Guesthouse Balnearn House sells fast on our site. Balnearn House is a family-owned B&B set in the beautiful Tay valley in the heart of Highland Perthshire. Surrounded by its own garden, it offers rooms with flat-screen TVs and free Wi-Fi.
Breakfasts are freshly prepared and include a selection of both cooked and lighter options. Guests can enjoy a homemade granola or freshly made pancakes.

Review 1:The owners were very helpful and attentative. The room facing the garden was lovely and the breakfast was great. Balnearn house was situated close to the village centre and the restaurants - perfect since it was very rainy when we stayed there - and with Aberfeldy distillery within easy walking distance.

Review 2:The friendliness of staff, we were greeted in a friendly manner. Given a full information package about local restaurants and places to visit. The cleanliness of the room and en suite were excellent. Food was excellent all made fresh to order.

Review 8:Friendly and very comfortable with great breakfast, all within a lovely period house. It was a very short stroll from Balnearn house to the cafes shops and restaurants in the town. Many of them we'll worth a visit. Overall a very relaxing and enjoyable break.

Review 10:It was a lovely room, the owners were very helpful and were able to recommend a great place to eat an evening meal . There was a very good breakfast menu, with something for everyone.

Review 11:I messed up the room booking and booked the only room with an external bathroom accidentally. However wasn't too much of an issue.

Review 13:Arrived with a colleague on motorcycles liked drowned rats. Was made more than welcome and woke in the morning to find our soaking wet motorcycle gear had been dried for us.

Review 14:The house radiated pride of ownership. Balnearn House was the best B&B that we stayed at during our week hiking the Rob Roy Way (all were 4 star establishments). Hosts were very helpful, breakfast was delicious, room was great. Location was superb for our hike as it was right on the path, and very close to the Black Watch Inn which served good food and beer.

Review 21:We loved our stay in welcoming Balnearn House. Our hosts were most helpful, the room clean and comfortable, and breakfast tasty and freshly prepared. The location was perfect for us, with a short walk to the village centre.

Review 22:While I didn't mind that the bathroom for my room was not en suite, the bathroom itself - in direct contrast to the bedroom - was cramped. Even that was not such an issue so much as the door (and door lock) into the bathroom seemed cumbersome and strangely ill-aligned. Although given the bathroom's positioning & size, not entirely sure how it could have been done better (other than having an easier-to-use lock).

Review 31:Well situated for Aberfeldy facilities. Nice breakfasts (recommend the scrambled egg + smoked salmon). Owners very helpful, e.g. with providing mountain weather forecasts.

Review 32:Only stayed 1 night and had room 1 with separate toilet/bathroom, as it was the only one left.Didn't use any of the facilities, ie lounges so can't really comment on them.Would go back again to stay but with a double room with on suite.

Review 34:The Hotel owner and staff were very pleasant, it was immaculately clean and comfortable. It's in a really good location for bars and eateries and nice walks. This was our 2nd visit and certainly won't be the last!

Review 37:Greeting on arrival was professional yet pleasant... despite interrupting the build-up to the Heineken Cup Final! Breakfast was a true Full Scottish Breakfast Delight with choose of Haggis/ Blackpudding and eggs cooked choose of 4 ways, Nothing appeared to be problem for the staff resolve... even guests locking their room key in their room!

Review 38:The location is excellent for exploring Scotland. Owners and staff very friendly and helpful. Breakfast brilliant, sets you up for the day. Would defiantly reccommend.

Review 41:Balnearn house was a wonderful place to stay. It is a family run business and an absolute delight. The guest house is traditional furnished. Our room had everything we needed and the bed was very comfortable. There is a lounge for residents to sit and relax and although the guest house is not licences we were invited to take our own drinks in and glasses were provided. Breakfast was delicious with a wide selection to choose from, including, to my delight a vegetarian cooked breakfast option (a first for me). Balnearn House is situated about a minutes walk from the centre of Aberfeldy in a quiet area. The owners were very hospitable and happy to advise what to do and where to eat We hope we can return once again soon and enjoy Balnearn House.

