Review 1:Attended for a Christmas meal with colleagues and crammed into a room totally unsuitable for the event. Tables too close together, no room to move, getting to bar was a nightmare. Won't do that again!
Review 2:One room was over the front of the hotel and suffered from noise from downstairs.Also, as an old building sound proofing us non existent.

Review 6:Our bedroom (number 14) was above the bar and at 1.0 am we had to complain about very noisy group below our room . Very loud . It did improve as staff asked the group to move to different area. We were very tired.

Review 10:I ran out of toilet paper and had to ask for more, there was no spare roll and the one already there was more or less finished!! I opened the curtains but the glass was not opaque so couldn't see what the weather was like, no view.

Review 21:Room window was frosted glass so could not see outside at all; window would not open so room hot, stuffy and claustrophobic; ill fitting room door so bright light from corridor shone under and disturbed/prevented sleep. Very expensive for what it offers. Hideous artificial snake-skin chairs, carpet and decor in "Indian Restaurant" - must decide whether it plays to its remarkable heritage and innate charm or imitates a Premier Inn.

Review 23:Room 4 while being ok decoration wise had frosted windows and was perched above the kitchens.The room was very hot and smelly when cooking below started.we did complain about the room and suggested that rather than move us we should each receive a full English breakfast.this was agreed to by the manager without a quibble...excellent Breakfast***** Suggest this room should be let at a lower rate £50.
Review 24:The staff were very receptive in dealing with our problem. The young reception lady has a lot to learn and needs to be more positive but her manager was excellent.
Review 25:The bar wasn't the best but wasn't helped by other guests being noisy and using inappropriate language. I also think there are some massive birds living around there as my car was covered in bird mess when I came put next day.

Review 31:We were in room 2 which was behind the new roof terrace which meant our windows were blocked out with white paint and were nailed so we only had a 3 inch gap for air. it was stuffy and hot as well as noisy with dogs barking when we opened the tiny crack in the window. It was very claustrophobic. For the price we paid it was a big disappointment

Review 40:We had a twin room with extra bed cos we had our 5yr old daughter with us, the bathroom had black on the ceiling above shower because there was no ventilation in bathroom plus if wanted to open a window it was a sash window no lock at certain height no safety bars outside to stop if there was a fall.

Review 43:Lovely food, friendly helpful staff nice comfortable bed and room. Lovely garden and terrace. We ordered newspapers and they were left outside our door every morning. When we were paying our bill at the end of our stay they didn't charge for them as they said they were on the house, a nice touch.
Review 44:The room was very hot at night and the view was of a settee on the upstairs balcony.so if anybody had been sat there we would have had to have our curtains closed. Took a while for both dinner and breakfast to be served once our order had been taken.

Review 48:We stayed last year and they had signs up stating refurb under way - there was no sign of this sadly. It is one of the better places in Skeggy but it is still very tired everywhere bar the main restaurant. This room seems to be kept pristine at the detriment to the rest of the hotel! Our family room was ok but the bathroom is very tired. Our room (8) was on the first floor and the room above has very creaky floors which woke us up every night. The free wi-fi is almost non existent. We mentioned about the creaky floors upon checkout and the answer we got was that the place is 300 years old! Regardless of age these things can be sorted. Perhaps the price should reflect the age and condition?!
Review 49:Staff were friendly on the whole especially at breakfast. We have a child with s nut allergy and he was catered for at breakfast. We didn't try any other meals. The bouncy castle in the gardens was a hit with the kids!
Review 50:The hotel is situated in a calm corner of a busy small town (in the summer), surrounded by a beautiful garden. The rooms were all different and special, connected by a cosy labyrinth of corridors. The restaurant and pub was recommended and used by local residents also.
Review 51:The only downside was how hot the rooms got. Became quite uncomfortable and even with the window open and the fan on it just wasn't doing anything.
Review 52:The staff were lovely. Visited for my Grabdparents 50th anniversary and the venue set up was also lovely. The rooms were really nice and the bed was very comfortable.
Review 53:There was only one thing that I moaned about and that is the rooms are far too warm there is no air con. We stayed on a very hot day and the window only opened slightly. I didnt sleep very well due to this and when getting ready I had to jump in a cold shower before getting dressed after already going in.

Review 71:Unfortunately our room was above the bar and with the window open we could hear everyone chatting outside smoking. Noise stopped at 2.15am then had to listen to creaky floor boards above. Appreciate building is old but couldn't sleep because of it.

The noise from staff moving furniture in the middle of night unacceptable. Did complain in morning and told the Manageress would be in touch.

Review 84:The room smelt. This was my second visit and once again the dated bathroom without decent showers let it down. The building desperately needs refurbishment and investment although some effort has been made on bedrooms . If it wasn't for the great staff and good food I would stay 30 miles away and have the extra drive in am.

The only problem occurred at check out when they tried to charge me for a drink and a meal that I supposedly had the night before. Smallish TV's in rooms with some channels not available due to poor aerial reception. Plumbing (bath taps) in my room was a little challenging to operate and noisy for an hour after use but not a major issue.
Review 104:The location is very good - drive along a nice avenue to reach the spacious grounds. Ample free parking. Not far from the town centre and seafront, if required. Very good restaurant serving both traditional and Indian meals. Very popular with many tables reserved - always a good sign. Good breakfast, cooked to order by a very friendly staff member. Excellent service throughout my stay. Room nicely decorated, warm and comfortable.

Review 107:I thought i would like a room at the front (No,7) as it overlooked the green but on the first night a group of drunken men congregated at the main entrance which was below our window. The noise & language was terrible it was like they were in our room, it went on for hours & until very late. it seemed that this is where prople would congregate to either have a drink, a smoke or wait for a taxi, as this is what happened on the 2nd night. I am glad we were only staying 2 nights in that room, a week of noise like that wouuld be awful.

Review 117:The quiet location of The Vine is not what you would expect so near to the centre of Skegness. It is the second time I have stayed here and would certainly stay again. The strange staircase and corridors did cause some amusement, but I wouldn't recommend for the less able guest.
Review 118:Dodgy valve in shower of Room 6 meant water would be ok one minute then scolding hot the next and then normal for a little bit, then it would go freezing cold! Room 6 was noisy at night due to being above the restaurant and doorway. Next time i would ask for a different room. It is in the middle of a remodernisation but that didnt bother us.
Review 119:Everything but the staff couldnt do enough for you and breakfast was amazing. Big thank you to Toni who served us and also to Sian on reception who was so helpful in ensuring we had a travel cot in the room and an ironing board ready for our late arrival. It was really appreciated.

Review 122:Unfortunately, we had no cold water in the room whatsoever on the second morning. At breakfast we heard several others complaining of the same issue. On reading reviews on our return, it appears that this has been an issue for some time. Although apologetic at reception, there was little they could do to rectify the situation beyond an apology. Such a shame, as this tainted our view of the hotel somewhat. Additionally, the room was extremely warm (although a fan was provided), but leaving the window open resulted in many mosquito bites!

Really really nice freshly cooked breakfast plus help yourself buffet which included fresh fruit salad and croissants plus all the usual things you'd expect. Would have liked to dine in their Ginger Lily's restaurant as it looked lovely, but was in the area for a family event so wasn't able to this time. Really good location and would definitely visit again.
