Review 1:Rooms on the 1st floor where very noises if someone was in the room above you. No where to dry your clothes after being out walking.
Review 2:Staff were great, rooms where nice and clean, location was excellent for the centre of Keswick.
Review 3:No parking, parking in Keswick central car park. Unlike other Pubs/hotels there was no parking passes for guests.

Review 5:Very noisy extractor fan outside of the room which did not make for a relaxing sleep. No milk in the room for a cup of tea/coffee - they must have forgotten to put it in the room.

Review 7:Not really a bad experience but could have done with a lift as 3 staircases to negotiate with a bad knee. Part of the charm and drawback of an old building? Also parking a fair distance away.

Review 9:Went out for drinks after dinner and returned to the hotel at around midnight. Our digital door key let us into the hotel but not our room. Rang the hotel reception number but no reply so my husband (who spends a lot of his working time in hotels) went looking for the on site personnel. Found his room, knocked on the door and was told he couldn't get back into the hotel or cut new room keys so couldn't help us. His first question was "how have found me?"!!!! What did he expect us to do??? Even our car keys were in the room so couldn't sleep there. After three more attempts to get him to help us, a conversation with the police to see if they had any emergency contact numbers,he came down with a bunch of keys (so he obviously could get in) and contacted the person on call. Two hours later we got into the room. He was so unhelpful it was untrue.
Review 10:Room was gorgeous. We had a very bad journey up - 6 hours from Leeds due to snow. But Richard on reception was really helpful and did a great job and also reduced the room price significantly once he knew what we had experienced. And despite the numpty on site I would go again. That barman needs some serious tuition in customer service! Rude unhelpful and downright obstructive
Review 11:Accomodation was all that was available at time of floods. We were told room 1 was small, enough room to get around bed and no more! It was above bar so was very noisy until 1am first night.

Nothing was too much trouble.They checked on the latest travel info to make sure we could get home safely. Breakfasts and meals were delicious served in front of roaring fires.

Review 18:The personal touches like the straightener plate so you weren't putting hot straighteners directly on the dressing table. The sheep tea cosy and hot water bottle cover. The staff were great and couldn't do enough for you, the breakfast was lovely but we didn't have an evening meal there so can't comment on that.
Review 19:Minor niggles.The rooms were very small, with hardly any space between the bed and the bathroom door and little space on the other side of the bed either. One of our walls which had a door adjoining another room was just a thin partition, thankfully we had quiet neighbours most of the time. Our towel rail in the bathroom didn't work for half of our stay - there was no mention that it didn't work or an apology although it was fixed during our stay. No vegetarian alternative for breakfast just have anything minus the meat.
Review 20:The location is very good being right at the heart of Keswick. The décor was modern and homely. Breakfast was, in the main, well cooked. The room was cleaned everyday to a high standard and the room was warm. Overall ideal for people who don't want to spent too much time in their room.
Review 21:Room not clean, very dusty. Asked for it to be cleaned, said they would do it , but did not get done. Dog smell in breakfast area, very disappointed, NOT worth the rate I paid .Would not go back and would not recommend.

Review 49:We had two rooms and we found they were both very warm even with the heating off. We opened the window but there was noise that kept us awake, so I didn't sleep one night and we were there for 3 nights. The bathroom in one room was huge but in ours was small and lacking in shelving or hooks for toiletries / wet towels etc. Our room was small for a double (17) and I kept knocking my arm on the wardrobe or foot on the bed to get to the other side. There was nowhere to put our suitcase except on the window seat, but this caused issues with opening the window. The food was ok and the bar closed at 11pm so as we were on holiday couldn't stay up and had to go to our room.

Review 72:I really liked this hotel. I felt that I got exactly what was on the website where the pictures match reality. The decor is a modern twist on traditional which I feel is unique in the area and the town of Keswick feels away from the main tourist areas. It is a good balance between accessibility to the hiking trails and having something to do at night.

Review 80:Nothing much really. Keswick is great & the Royal Oak is in a great location but the downstairs is grotty with food stained walls & seats. Our room was OK but the cheap floor was peeling.

Review 103:There was no ventilation in the room, except for one window leading into a noisy vent shaft. We could not sleep it was so stifling. There was a closet, but the door was broken. And lastly, the shower had black mold in several places. When I pointed this out on my departure, the manager asked "is there a lot?" As if a little mold was acceptable.

We needed to leave early on the sat morning to take part in a charity walk so the staff made up fantastic packed lunches for us. We had a meal in the restaurant in the evening and again we couldn't fault anything, great food and great service. We wouldn't hesitate to stay again.

Review 114:Our room was described as a small double and they weren't kidding, there was only just enough room to get around the bed on one side and between the dressing table and the end of the bed. We also really didn't have enough space for our cases. Not having any sort of outlook at all from our window wasn't a problem for us but the noise from the kitchen extractor fans was quite annoying !

Review 126:Not really a dislike as we were well aware of the issue of parking when we booked. More of an advice. There is no hotel parking. On arrival we were given some inside tricks of streets very nearby we could park in - unfortunately, we had arrived lunch time on a Saturday and the sun was blazing and we just couldnt find a space. We ended up parking in the Central Car Park (5 min walk from the hotel). You could only buy a ticket for 11 hours, after 7pm it is free overnight and it had to be renewed again by 8am. So it meant going back to the car at 8am every morning just to sort this out - no problem and the short walk gave us the appetite to tackle breakfast!
Review 127:The location was excellent, right in the centre of Keswick and therefore close to all the pubs,shops,market,restaraunts., Also a 8-10 min walk to the Derwentwater and boat trip around the lake. Friendliness of all the staff. The Cumbrian breakfast was excellent!