Review 42:It wasn't a bad experience, but the next time I go there, I will request to stay in the actual house and not the extension as the walls are quite thin there. The room was still very comfortable though.

Review 43:Its a lovely old house with lots of original features and it makes you feel good just being there. Claire is so welcoming and kind. She takes time to listen to what you have to say and helps out in anyway she can as does her husband

Review 44:we enjoyed all aspects of this lovely old victorian property , it had lots of original features and was very well kept , it actually surpassed our expectations for the low price . the staff were very pleasant and helpful . the breakfast selection was excellent and after eating it we were so full we couldn't eat anything until evening.we can fully recommend this hotel and wish the owners many happy years there

Review 45:A few personal touches ,ie tissues in the room ,cotton wool pads, etc would be nice . The place was lovely but a little bare and impersonal. We ordered pancakes for breakfast , but we got crepes , which is not the same thing !

Review 48:... ... not a whole lot. The sink not being in the actual bathroom was a little odd but it makes sense with a narrow bathroom. The only other complaint we be that we couldn't stay longer!

Review 49:Balnearn house was a really lovely place to stay. Rooms were clean, fresh, comfortable and cozy. We didn't meet Claire but we did meet Mark the owner who was very welcoming and friendly. Having a lounge we could use was really lovely. It was well stocked with tourist info and books and beautiful comfy leather couches and chairs AND a very pretty wooden chess set. The breakfast was one of the nicest we have had! All the usual options plus some yummy alternatives. Even nice hot plates! We particularly like the fact all the food was locally sourced where possible. I would highly recommend Balnearn house.

Review 50:Excellent accommodation. Room was warm and spotless. Plenty of hot water just what you need after long day hillwalking. Breakfast was also excellent with very good choice. Would definitely recommend this accommodation.

Review 51:Our room had a private bathroom but it was down the hall from our bedroom, somewhat inconvenient! The WiFi in our part of the building was spotty. But these were minor problems!

Review 56:This is a grand house, once a hotel. Very grand and spacious. My single room didn't have the character of the rest of the house as newer addition but spacious and everything you need. Breakfast was excellent. Only a couple of minutes from centre of town and restaurants and pubs.

Review 59:The only thing we didn't like were the two giant spiders we found in our room (one of which crawled across my arm as we were settling down to sleep..!). Not much that can be done about that obviously, but would be worth having a good check in your room if you stay here as we literally couldn't sleep after this experience (which kind of defeats the purpose of a relaxed getaway)!

What a lovely home you have. The quality and tasteful decor of the rooms including the spacious lounge as well as the comfortable beds and pillows made for such a pleasing and relaxing holiday. The breakfast menu is excellent. Loved especially the choice of pancakes & syrup with crispy bacon!! We will return as soon as possible.

Review 69:The owner was extremely nice! The breakfast was delicous and HUGE. The rooms were beautiful and the bed was so comfy. Loved the little touches like the cookies set out for us in the room. And there was a hair dryer!

Review 71:I liked the extra lounge room with the big sofa's where you could drink wine or whisky and read. The staff was really friendly en helpful, breakfast was delicious, well, superb. The Birks, where you can make a really nice walk, is around the corner, just as a really good bookshop The Watermill where you can drink coffee and eat excellent cakes. The small town offers lots of shops, restaurants and cafe's. We had dinner at Chillies, an Indian restaurant which was really good.

Review 82:This was by far and away the finest B&B I stayed at whilst cycling between Glasgow and Inverness. I was very warmly and genuinely welcomed and invited to put my bike in the garage, which was equipped with a bike stand. I was also offered the use of pump and tools for routine daily maintenance. My room was of a spectacularly high standard with very comfortable furnishings and quality toiletries. Breakfast was superb and extensive with plenty of fresh fruit as well as the traditional options from which one was able to choose the night before.All in all this was a lovely house staffed by true professionals and I would highly recommend it to the most discerning traveller.
