Seabrook House is a Victorian property set in landscaped gardens. It offers well-equipped bedrooms, free parking and views to France and Dungeness.

Review 3:The bathroom was a little damp smelling but we know they are refurnishing.

Review 5:Staff struggled to speak English, so the issues we had were not dealt with! This issue was that the room was advertised on booking.com including breakfast, and there was a disagreement if it came with or without at the place. In the end we had to pay an excess charge. The bed we were given had one corner broken, so this was very uncomfortable. Generally dusty with the work going on, just needed a wipe down.

Review 6:Nice wallpaper, understanding that the place is being refurbished and its a new owner, so time will tell if all is improved.

Review 7:Mould in shower. Our rooms had been altered and I ended up in a single ground floor annex outside with no access to the hotel except via an unlit path round the back of the hotel. My sister slept with me that night but the hotel did give us better rooms the next day. I think they'd double booked and moved us from our original rooms.

Review 8:Staff tried hard to put problems right.

Review 9:The bedroom window didn't lock properly, there was no heating working the the room, there was a big brown damp stain on the ceiling, the carpet was ripped up as you entered the bathroom. Breakfast, the bacon was over done and was rubbery, the beans tasted like they had been cooked n left in the pot and also had no ketchup. Will not be returning.!

Review 10:The bed was nice and comfy slept like a baby.!

Review 11:Both room and bathroom had visible big size mould on the wall and on the carpet. The smell was mild but lingering. Mould is very toxic to health, so having to pay for being exposed to such a toxic and unpleasant environment is ridiculous.

Review 12:Very unclean. Surfaces dirty and hairs in the bathroom. Extremely expensive for what you got. Disappointing breakfast. Definitely would not stay here again.

Review 16:There was 7 in our group, including 4 children; we had two family rooms and were attending a wedding on the afternoon of the day we arrived. We had travelled quite a distance and asked if we could book in earlier than the normal 12:30 so that we could get ready for the wedding. This was accommodated without problem and we had gained access to our rooms by 10:45 a.m. which meant we could get ready at a leisurely pace. We are very grateful for allowing us to do so, I know under normal circumstances it would have been difficult to turn the rooms around in time. The rooms were spacious and the beds extremely comfortable. Overall a very pleasant and comfortable stay.

Review 17:cooked breakfast was not available until 8am... bearing in mind many clients will be staying prior to morning channel tunnel crossings, we surely weren't the only ones needing to leave early.

Review 19:Bedroom not serviced during stay. (this would happen in a hotel). Beds not made, bins emptied etc. Light motion sensor in bathroom very annoying. Some fixtures and fittings a little wobbly.

Review 23:Cooked breakfast did not start until 8:15. We were in a rush to catch eurotunnel so did not have time to wait. We felt that if breakfast is offered as part of the payment price then it should be available at an earlier time

Review 29:The beds are uncomfortable. They do not clean the rooms every day, ie beds/bathroom. In general there is a lack of cleanliness. They say they have free wifi in the rooms and lounge area but you cannot connect to it. When you finally do it drops after a short while. In regards to the breakfast sausages were raw.

Review 31:Bedlinnen and towels were clean, the rest was really dirty! Holes in the wall, wall paper dirty and loose from the wall, very very old beds. bathroom carpet was dirty and ripped. Bath and shower were old and full of black mold- very un-hygenic!

Review 35:Cheap last minute room booked for a friend's wedding in the area, staff were extremely friendly and helpful!! Upgraded to a very large old victorian style bedroom with ensuite. Breakfast was good and property was only a short walk to the coast, perfect stay!

Also didn't like the idea of a carpet in the bathroom...not very hygienic especially considering the cleaning standards are poor. The shower was not working. Breakfast was ok but bacon and sausages were overlooked. Some of the cutlery was not properly washed...had food deposits

Review 41:The beach is a few minutes walk away and the staff were friendly and welcoming. Ok for a day's rest. Could see the beach from bedroom window...which was lovely. A place to sit and relax downstairs and in the gardens which was lovely.

Review 42:Unfortunately for us we are used to drinking decent coffee and instant coffee at breakfast was not something we have encountered at any hotel/B&B for a long time. Please consider filter coffee if a capsule machine or B2C is too much.

Review 67:The manager is a lovely lady who was extremely helpful but I feel she is battling with a very tired and dated hotel. Apparently taken over by a new owner I would like to hope there will be a lot of money invested to update old patterned carpets, shabby bathrooms and old fashioned decor. When we went to our room that was supposed to have been made up for our arrival, we found dirty sheets and towels and the empty drinks etc. The manager was very apologetic but then gave us the phone because the owner was on the phone arguing that the cleaner had cleaned the room for our arrival. We had to argue with her that this was not the case!! The manager apologised again and gave us a different room and a refund of £20 but this still meant the room cost £80 a night! Our room had only one window that opened as the other one was taped up. The electrical wiring was very questionable. There were cobwebs under the curtain pelmet, carpet in the bathroom and the shower tray looked old and stained. Lets hope the owner gets the place up to date soon!

Review 69:Fantastic location, five minute walk from the seafront. Fantastic value for money. Price included full English breakfast and our room was outstanding. Beautiful room with lovely views and spotlessly clean, comfortable bed and lovely bathroom. Can't fault our stay here, highly recommended. Came here for our friends wedding at Lympne castle, ideally located for the castle and the zoo as well, also short walk away from Hythe centre.

Review 70:The en-suite shower had very little water pressure, the shower head was caked in limescale and the entire room could have done with a good hoover.

Review 75:This hotel is super close to the Euro Tunnel, took me less than 15 minutes to get there. Checked in late and out early and the staff were very helpful and accommodating. My room was big and super clean.

Review 76:Room was very tired- wallpaper hanging off walls, hole in curtains, window catch missing. No room servicing in our 4 day stay. Bin emptied once, cups cleaned once.No clean towels, bathroom never cleaned.

Review 78:As a solo traveller using public transport I like the fact that there was a bus stop right outside with frequent buses to Folkestone and Canterbury. Also it was only a short walk to Hythe town centre and to the beach. The TV in my room wasn't working but it was quickly replaced with a new one.

Review 81:When we arrived our booking appeared to have been cancelled, the lady on the reception desk said that over the week end the hotel had changed management she had not got a clue about greeting us or the fact that we had booked in online with booking .com and had given them our credit card details but we had to pay by cash as they did not have the facilitie for a card payment so yes disappointed we were and also in the room their was no toilet rolls and when I went to reception ask for some she had locked up and gone and not seen again
