Review 1:Problem with heating meant it was a bit cold in the rooms and in the restaurant, however the meal was taken very early in the evening.

Review 2:The staff when we saw them were very friendly and helpful. Clean, shower hot and clean.

Review 3:I have scored relatively low for cleanliness, but to clarify this is really reflective of the decor, which could do with a freshen up & an update. Also there was a lack of a guest lounge, where I could sit in comfort for a coffee & invite my family or friends to join me, without being in the bar.

Review 4:The staff & proprietor were very welcoming, friendly & helpful. The evening meal & breakfasts I had were delicious & indicative of a very experienced chef. The location was perfect for me as I was visiting family in the area of Kennington, the village which The Croft Hotel is located on the edge of. Also I used public transport for a majority of my visit, arriving in to Ashford Internatiomal railway station, where there is a well serviced taxi rank + bus stop to take you to the hotel; the bus stop (for service number 1, if I recall correctly) is a short walk away from The Croft Hotel to take take you in to Ashford or Canterbury, should you be without your own transport.

Review 5:Cold, dirty room with condensation running down the inside of the window. Staff unhelpful and late. Access to busy main road dangerous.

Review 6:It was then only place available or we would not have considered it.

Review 7:Cup and saucer were dirty/used when I arrived, still the same dirty cup after my 9 day stay! Funny smell near the bed, dusty/dirty skirty boards, walls were dirty, could of done with a touch up! Wifi stopped working for 3 days.

Review 8:The staff were friendly and helpful but hardly ever saw a member of staff, I stayed 9 nights and saw a member of staff just twice. Bed was comfy and sheets were nice and clean, found wifi handy but it stopped working for 3 days, close to where I needed to travel to. I didn't try the food, parking was close and free.

Review 9:Heating was not turned on to warm the room prior to our arrival,so the room was cold and damp feeling. We had to ask for towels and coffee/tea etc.The hot water was Luke warm and soap,shampoo etc not provide. Fortunately we had our own with us. Breakfast was below average.

Review 10:No staff on the premises for a week apart from a cleaner every few days. No one at reception on arrival and all facilities were locked up. Front and back doors to the hotel didn't lock so felt very unsafe. I don't feel that the facilities advertised are representative of what was actually available. It was not an enjoyable experience.

Review 11:Dirty unkempt front, mouldy windows with part of the grey unwashed,un ironed net curtains missing, Cold water tap swivelled. Such a shame that a hotel i have known whilst living in Ashford has gone down hill so fast, i expect because there was only 1 staff member who seemed to do everything. Very disappointed.

Review 13:The hotel should not have been open. The owners were out of the country. None of the facilities listed were available. There were no staff and security was non existent. I stayed here with my 19 year old daughter who was booked in for two weeks but it was so bad we left after one night. Despite getting no sleep and intruders wandering around at 2:30 in the morning, the owner would not even refund us for the awful night we were there. I will follow this up as the whole experience was terrible.

Review 15:The fact that at 16.15 there was no one around to book us in and we had to wait a further 30 mins, the bar was closed then there was no beer from pumps only bottles or cans. Very poor. Room was so very tired and no toilet roll. Not a happy experience.

Review 17:Nothing, this is the worst hotel i have ever stayed in. There was no staff there for a whole day no cleaners no reception staff. After our first night in a dirty room we would have left if we could find someone to get a refund.

Review 18:The Italian responsable should not be in front of customers.... Breakfast at 8.00AM opened at 8.45. No excuse. "It is like that". The bedrooms are medium clean. Could be ok for a low price . All need to be refresh.

Review 22:Dirty toilet pans at the bottom of the 3 rooms. Very poor. Bad lighting in each room with 2 of the 3 lights removed. Breakfast was cold. No staff on duty. Bad lighting throughout the hotel.

Review 24:Upon retiring I lifted my pillow to find a small creature curled up like a snake under it. I collected the creature in tissue paper (approx 2.5" - 3" long!) and took it down to reception where I was met by the joint owner. After showing him it and requesting another room the owner he said that they come with the rain and wind??? But it's alright because there isn't another one in my room???? Photo's available.

Review 25:The only positive thing I can say about this hotel is that there is a small pub 1/2 mile away!

