Eden Lodge sells fast on our site. A 5-minute walk from the seafront, Eden Lodge in Falmouth provides well-appointed rooms and a full English breakfast. There is free parking and Wi-Fi at this Cornish guest house, which also offers home-cooked evening meals.

Review 1:Bedroom quite outdated and our bed sloped quite badly...beleived we had paid for bed and breakfast however the cooked breakfast was not part of the price a bit misleading...

Review 10:There was a nice warm welcome and it is a friendly guesthouse rather than a more formal hotel. The accommodation was comfortable and homely. A short walk into the town and very close to the beach - I had a wonderful walk after breakfast, watching the sun come up - magic!

Review 11:The shower wasn't great. The owner was abrupt on arrival, no friendly welcome, just requested money and showed us quickly to our room.

Review 13:We have stayed at Eden Lodge several times over the last 6 years and have been made to feel like part of the family every time. There are always improvements to the building, but it has not lost its character and has been a charming alternative to corporate blandness. Lyn and Ziggy are excellent hosts.

Review 14:Not enough parking space to include our car on the first night. Room seemed like an overspill room and was disappointing. A bit outdated.

Review 24:The rooms were not nearly as nice as the pictures (especially the bathroom) and were really dirty. Other people's hairs in the bed, dog hairs all over the place and carpets hadn't been hovered.

Review 26:I must emphasise I didn't make any comments to the owners. We had use of a shower along corridor and bath downstairs. Shower room was very dated and dark, toilet in that room a tight squeeze, some mould in shower. The towels felt damp on last day. One of the mugs had an Oxfam label on it for 99p! Breakfast was alright but not brilliant. I think it was expensive for what we got.

Review 27:The owners were very friendly - our room was ready on time and lovely room. Clean, spacious, lovely big bed and sink in room. The bedding was lovely, smelt fresh. Change of towels as needed. Tea making facilities in room which was great.

Review 28:I have recently booked with you in Eden Lodge for 3 nights stay.We have booked double room with shared bathroom (apparently for 3 nights it was the only one available).During my booking I wrote a message where I said that we will be traveling with our daughter (21 months) and we will have our own travel cot.We have traveled long way from London (over 6 hours).On the arrival the owners seemed surprised when they saw our daughter. Female owner said that unfortunately our room in on top floor and she thinks it's to small for us but her husband feels it's ok. Than she said that she will have another room free next day so will be able to change.Than she asked for payment.The room was just terrible. Tiny room where they managed to fit double bed but at the same time only one chair (so second person can seat on the floor).Dark and depressing as one window was away from bed. Also the room was smelly. Definitely not enough space to fit travel cot. But than again, we were promised bigger room next day.We had a terrible night, non of us slept well.Breakfast was ok, not great quality but I don't think we expected great quality after all...We asked about new room (male owner) and he told us to come back in 30 minutes. After 30 minutes I came down and asked again and was told that there is no other room. It left me almost tearful as my daughter is very lively child didn't even have space to play there...We decided to look in other B&B's.The 4th place across the street had beautiful large room with en suite, windows and clean. Just £10 more...We came back to eden lodge and stated that we can not stay in room and we want money back for 2 nights which we will not stay in and we felt misinformed about type of room we are booking. When heard that woman owner just said she will call her son and disappeared.He came to us and said he can only give us back money for one night as a 'good will gesture'.

Review 29:Fact that there was a fridge in dining room where we could keep our food. But I must add that fridge was smelly and dirty inside so I guess I didn't like it at the end...

Review 30:The family room was not particularly clean. The toilet bin had not been emptied and the bedding had not been changed after the previous guests - one of the single beds had fresh chocolate milk stains across the pillow and duvet. Cigarette smoke from the adjacent room (joined by a locked door) seeped into the twin bedded room (used by children). The dining area had a stickiness to all the surfaces and the cutlery was not very clean.

Review 31:The son and wife were helpful and friendly. Swimming pool was good with lots of toys/inflatables for children. Breakfast was lovely - the son who was serving was very attentive.

The location was within walking distance of the town centre and on the main road up to the castle so easy to drive. Breakfast was very nice. Good information pack provided in the room with WIFI password and information about local amenities and facilities.

