Review 1:Only a few minutes away from the Herstmonceux Castle where I wanted to be for a family member who was staying at bader hall. An excellent location with lovely vistas.
Review 2:'Musac' playing all the time in entrance/breakfast room. Room was small - an 'executive double' but barely large enough for myself only. Lighting was very poor, & there was no shaver/electric toothbrush point in shower room. The shower was totally inadequate & rather like just having a tap on the wall above your head. If removed from its holder no water came out at all. The wash basin was dirty. Breakfast was poor: not good quality, too much tinned fruit, muffins were not muffins at all - just round pieces of toast! I couldn't have smoked salmon on toast without scrambled eggs. Dogs were allowed in breakfast room as well as in bedrooms - no mention of this in website description, & I wouldn't have chosen this place had I known. Apart from hygiene issues, the noise from a dog or dogs bounding up and downstairs as well as in the room above was horrendous. Also the owner has dogs, kept very close to kitchen. There was a nice "arbour" in the garden where I went to sit one evening - but spoiled by a full-to-overflowing ashtray on the table & empty cigarette packets on the floor. It was still in that state when I left after a 2 day stay. I wouldn't stay there again and wouldn't recommend it - I'd rather have good food and cleanliness and no animals than pseudo-antique furnishings!
Review 3:Owner was welcoming. Room was nicely furnished, with well-stocked tea & coffee tray, bottled water, wine glasses & corkscrew, toiletries. Lovely view from room. My request for almond milk at breakfast was fulfilled & coffee was good.

Review 15:We really liked the location - the fact that after a busy day out and about we could come back and enjoy sitting in the garden and enjoying the country views. Sally was friendly and accommodating. We used a sat nav to get there which wasn't really the best idea but Sally soon put us on the right track for our days out.

Review 33:Rudeness of host when we arrived late. We travelled from Somerset and the traffic was APALLING. Sally was not welcoming and ensured we knew how tired she was. There was no concern for her guests journey and we were made to feel very guilty.

Review 43:Nothing not to like. A word of advice: If you plan to go out for an evening meal and don't want to drive, it might be advisable to book the local taxi service in advance of your arrival. We tried on the evening and he was unable to get to the house until an hour or so later. Being a rural location, there are not many taxi firms in the immediate area.

Review 45:Sally invited us in and before I could put down my case my visa card was taken from me and kerrrching, £95 was processed from us and that is without even getting to see our room! So much for trust then.This was followed by the statement "if you find anything wrong tell me so this can be put right." Now I have to say that on the odd occasion this has been said to me I immediately think what problems does this person expect me to encounter? It was said in such a deliberately terse manner that the last thing a person would want to do was enter into a confrontation with someone displaying as much warmth as a wet fish. Sally then immediately handed us a well used crumpled A4 piece of paper containing restaurant recommendations followed by the words "please ensure you return this to me" we could not understand what was so valuable that it could not easily be copied on a home printer. As we were taken through the breakfast area we were pointed to two chairs, one of which was directly facing the wall. We were told this was where we were sitting the next day for breakfast and we certainly got the impression that we were being told that was where we would have to sit for breakfast, well away from the lovely tables overlooking the garden. Upstairs in the bedroom there were mugs with chipped rims, for which there really was no possible excuse. The shower had a leaking hose and the extractor grill was clogged up with dirt and dust.This would not have been so bad if the extractor had not been sited directly over the bathroom basin and when it would only take less than 10 seconds to run the hoover hose across the extractor grill. The basin cold tap hardly ran any water at all, certainly not enough to wet shave with. Back down stairs the next morning we were looking forward to breakfast. As I was facing the wall I had hoped breakfast would provide some compensation.

Review 47:Perhaps not surprisingly, in view of the age of the property, the en-suite facilities were slightly cramped and an extra towel rail would not have gone amiss.

Coupled with the evening meals in the Brewers Arms, I now need to go on a diet. Overall an extremely enjoyable stay and we hope to return in the not too distant future !

We usually stay in a hotel but as the reviews for Cleavers Lyng were so good we decided to stay in a B&B for a change and we were not disappointed. Our hosts were very professional and the whole experience was very positive. We would definitely recommend it
Review 113:Noise from family room above ...running and jumping which made everything in our room shake! Luckily it wasn't constant and we were out and about most of the day so not too problematic. Bathroom was functional rather than luxurious which, considering the price, was a slight disappointment.

Review 115:We arrived at a difficult (busy) time which we had warned them of but hadn't been told would be a problem, but it seemed to be when we arrived, we felt like we were putting them out. This is a shame as they only needed to tell us it would be difficult and I'm sure we could have worked something out. However, we would still go back- on the whole a really nice stay.

Review 119:The shower left a lot to be desired, the taps were too small in the hand basin and the water pressure could have done with being improved. We understand this is probably due to the age of the property, but when you are paying £360.00 for bed and breakfast, we expected these facilities to be spot on.
Review 120:The rooms were comfortable but we were both cold on our first night, when this was mentioned, the offer to change rooms was made, but we declined, the following night we were much warmer. The ambience of the property made our stay that little bit more special as we were celebrating our 33rd wedding anniversary. We would consider returning at a later date as the peace and quiet was just what the doctor ordered.