Cooking , waiting tables ,answering desk , never saw another member of staff .The executive room smelt musty and the toilette was dirty, the only lifts were on a switch on the bedside tables so we were in darkness for ages trying to sort that out ! Like faulty towers

Review 30:The room was shabby and not clean. There was a wedding party below the room with loud music playing. Breakfast consisted of very cheap and basic cereals and the butter tasted like it was off. Cooked breakfast was also offered.

Review 31:We were booked into an executive room. On entering the room there was a very strong musty unpleasant smell which was apparent throughout our stay and consequently had a very disturbed sleep. The bath rail fell off. There was a small amount of toilet paper in the room. There was a large water stain on the bathroom ceiling. There were two light bulbs not working. The staff at reception lacked in customer service and did not feel it polite to even say good morning or good bye.

Review 33:I thought that not being able to get into the hotel until 4.00pm on the day of arrival was a bit odd. There was no one about before this time.

Review 39:When we arrived at the hotel we expected the room to reflect those on the website - and they did not. My son went to the toilet to find that the excrement from the previous occupants was left in the toilet, and when flushed completely blocked it up. When I complained the guy came and sorted but would only say that the maybe the cleaner had forgotten to tell him .. Lame. Unfortunately I had already paid or I would not have. Would not recommend this place at all. I believe the owner is milking it for all he can get without any of the money being put back into the property.

Review 41:The bathroom had mould on the walls and the toilet handle was the threaded bar. It is set opposite a junction directly on a main road which. Has a lot of speeding motorists on it.

Review 42:Shower wasn't great, toilet took three or four attempts to flush, only coffee was decaf, everything in room creaked - walking gently across the room made the wardrobe rattle, and the floor creaked loudly, no cups in one of the rooms we booked, not very helpful re breakfast - we couldn't decide in the morning if we wanted it, we had to decide when we booked in the previous afternoon so they could set up the table. Could be a place with lots of character but desperately needs some TLC

Review 44:Restaurant was expensive so went out to harvester down the road. The shower was rubbish. Dribbled out and went from hot to warm constantly.

Review 47:Dirty towels, the lights in the bathroom were not working, and could give you epilepsy, they're was no tea or coffee, but there was a dirty cup to drink from. Sigh a everywhere telling you that there is a £50 fine for smoking, but the girl in charge was smoking in the bar.

Review 49:The shower facilities weren't particularly good and we felt the breakfast was far to small for the price we paid for it.

Review 50:Really nice area. Our room opened up onto a lovely garden. Had a fantastic summer night sitting and chatting with a bottle of wine.

Review 51:Bedroom window held together with sellotape. We were downstairs for breakfast just after 7.30 but the staff were nowhere to be seen and everywhere was locked; consequently we were late leaving.

Review 53:Cleanliness of room poor especially window frames behind nets. Drawers had not been checked since last user, a pair of men's PJs in bedside drawer. This B&B was being run on a shoe string, one lady checking in, serving behind bar and also serving table in the restaurant, one person trying to cover too many jobs. Same at breakfast, wrong times given, then one guy arrived to both take breakfast orders and cook and serve.

Review 54:The meal in the attached restaurant was tasty and not too expensive, but slow service due to one person trying to cover all jobs.

Review 64:Hotel was pleasant enough but was drastically in need of a make over. The room furniture was fairly new but the carpets there, and indeed most of the public areas needed changing. The en suite also needed upgrading.

Review 65:level of cleanliness was appalling. although we complained, the issues were not rectified. Broken window which was held together with sellotape which was dangerous. Staff with a couldn't care attitude. Booked for two nights but only stayed one.

The hot water basin tap needed replacing or reconditioning the flow was very poor. It would have been nice to have been told that you could not even get into the hotel before 4 pm.

Review 70:No one at reception. Wrong key and room number were given resulting in us walking in on 2 women who screamed. Virtually no loo paper. Wardrobe had mould in it. Lavatory flush was loose and not functioning well, shower was only a trickle and was broken and wouldn't sit in its holder.

Review 71:Looks a little tired, no teabags (just coffee) in the room, no wifi code given although the 4G on my phone meant this was no issue.

Review 72:Manager was friendly, shower was great, bed comfortable, bar/outside area looked good, short walk to Julie Rose Stadium where I needed to be. Good value for money and would stay again.

