Review 1:Clean and comfortable. Felt homely for the one night we stayed at New Year. We stayed in a room with a double bed and single bed for myself and teenage daughter after paying an extra £10 for a larger room at checking in. My daughter liked it and said she would stay again. Have to say the hotel does not look impressive from the outside, but for a short stay works well and within a short walking distance to local shops, the harbour and transport links.

Review 3:Staff in hotel were very friendly through out our stay. We had not booked breakfast . But the hotel has a caffe that we used the food was very good. Rooms were nice and clean, and the hotel was nice and quite concidering it was new years eve.
Review 4:Only a small gripe, I was hoping to get a view of the Marina from my room, but sadly as I was at the side of the building all I got was a view of a brick wall, but apart from that, my stay was perfect.
Review 5:The location of the hotel is excellent being right opposite the Marina, so you were only a very short distance away from everything you needed. The staff were excellent and extremely helpful. Would I stay there again, a definite yes!!
Review 6:Advertising on Booking.com didn't actually show photo of hotel & was misleading as to location. Wasn't clear when booked that breakfast not part of price - probably problem emanating from Booking's website rather than hotel. Party with loud music in rented-out suite above our rooms . Lasted until gone midnight. Not very relaxing.

Review 8:They did not have the facilities for the elderly or disabled and they did not have anything on their web to say this as it is all up stairs no lifts and as I have a difficulty with stairs it made my stay very uncomfortable so I would not become it for that reason

Review 13:Although they mention it on their website, it's really noisy. We were there on a Saturday and the noise from surrounding bars was disturbing. I had earplugs so it was ok, but you shouldn't go there for a quiet sleep. We had a room at streetside, so maybe at the back it's less disturbing.

Review 22:Bed was very soft, which was fine for me, but my girlfriend wasn't keen and gave her a bad back. Main problem was the room was baking hot, but when you opened the windows there was a very noisy extractor fan outside, so got a very bad night sleep. If you had a harbour side view, you would have the same problem but with a noisy bar below.
Review 23:Location was very good, right on the harbour side and close to restaurants, bars etc. Rooms were small but adequate and reasonably good value for money.
Review 24:The noise from the nightclub two doors down until 3am and then the shouting of clubbers until 4am. Smell of urine coming from the street when window was opened at 4am. Sleep was constantly disrupted. Needless to say we were all quite tired on the Sunday. There is no information regarding this night club so we could not make a decision on whether we should book a room or not. Very unfortunate for the hotel.
Review 25:Although our sleep was constantly interrupted due to the noise from the night club, the beds were very comfortable and towels very fluffy. Clean room and good carpet.
Review 26:Parking a little hit or miss if lots of heavy luggage. We were lucky to get a space in small car park opposite which you can pay for 24 hours.

Review 51:Despite a warning in the booking it could be noisey (bar/ Music venue next door) it was impossible to sleep before 3am+ on the Friday/Saturday nights we stayed there. Thudding bass and noise from paitrons in the bar and the street. Such a shame.

I'd asked for a room with a bath in the bathroom and wasn't given one but the staff were very helpful, with one young woman coming up to the 3rd floor to tell us that she'd arranged for us to move next door on the second day.
Review 61:creaky floor boards in the corridors,slamming doors and other guests talking out side the rooms till 4 am, £7.50 for breakfast but if you were Joe blogs off the street full English was around £6.00 nowhere to sit in the room apart from the bed. strong smell of cleaning products in the on suite. view of the harbour hindered by scaffolding.

Review 65:Next door to rowdy bar/club. Music vibrating in room until 3 am! Lots of noise outside on street until 4am. Poor parking but staff will issue a permit to go in multi storey quite local. If returned would request a room in back of hotel for a good night sleep.

Review 67:What is the purpose of an hotel ?...sleeping . Let me know how a bar can manage to get a licence until 3 am...& right next to it an hotel with single glaze ... I'm going to complain to the council to allow this kind of application ... Also hotel hosting party til midnight and nothing is soundproof ! Couldn't sleep because of the noise and pay a lot for listening to it ! Which wasn t my plan . Bed was horrible small & too soft . Bathroom was nice but with hair in the sink ! Bookings.com please don t allow this type of hotel on your site. Hotel must follow rules & regulations ... Otherwise don't market them .
Review 68:We did NOT like the double beds in all rooms as we prefer King Size and there are far too many stairs in the hotel. Also rooms are far to hot, the weather was chilly but we had to have the windows open all night and a fan on.