Review 38:Breakfast finished at 9 am in a Sunday food was ok but greasy. Bi fold bathroom door was very difficult to open once you were inside the bathroom. TV had poor reception and limited parking.

Review 40:The owners are cash takers in no sense of the word could they be described as hosts. When we arrived at Eden Lodge Lynn chatted to me for as long as it took me to pay, parking is clearly a big issue as the male owner whose name we never discovered but who i have personally named Basil was extremely rude to us when we parked our car actually beside the vehicles which were already there (from the diving school who use the pool so don't expect to use it freely). He came into the premises demanding who had parked there and then asked why we hadn't parked in the (unmarked) bays. We had been there for about 2 minutes and if we could have left then without having to pay anything we would have, I have never encountered any body with a worse sense of what of is expected from a B&B owner, horrible man! There was no evidence of the owners the following morning when you would normally expect the 'hosts' to be chatting to the guests nobody apart from the young man who was very pleasant serving breakfast. There were a couple of other issues with a bin in the bathroom having not been emptied and very well worn mugs, the bed was not very comfortable either. The room was decked out in cheap melamine units and a hand made doorless wardrobe...Oh and when we returned later from our evening out the hotel totally stank of cigarettes - disgusting.

Review 46:Parking's a bit of a pain if it's busy - you get blocked in. Other than that, can't really fault the place. Seems a shame they sell themselves on being cheap.

Review 47:Eden Lodge is brilliantly close to Gylly beach. And really not that far from town. The team's very lovely, everything's clean and tidy, and the brekky's all you need.

Review 50:I was inconvenienced and put in another hotel for my first night as another guest had made an error and the hotel owner couldn't explain the issue. This meant I was unable to pack and had to drag everything back over the next day. This in itself was not so bad, my room was a twin room and when I went to get into bed I noticed that the bed sheets had not been changed and then bed had been slept in without being changed - they had all day to do this as I was out.

Review 53:Breakfast on the second day we stayed was pretty good. However the first day it had been quite below par. I wonder if it was cooked by different people?

Review 54:The noisy boiler of the water of the entire hotel was in my room, really annoying. If more than one guest was having a shower the water pressure was not enough. The parking was occupied by a van and an american police car(!!), so it fits 2-3 cars, the others have to try on the road.

Review 55:I think there needs to be better signage - perhaps a banner on the wall facing the road? I drove past the place twice almost falling out with the Sat Nav that kept telling meI had reached my destination!

Review 56:I enjoyed my wee chats with Lynn, I felt at home. Lovely breakfast in the mornings, the wifi was really good, the room I had was just newly refurbished and had a great view outside peeking over to the sea. Easy to park and only a short walk in to town and to the nearest rail station. A lot of love has went into the place and it's great such an old building is continually being rejuvenated. I look forward to popping in for a coffee next time i'm in the area :)

Review 57:Would have liked the swimming pool to have been available more. They had bookings that meant we had limited availability. We had then ground floor linked double bedrooms. Unfortunately there was a door that I presumed went to the owners accomodation which let cigarette smoke through into the bedroom on the first day. The second day was better. the bathroom was in one of the bedrooms so my son in the other room had to wait to use it until we were up. It would be nice to have had somewhere in the bathroom to hang our towels. There was only a single ring.

Review 58:Location was good. Breakfast good. Host was lovely. Swimming pool fabulous. TV/Wifi and tea and coffee all available in the room which was great. Parking limited but we had no problem.

Review 59:The bathroom with the shower is right in the attic with a low sloped ceiling, so my boyfriend had to stoop a little while in the shower to avoid banging his head. There is also no towel rail to hang your towels while you are washing. We stayed in the advertised twin/double room. However the double option is simply the twin beds pushed together. This is more a warning to future customers than a complaint, as we didn't mind too much. The bathroom on the first floor has been done up nicely, but this has not been done very neatly.

Review 60:The building itself and the interior design were very charming, with lots of attention to detail. The staff are very friendly and attentive. It is run by a sweet old lady and who I assume to be her sons. The bath is very nice and big, so great for relaxing. I didn't use this service but they also offer packed lunches for the day and can make you dinner. They also provided the number of a taxi service, and provide a hair drier. Breakfast was somewhat budget but still tasty, and the coffee was nice. Good price

Review 61:Eden Lodge is a lovely BnB that has the most helpful staff. We stayed for the weekend and the owners went out there way to help us, including providing an evening meal on request. The rooms big and beds are very comfortable. It is a 5minute walk to the town centre and only 2minutes from Falmouth Town train station.