Review 74:A warm welcome from Toni, the rooms are basic but comfortable enough. The highlight has to be the food which is just superb and very reasonably priced. We will stay there again.

Review 75:Disgraceful spare pillows in wardrobe really filthy, and brown stained ,last occupants clothes left in drawers money on dirty floor,not been cleaned ,,,,did not see any staff ,only one person managing everything, did not enjoy our stay at all and would not recommend it to anyone

Review 77:Did not feel welcome at all felt like it was all too much trouble.The hotel had emailed me with the option of upgrading our room but had no knowedge of it and had no trouble telling me they were doing me a favour. Quite disgusted with the welcome received. The property is not maintained properly, although our room was clean and bed comfortable the property looked unloved and not well maintained which is a shame as it could be lovely. A few lessons in customer service and manners might be a good idea !

Review 85:everything, service was awful, the guy who ran it questioned my self. The room was not cleaned on arrival and they questioned me saying it was clean.

Review 87:Lots of minor points. Exterior signage could be better. Lots of people looking for way into reception. Cleanliness was ok. Could have be excellent. Main failure was staffing. Friendly and functional staff but found that you had to wait to get served, because they were tending several parts of the facility. Overall would stay there again.

Review 89:There was a strong smell in the room (like a cheap parfum) and I needed to change the air regulary. My room was looking to the garden and it was calm, but be careful not to get a room looking to the noisy street.

Had a terrible sleep due to the hotel's inability to do simple things like turn the alarm off that the previous occupants set. Did the staff apologise, offer compensation, and show any sign of sympathy.? No, no, and no. Avoid like the plague, my friends.

Review 94:Hotel needs upgrading. Bed was uncomftable, towels were old, shower kept pointing down and would not stay up on its own, etc etc. Also, breakfast was greesy and on the first day they had run out of Milk for cereals!!

Bath came with showerhead but this did not work and even if it had there was nothing to hold it where you could stand underneath it. Since we were only looking to get washed quickly and leave and especially since I have long hair would definately have preferred the option to stand under the shower head. Also thin walls and squeaky bed - could hear my brother talking to his friend in the room next to where I was staying with my boyfriend

Review 102:Visiting, with my mother, for a family celebration. Chains tend to only have double beds but we wanted a twin room. Good value for money in excellent location for our purpose. Cannot enter type of traveller except family with older children - I am 58!

Review 103:The guest house is not a modern accommodation, perhaps a bit basic, however it was warm and comfortable and the owner who had been there for ten years was making great stides to keeping it clean and acceptable. Certainly worth considering. Where else can t You you get cereal toast and a cooked breakfast for £5??

Review 105:it was cold and very damp with no ventilation and no extractor fan in the bathroom. They have a warning telling you that if they think you have smoked in your room they will charge £50 from your credit card without discussion. I am astmatic and do not smoke. I could smell smoke from previous guests and remain worried they might charge me.

Review 109:The hotel was locked and empty when I arrived. I phoned the hotel and one of the staff said they would come round, they turned up 30 minutes later. When they turned up they were smoking when they booked me in. The room was freezing although the heating was on full. The restaurant was closed. There was no staff to be found.

Review 110:The GPS couldn't find the place at all, a house number would have helped, it seems that the Canterbury road stretches for miles around Ashford.

Review 122:I arrived late, it was dark and raining heavily. The receptionist directed me to an outside building, with little instruction and no key. There was no electricity and no heating. After stumbling around in the dark and not finding the consumer unit to switch the RCD back on, the (foreign) receptionist had cleared off...you can only imagine the rest. Just like Fawlty Towers - if you like that sort of thing.

No wifi service available except at the dinning area. Ruined our weekend.

Review 137:No milk on tea tray; no spare pillows or blanket (but provided as soon as requested); towels of poor quality and discoloured; water slow to drain in washbasin and hence couldn't get hot water in the sink; little water pressure in shower. No one in attendance for breakfast until I phoned proprietor! too late then when he arrived for us to have breakfast as we had to leave.

Review 138:Good size room; double bed comfortable. Basic and clean. Staff pleasant - pity not around at breakfast! Excellent meal at the Italian restaurant next door.