Review 70:Our room 204 was above the party hall, and the music was so loud till midnight that we couldn't stay in our room until past then and we didnt want to stay out until that late but had no choice, the cups were shaking! We had no view, and an extractor fan right outside the window, which came on at 6am and woke us up as we had to have window open as the room was like a sauna! I couldn't even get ready in the room comfortably as it was so hot! Would stay again but in a better situated room.

Review 76:Room 205. A step just beyond the bedroom door hidden within the carpet design but mentioned on a small, somewhat mean sign on the sidewall. Consequence of this, my wife has a badly sprained ankle heavily strapped by our doctor.

Review 78:Couldn't sleep til the clubs closed at 3am on Sunday morning not great when you have a wedding the following morning. Sunday night Monday morning was much better. Room wasn't cleaned on second day, receptionist said they had a problem with someone changing the 'please make the room' sign to 'do not disturb'... not sure how, as the room was kind of out on it's own, so nobody would really need to pass the door. Also, came back on first night to find the room door had been left on the catch - I am 100% sure the door was locked when we left... Breakfast was ok, but try local places for it instead, the main lady in the restaurant was like a fog horn and the the music in the dining are was too load at that time of the morning!

Review 80:I had very little sleep as the noise outside, from the neighbouring bars was terrible - in fact I didn't get to sleep until gone 3 am, which must have been closing time. The bed, although was comfy, was extremely wobbly and very squeeky.
Review 81:Great breakfast and evening meal - lovely choice of food. Nice big room, very clean and comfy. Nice view over the harbour. We were upgraded to a larger room, because we could only stay one night and had already paid for two. They also did not charge us for breakfast for the same reason, nice good will gestures.
Review 82:We were delighted to be looked after by helpful and happy staff. Nothing was too much trouble and everyone was quick to inform us of the best deals for meal times. The room was better that the star rating for the hotel and everything had been thought of. The parking was in a multi-storey car park a couple of streets away, however we could get the ticket hand written by the hotel receptionist who added the cost to our bill, and this saved us from having to think about dealing with cash. We enjoyed the folk festival in nearby Broadstairs as we were dancing in it, when we came back all hot and bothered the room was a welcoming relief as it has air conditioning. Well done The Oak, we hope to see you all again next year
Review 83:I am older and don't like late night life, so I could hear the disco's etc far off into the small hours, though was not too unbearable, as they gave me a room away from the town front at the back of hotel. was not much room to move around the bed. TV didnt work but Manager cvame and sorted it out, but was inconvenient to need someone to do that late at night. Too many flights of stairs and no lift very bad situation for me of mature years.

Review 85:We were given a room with a sea view, we were advised that being at the front we may here road noise, this was an understatement..the noise from the cafe/bar (part of the hotel) was noisy until 4am , i mistakenly thought it was a night club.we managed 3hrs sleep until we were woken by the street cleaning team at 7am. Sunday evening was no better as the street was still noisy and guests checking in at 12-30 at night were chatting outside our room with the hotel staff...a total waist of time trying to sleep, Monday morning we left at 8 am, two nights of pure misery and unbelievably WE PAID.

Review 87:There is no hotel parking and the nearest is £14.00 for 24 hours, there is nothing between that and 12 hours. here is a pub very near which played very loud music until he early hours with noisy clientele in the street accompanies by fighting.

Review 94:Perfect position, very clean and comfortable. We requested a quiet room and were given one. An ideal hotel to use as a base. We were there for The British Ladies Open and it was perfect.

Review 99:Our visit on a Saturday night was spoilt by the noise from the adjacent night club and the people outside the night club and hotel. The music stopped at 3.00 a.m. and the people outside had dispersed by 3.30 a.m. but it was impossible to sleep before this. Our room was at the front of the hotel at the end next to the night club. There was no double glazing. When we booked the hotel we chose a room at the front because of the view which was excellent but the noise undermined all of this. We were not warned about the noise and we were unprepared for it. We were not advised about the problem when we checked in nor were we offered another room. We were visiting a relative until 11.15 and when we returned to the hotel the lobby was unmanned. We will not stay here again. It may be that this problem only occurs on a Saturday night but I would advise anybody to check about this before they book a room at this hotel.
