Review 1:We were made very welcome at broad oaks and would highly recomend it.it was our first time in birmingham as we went to the areana to a rock concert and nothing was too much trouble, a big thankyou elaine and jeff ?

Review 2:Unfortunately private bathroom is across the hall, but it was very clean.

Review 3:Clean, welcoming, everything you need from kettle and teas in room, tv to complimentary shampoo and soap.

Review 4:No heating in bathroom. No window to open in bathroom, so everything gets totally steamed up. Slow WiFi. Old furniture. Since one of my business appointments got changed, I wanted to cancel my second night (before my arrival!). Booking.com was very helpful, trying to accommodate my request and even called me back on my mobile. The owner, however, was very strict and demanded 100% cancellation fee. All in all a good B&B, but how anyone can charge 130 GBP per night for it is completely beyond me. I can get a 4* hotel for the same price on booking.com, if I'm lucky even a 5*.

Review 5:Quiet location in good neighbourhood. Big comfortable bed. Strong, hot shower. Decent breakfast. All in all, good quality for a B&B.

Review 12:Very small room. There wasn't a sofa bed as expected. Bathroom with no heating. Blinds were white and didn't make the room very dark (luckily it is winter and still fairly dark in the morning, but this would be an issue during summer).

Review 41:The outside was scruffy and unkempt. An old car was on the drive and boxes of rubbish were littered around the property. £60 per night maybe a tad expensive.

Review 43:Was a little cosy with the extra bed for our toddler being alongside the main bed but although it took a little longer to settle him to sleep he found comfort being next to us so we didn't mind.

Review 44:Loved the inviting feeling we got from the minute we arrived to the moment we left. Owners were very accommodating to our young children. Felt like we could sincerely relax as though we were staying with relatives. Breakfast was lovely. We are now dreaming of the day we could live on a street like that!

Review 45:I don't think there is much in the way of common area to use outside the room but I checked in late and left early so I'm not 100% sure about that.
