Review 1：The bed dipped at one end as I think the divan had a dint in it,so it felt like the top half of your body was sinking down,it gave my mum a bad back.

Review 20：When I booked to stay I got a call saying I'd been moved to the property around the corner as it was bigger for our family. Upon arrival to this property it smelt damp and the door did not lock. I called coasters to report the door and Sarah came straight around. We was moved upon request to a apartment in the coasters building which was absolutely beautiful not damp very clean with a sea view. Would definitely stay here again breakfast was very nice and Sarah helped up very fast no questions asked.

Review 33：Absolutely fantastic stay here for my Mum's Hen Weekend! There were 16 of us in total. We all had great rooms, with kitchens and bathrooms with everything you could possibly need. All rooms were clean, the breakfast was lovely and great value. The best of all was the location, just perfect for everything. Will definitely be back!

Review 46：The squeaking of one of the single beds plus the headboard on the Double Bed when you sat with your back resting against it made a cracking sound. Insufficient Parking spaces.

Review 50：My breakfast experience was very poor. On arrival I paid for breakfast. It was only after I had paid for breakfast for each morning I was there, was I told breakfast did not start serving unil 9am - I thought this was very late and explained my train was at 9am on the day I left. The hotel advertises breakfast being brought to rooms, I asked for breakfast to be brought to my room at 9am - it didn't arrive!! Went downstairs after half an hour, only to wait another 15 mins to be served - 9.45am I finally got something nearly an hour after I was expecting it. The toast was cold and dry and very unappetising and there was nothing offered with it - eg jam, marmite. At no point, was I asked what I actually wanted for breakfast - I was just presented with a plate of full English without even being asked if I wanted it. I have a severe allergy to egg and the egg had tainted the rest of the food on the plate, making it virtually inedible to me. I would describe the spoonful of beans, one piece of bacon and dry toast as a child's portion and it was very poor. On the day I left - I had already told them my train was at 9am and had already paid for breakfast. On coming downstairs at 8.20am - absolutely no-one around, no-one on reception - nothing. I therefore had to start a 4 hour train journey with nothing to eat, not even a cup of tea or coffee. I was absolutely furious as I had paid and told them I needed something earlier. Also, there are no freebies in the room - no tea, no coffee sachets, no toiletries. The condiments tray had a few sachets of sugar in it, but nothing else. I even had to ask for toilet rolls as these were not provided either. A shame as the hotel is nice, but very poor breakfast scenario - I felt ripped off as wasn't cheap at £5.95 and I was offered no refund. I was extremely angry in their attitude to the breakfast and that they were prepared to take £5.95 and not even give me cereal bar or sandwich to take on the train.

So no complaints here! Excellent sea view and great location with plenty of things around to do! Will stay again when visiting skegness again!
Review 72：We had no sleep due to other people making so much noise. Next door to us we could hear their tv over our own and hear the people above us stomping around and 4am which caused the dog to worry and become scared causing all three to be awake all night.

Review 87：Breakfast- You pay extra for this however it was a shambles we waited over an hour for our breakfast- There were people waiting for tables as there are only 4 tables in the café- While we were waiting one of the ladies had to keep running next door to buy eggs. The reception is in the café so this causes a problem when they have a reception area that is not used. While waiting for our breakfast they are taking bookings over the phone. Its not what you want in the morning it should be relaxing to set you up for the day and you could feel there stress

Review 99：it says they have a car park however every time we tried to use it it was full and we had to pay to park in a near by car park (£1 an hour) so the cost soon mounted up. There is limited parking available on the street however we were not lucky enough to get a space most of the time.

Review 101：The receptionist was surprisingly rude to myself and my visiting colleagues one afternoon telling them to "Leave Now" as the area was now closing. I explained that we were signing a few documents and would be a few minutes. No joy! I found this unnecessary, embarrassing and rude.

Parking wasn't hard to find round the back although there was only 5 or 6 spaces so when the hotel is full it would be difficult to park there but plenty of side streets to park up on. In the room it had a fridge, hot plate with pans, kettle with tea & coffee, toaster, sink in the kitchen had clean washing up sponge and washing up liquid. Good value for money. They let us check in early.
