you sat sideways! Im only a slim size 12 and if I had been any larger I don't think that I would of been able to use it at all!

One cup of coffee no offer of another cup. Having to go into basement for breakfast. No lift. Felt pressurised to leave as staff requested to clean room at 10am. I was still packing my case for check out at 11 am. Staff not friendly. Would not stay at this hotel again. And would not recommend it.

Review 100:Needed somewhere to stay for a Halloween night out at a venue in South London and luckily someone suggested this place. It was perfect for the occassion - 10 minute taxi ride to the venue. There were even some Halloween party goers dressed in drag staying at the Hotel and the staff had no problem with that - in fact they thought it was a bit of a laugh! Great breakfast. 5 min walk to Beckenham Junction station which is 20 minutes by train to London Victoria. Convenient for anyone needing easy access to London from the South.

Review 105:At time of booking, I asked not to be allotted a basement room; yet I got a basement room and after protest, I got a below garden level room which was shabbily decorated with no hair dryer, no chair and no tissue (only toilet paper), not to mention fridge or safe. The two single beds were uncomfortable and worst, an anti burglary siren of a nearby house went off for about 20 minutes before 5 am. Parking in front of the hotel is dreadful. If this were a 4-star hotel. all Holiday Inn Express would be 6-star hotels!

Review 107:There is no service at this place no lounge no bar no nothing. The full English breakfast was cheap cornflakes that tasted like cardboard. A rasher of bacon 1 egg 1 sausage and a few lukewarm beans. we had to set the table brew our own drinks if you just want a bed for the night its ok anything more don't bother.

Review 117:The only issue was that this time I got a room in a basement which was very badly maintained. Walls were soaked from water with fungus develop ping on it. Further more there was a lot of noise and smell in the middle of the night from guests that stayed smoking in front of the door.

Review 125:Asked for ground floor when booked. Stairs where not stated on advert. Stairs up to room and down to breakfast room. No plug in wash basin. Toilet seat unsafe. Could not get kettle under to fill. No waste bin in room No phone. Definitely basic!

Review 129:I had a room downstairs this time next to the breakfast room. The problem was that the walls between the rooms were very thin and you could hear everything. This meant not only being disturbed by noises from adjoining rooms but you had to be extra careful not to make any noise yourself. On a previous visit I had a very pleasant room on the first floor where there were no such noise problems.

No door on toilet cubicle in shower room!
