Review 1:Fantastic sea view room, comfy beds , good breakfast and really nice dinner. Staff helpful and pleasant.Really good value and great location for exploring Falmouth and Fal river.

Review 2:The room we had was very well fitted out, with a wonderful harbour view, but the large picture windows didn't open fully (understandably for security reasons). Ventilation was therefore a problem, as we stayed on a couple of the most wet and windy days possible. The large double glazed picture windows had to remain shut, but nevertheless let in a small flood of rain water to the sill. The staff were obviously aware of the problem, as a mop up towel had been placed on the window sill on our return from breakfast.

Review 3:Location to town centre and harbour view; excellent breakfast. Cosy downstairs bar, which is a relatively new feature, with local real ales and a simple bar menu: wasn't there a few years ago when we stayed last. Personable and attentive reception staff

Review 5:The views from the bedroom and the restaurant were amazing. The food was delicious with a good variety of vegetarian dishes, a pleasant change from the more obvious choices offered in lots of hotels/restaurants. The presentation of all the dishes was excellent. But the friendliness and helpfulness of all the staff and the treatment and treats given to my husband because it was his 70th birthday was exceptional!

Review 6:The room was very close to the road and traffic noise most intrusive, made worse no doubt by the lack of double glazing.

Review 8:We went too keen on the fact out 'queen' size bed was 2 singles. I understand it's so you can make the room a twin but one bed was lower than the other so wasn't too comfy.

Review 20:Everything about this hotel was first class. Our room was wonderfully spacious overlooking the river and spotlessly clean. All the staff were very helpful and friendly, nothing was too much trouble.

Review 21:Radiator in our room did not work - but staff responded quickly by providing portable heater which was effective - and had called an engineer for the following day. Lift needs some refurbishment, though it did work.

Review 22:Location is lovely - harbour view and proximity to centre of Falmouth. Room was spotless and well equipped. Bar is a nice place to spend time relaxing. Good value Sunday lunch. Staff knew it was a member of our party's birthday and made him feel special. We very much enjoyed our visit and would return.

Review 23:Unfortunately, although there was a lift to the second floor there were two sets of 3 and 4 steps on the way to the room. I had informed the hotel that my mother could not manage steps. The reception staff did try and change our room but the hotel was fully booked.

Review 27:We didn't like that our room was the first one right next to the door to the corridor and as people walked past it sounded like they were walking into our room. We didn't sleep that well and had travelled down for just one night from London. We were pretty shattered the next day.

Review 29:Cornwall is my home where my family live in Probus, but I work in Wiltshire. I known the hotels in Falmouth and I have always loved the Greenbank and you made me feel so proud to show my husband what an excellent hotel you are, could not fault it. It was my friends wedding in Mylor. We will be back that's certain. Thank you for making me feel back home!!

Review 30:noise from other bedrooms in the mornings. Could hear the room next door taking showers, it was as if they were in my own room.

Review 34:Having stayed at The Greenbank annually for the last ten years, the place just gets better and better. The recent refurb has improved an already great Hotel. The restaurant is superb.

Review 35:Service was a little slow at times, but maybe we just need to get into the Cornish chill mode! The hallways leading to the rooms are ready for a makeover, but we did start chatting to a maintenance man and I believe this is on the to do list!

Review 36:Location and views were lovely, easy to walk into Falmouth. Staff were friendly and helpful. Our room had a sea view and was very nice and very clean and provided everything we needed. The bar and dining areas are nicely decorated and I would recommend the glass of Bollinger, which was a nice treat! We stayed for dinner and our food was excellent.

Review 37:Bedroom about 8 feet from road outside, so far too much traffic noise. Zero soundproofing from ancient sash windows - so obviously in need of double glazing I can't understand why they haven't done it already.

Review 41:The location was excellent, only a short and enjoyable walk into the town centre. The secenery was absolutely gorgeous. Our puppy enjoyed the Greenbank Gardens for playing and doing the essentials, which were helpfully located directly next to the hotel. Breakfast was delicious with lots of choice. Our waitress, Lottie, was exceptionally helpful, polite and was able to make delightful conversation aside from the standard server questions!

Review 42:Restaurant - despite requesting good table given poor non harbour view although one available. One hour wait for food in restaurant although quiet and few others being served. One of our three main courses was not good.

Review 45:The view from the dining room was spectacular.The facilities in the bedroom best tea/coffee making facilities ( an iron would have been nice) The staff were amazing although the young lady on reception when we arrived at 13.45 on Sunday 18th could have been a bit more cheerful. I work in retail management and understand how important that first impression is.

Review 46:It was a special occasion, and my other half is partial to a cigar on special occasions. In the bar they have a box of cigars for sale but "the person with the key to the box has gone home" so he couldn't indulge.

Review 47:The harbour view rooms are a bit pricier but sublime. I wouldn't stay here if we weren't in one, what's the point?We've been here twice now, the place has been refurbished since our last visit and looks great! Breakfast was the best I've ever had in a hotel. The staff uniforms look very smart and professional. We didn't eat dinner in the restaurant but the menu looked great!

Review 48:The bedroom was small, clean but had a damp smell from the bathroom, as no external window or outlet. Bedroom a little dated.

Review 52:Fabulous location. Great restaurant. Good hotel staff. Some local staff who could chat about Falmouth and what to do. And it was our honeymoon and they treated us to a bottle of bubbly on arrival. It's a far better value for money hotel than a lot of uk hotels.

Review 53:The cost of the room was not value for money until we upgraded and paid more for a waterfront room. The restaurant was lovely but expensive. Breakfast was lovely but surprised only 1 x poached egg and 1/2 muffin with eggs benedict - never have had this small size portion before!