Review 62:Liked everything. Superb breakfast, facilities and a swimming pool ! We had a shared bath but had our own shower and bathroom with toilet. Room was fresh, clean and tidy. bed was well made and made for a good nights sleep. Would recommend to anyone, who is looking after their budget in these hard times, as it's excellent value for money.

Review 63:It was nothing like the photos on the website. When we arrived there was scaffolding outside and I was taken aback when I was asked to pay the full amount as soon as we arrived. The room was an attic room and was in poor condition. There was no central heating and the windows were so old they rattled in the wind. The towels were stained and rough and the shared bathroom was awful. The shower was filthy and there was gaps in the tiles. Breakfast was ok but not much choice on the continental and they charged extra for latte. Overall a disappointing experience.

A good attempt has been made to modernise the decoration, but the quality of the workmanship needs improving...its ok, but not aways finished...Its the little touches that count. !! So now its a lot, lot better..but still has that comfy homely feel....Yes we would go again....

Review 69:General smell of dampness. No hot water at all in basin or shower. Restricted headroom in en-suite. Toilet wouldn't flush due to problems with water pressure.

Review 71:The bottom sheet was dirty, bottom pillow cases dirty and the rest ofthe bedding was dubious. The drinks mugs looked as if they had just beenrinsed under the tap, and the toilet bowl and seat was filthy.Toothpaste on one of the towels. The shower and toilet mats looked as ifthey have never been washed. The shower head had mould on it, as did thetiles and ceiling. We didn't risk using it. We asked for the bottomsheet to be changed plus the mugs and toilet to be cleaned, which Izzydid, saying that the cleaners would "be killed" on thefollowing morning and we would get a £45 refund. We spent anuncomfortable night and chose not to have breakfast as we did not trustthere hygiene standard. When we asked for the refund we were told it wasour fault as we had made the mess, although we had been out most of theevening and that "we were argumentative! And she could tell when wearrived! And to get out of her house" so no refund. Perhaps she sawit in her cauldron. We have stopped at a variety of accommodation onthis trip, and they have all been clean, tidy and friendly apart fromEden Lodge.

Review 75:Charged full price for 2 poor non ensuite rooms in staff area, after our family room had "water leak damage", (Falmouth was fully booked) had to walk thru kitchen to get to bathroom, off putting so didn't shower, had to ask for toilet paper, no lock bedroom door, never again.

Review 87:The boiler in our room was very noisy. The front door latch has a 'knack' to it which meant that we couldn't get in-we were shown how it worked eventually but not until we'd woken the staff up to let us in! Rooms in need of updating.

Review 94:Staff were friendly and helpful. Room was at the top of the house, quite large and comfortable. We were only there for the one night, would definitely stay there again if we are down that way.

Review 95:A 4 day stay in 3 different rooms. Due to a guest having to stay an extra night with a bad leg on our first night there and an error the second night they couldn't put us in the room we'd booked. On the third day we were moved for the third time into the en-suite room that we'd booked. We accepted each inconvenience because sometimes things just go wrong. The first night happened because Lynn was being very kind and the second night was just a mistake but we can't accept that on the second day when my husband pointed out that we'd booked a double room, not the twin that they'd moved us to, Ziggy, who is one of the owners, ranted at my husband and complained that we hadn't paid for the first night yet (we'd slept in the lounge). Lynn did apologise for his behaviour and for their mistake. Take care when you book the Eden Lodge £90 rooms on Booking.com although it doesn't say you have to share a bathroom not all of the £90 rooms have an en-suite, we now know this because the lounge and the twin room we were temporarily given were apparently both classed as £90 rooms!

Review 96:The lounge area, it's a beautiful room with a grand piano and a bay window but I haven't seen it without the twin beds in it that we slept in. Lynn, one of the owners, is very sweet.

Review 97:You have to pull the front door towards you to open it sometimes. (I thought it was locked and was knocking like an idiot).