Review 55:Our room (having moved once), although clean, was tired, old fashioned and in need of a refurb. There were pigeons nesting above our bay window and when it rained, their feathers and other waste washed down the glass, impairing what would have been a perfect view.

Review 56:Location excellent with lovely views of the river. Great bar and dining room, recently refurbished. Bed comfortable. We loved Falmouth too. It made a good base to explore the Western part of Cornwall.

Review 57:The rooms are currently being renovated. Our first night was in an unrenovated room overlooking the road which was at times noisy. The remainder of our stay was in a renovated room overlooking the harbour, which was fantastic.

Review 64:The room was very small and it was on the roadside of the hotel which meant that you could hear traffic going past during the night and very early morning. We could also hear people walking around in the room directly above us so they could do work on making the rooms more noise proof. I felt the room rate was high for the size of the room.

We were leaving very early on our last morning, which was a saturday and my husband was refused a cooked breakfast because it wasn't 8 o'clock even though all staff were present in dining room and kitchen!

Review 77:£180 a night (reduced rate!) for a room so small you can only just get past the end of the bed and not even room for an easy chair. Rickety plastic shower surround and rusting waste in the basin. All newly decorated but totally unmodernised, right on the road with ill fitting single glazing so traffic kept us awake, and miles from the reception and dining along interminable corridors. The receptionist when we arrived was just short of rude in her totally disinterested and unfriendly manner. She didn't bother to tell us anything about the facilities other than breakfast times and asking if we wanted to book dinner, Then she sent us to our room with no offer of help with the baggage. I don't think I have ever had such an unwelcoming arrival at any hotel. All the other staff were very professional if a little impersonal.

Review 78:Dining room and lounge have wonderful views of the harbour. Huge selection at breakfast - all delicious. Very good restaurant though at London prices.

Review 79:Our room was at the front of the hotel with no view and very close (5m) to a busy road. We were unable to have the window open at night due to the excessive traffic noise. Consequently the room was hot and unpleasant.

Review 83:On the second night we parked our car on the quay side car park. At 1am we were woken by 5 teenagers running around the car park and jetty. I phoned the night porter 3 times and didn't get any answer. They were there until 5.40am. When we went down to the car it had been vandalised. The tyres had been let down, they had written obscenities over the car and it was covered in fish hooks and ground bait. There was evidence of 2 fires, one having been started within a metre of the car. The car park has cctv. When we spoke to the Manager he appeared concerned at first and said he would look into it. Unfortunately this didn't happen. We tracked him down on our day of departure and he didn't seem to think it was anything to worry about. He said the cctv hadn't shown anything clear!!! The last thing you want to worry about when you go away is your car. We always look for secure parking before booking anywhere and this was supposed to be secure. Although there wasn't any permanent damage to the car the experience spoilt the holiday.

Review 84:The position of the hotel in relation to Falmouth was perfect, just a 5 minute stroll into town. The food was excellent as were the restaurant and bar staff.

Review 88:Absolutely everything - a gem of a hotel. Stunning views, super service and staff so professional and efficient it was hard to believe. Plus a neat little pub beneath the main building. It's a long way to Falmouth but this is a Hotel worth travelling miles to stay at. Highly recommended.

Review 95:The reception was very poor,we stood at the entrance not knowing where to go people were just passing by doing their businesses&my partner kept on asking if this the place weve booked.In the end we found the reception desk,we checked in we were given the keys we had to find our way again to the room,getting there we were surprized to see the twin beds instead of classic double,there was nothing classic anyway in that room,it was facing the main road,how could we have a peaceful sleep with traffic disturbing you all night?It does not seem like a hotel its like a nursing home converted into a guest house or something.

Review 100:Our desserts took longer to come than we expected. It transpired that something had gone wrong in the kitchen and the chef wasn't happy to send the dessert out to us. But full credit to our waitress and other staff who kept us updated and took the dessert off our bill. This could have quite easily soured the evening but the situation was handled well which made all the difference!

Review 101:Fantastic hotel in a great location just a short walk to the high street. Staff were very friendly and happy to help with anything you needed. Food both at breakfast and evening meals was delicious, the water side setting for the restaurant was very pleasant.

Review 105:Inedible bar food. Really appalling. The attached is the crab compote, which was a block of cold butter with a bit of shredded crab in it. Menus not always an accurate description of what is served.There really isn't any excuse for this, although the staff clearly don't know that!

Review 106:Nearly a really nice hotel, but lack of attention to detail and to understanding customers really lets it down.Staff need training in this. Bar and Breakfast staff over pushy to clear plates- wanting to take crockery away before meal finished...don't seem to understand basic table etiquette. Really cheap bathroom fittings an oddity in a hotel this price. Don't book room 207 as it sits near an extractor fan ono that runs continuously. The reception staff were fine..but it fell apart after that.

Review 107:The shower leaked in our room, which they came to fix but then it still leaked! The room was very mediocre for the money and a let down.

Review 111:Our original room (114) was noisy - considering we had booked for a week and paid a pretty high price it was not good enough so we paid more for a sea view room, which was delightful. I asked for the vegetarian breakfast on day one and was served horrible vegetarian 'sausages' which are nothing like sausages, just mashed up vegetable in a shape - try Linda McCartney or Cauldron; the potato fries were like cardboard and almost inedible. On another day my girlfriend's breakfast arrived as though it had been flung on the plate by someone who had better things to do. Not good enough if you want to call yourself a four-star hotel.

Our toilet did not flush properly, we told the reception staff, but it was not fixed during our 2 night stay, this was quite frustrating as we were here for our sons Graduation and did not want any thing to hamper us getting ready for his big day. The shower panel leaked and so the bathroom floor was flooded every time we used it.
