Review 1:There was such a strong smell of oil based paint that I could not breathe and when I went down to reception the lady said she would see about a new room the next morning, totally ignoring the fact that i needed my asthma pump to breathe and it turned out she was the one who decided on the other rooms in the morning anyway. Pics are supposed seaview which was extra and how I had to prop door open to enable me to breathe.

Review 3:Top in a family room on the top floor and with a one year old was a struggle with the pushchair up the stairs. But couple did apologise several times.

Review 7:Be prepared to feel like a paying inconvenience. The bar was closed, reception barely open, given room keys and expected to know where to go. Only allocated 30 mins (8.30 to 9 am) to eat breakfast and had food and chipped cups cleared away before finishing. Glad the plates were so small as the food was like something served up in hospital. Hotel (more like a hostel) clean but very shabby and outdated. Dribble of hot water from the shower in the cramped bathroom. Wouldn't stay here again.
Review 8:The hotel is close to Sandown town centre with a bus stop at the end of the road for travel further afield.
Review 9:The hotel could do with a bit of a refresh as our room and dining area looked a little dated. However, the bathrooms were modern and *everything* in the hotel was clean and fresh so it was all ok!
Review 10:The staff were great, the owner was lovely and very attentive. Anything we needed help with we were dealt with straight away in a friendly manner. The breakfast was awesome and was a good start to the day. Good location, a short walk from the beach and transport links.
Review 11:We had booked breakfast and paid online and when we arrived for our overnight only stay, we were told that they only did breakfast 8.30am to 9am.We needed to leave at 8am at the latest but were offered an earlier time of 8.15 for tea and toast only.I explained that that was too late also and said we would skip breakfast and have a refund .They had charged £6.50 each.They said they couldn't refund and offered us a complimentary drink at the bar when it opened which also wasn't at a convenient time.We have stayed in many B & B's and Hotels and have always been offered a choice of times for breakfast.Apart from that, they were very friendly.

Review 13:We were all days out on trips, so we just came to hotel for a night sleep.. Unfortunately the neighbors above us seemed to walk till 2:00 and from 5:00 again, didn't get much sleep. Other that that it was ok.

Review 15:We had never experienced such a rude,uncaring ,ununwelcoming staff. The room was quite cold, water was cold and it took 30 minutes to get warm. Breakfast was awful. When we asked the waitress to change our watery, tasteless coffee, she didn't like it at all. Even the other family weren't happy about their service and attitude. Will never stay in this hotel again.

Review 17:Flies everywhere at breakfast. Throughout the bar and dining room. Parking is limited and first come first served. VERY dated hotel. I wouldn't want to stay longer, the family rooms are a double bed and two singles right next to each other. VAT added to price on booking.com afterwards and full amount charged to my card before I even turned up.

Old shower head left above the smaller usable one and fell down one evening narrowly missing me as i stepped out of the cubicle. No view of anything only brick wall. Having to access my room through the dining rooms. They advertised wifi which no one could access. Even being told it hardly worked in the office.

Review 25:At the time of booking I did not realise that 20% vat was not includedin my bill or else I would have opted to book else where for less andmuch better. 20% is quite a lot when you have booked two rooms .. I hadbooked two rooms. The double bed was horrible, the room ended before youhad even entered .. The toilet was renovated but the water pressure wasnext to nothing. I could hear everything the couple were discussing atnight in the room below us. The triple room I had booked was a size ofdouble with an extra bed .. Breakfast was okay .. Nothing special! Thehotel had only a few parking slots. You had to find a free slotsomewhere in the street nearbyWill never stay in this hotel

Review 34:My request to non-feather duvet & pillows due to alergy was met with 'bring your own'. (I made my booking month in advance, how about you go and buy microfibre duvet & pillows for future guests!). Parking was full on our arrival due to staff not being able to reserve it for their hotel guests only and let anyone and everyone park in front of the hotel. Water pressure was so bad that washing hair was out of question if you don't want to spend all night washing our shampoo from your hair with three miserable streaks coming out of the shower head. I am no poncy princess; am happy with simple bed & clean bathroom. But having to bring my own duvet&pillows + vegan food in order to have breakfast (no non-dairy milk or butter), I would not pay the same amount again.

Review 38:Lack of welcome from reception, lack of personal touch. Regime of breakfeast, size and taste of breakfast, cereal piled in bowls left on the window. Havin a curfew to return to hotel or havin to ring to gain entry. Shower was rubbish, just trickling water which took over 10 mins to heat up, us not safe as no thermostat, easily bumped against tap which can scold.

Review 44:Tina - The person in charge refused to give her surname. Was the most unhelpful, rude and aggressive person I have ever met in the leisure industry. No cot in one of our rooms that was requested - she blamed booking.com? Rooms were filthy, beds so poor it was hard to sleep. Water pressure of showers were dreadful. Refused to look after our cases until check in time so had to take them to the beach. Breakfast was the cheapest catering ingredients available. Tina raised her voice that we only booked 8 people in the 3 rooms and not the infant in a cot in front of a packed dining room. We clearly stated there were 9 of us. No top sheet on beds so had the choice of a quilt or nothing in the boiling hot rooms. Windows did not have restrictors on so had to keep shut with children and on the second floor. No wifi or entertainment, bar deserted. Run down non-maintained badly run dive. Avoid at all cost - will be making a formal complaint to booking.com

Review 46:Most horrible experience. Never ever , I repeat never ever even by mistake book this hotel. In name of sea view they gave me room where u stand on the bed to view sea. Lady owner was too rude and refused to give milk to my kid in breakfast. I found rooms quite small and congested.

Review 52:I have never felt that I needed to ensure potential customers didn't make the mistake of booking before - this time I do! This was the worst hotel experience I have ever had due to the appalling behaviour of the management. They were rude, patronising & I can honestly say I would have felt very vulnerable if I had needed to return. There also seemed to be some decidedly suspicious behaviour from the staff there. I have always been satisfied with Booking.com but sincerely hope they investigate the legitamacy and attitude of the management here.

There was a bottle cap and an empty chips packet on the floor when we checked in! So this should give you a fair idea about the cleanliness.

The room was smell bed side light not working. shower was broken water comes little can't have the bath. kettle and the mug was not cleaned. door handles came out basically not good management. booked for 135 pounds but change 175 ponds. not warth for money.
Review 62:Watch out: there is an additional tax that the hotel charges which is not reflected in the main price (there is apparently small print somewhere that the tax is not included). Overall impressions: for a room of £100+ it is strange to have no lock on the toilet door (by the damaged paint one can see it was once there but now no more). Also, impossible to open windows as there is the garbage place in front (and this is the view from the room too). The WIFI works on an off. I was told to restart the phone (iPhone 6+) to get connected!! However, it started working (for a while) after finally they restarted their wife router.

Review 82:First of all we could not open our bedroom door. When we reported this to the staff member at the reception he laughed at us for not being able to open the door. It was not our unability to open doors that hindered us from opening it at the first atempt. it turned out that the lock was broken and the door was jammed. With the lock being brooken we could not lock the door, which made us feel unsafe. In the evening we were told the breakfast time was at 8. We turned up for the breakfast at 8 but apparently the time was not right and we had to wait for half an hour till we could make our order. When we checked out we were told that we had to pay for the breakfast as it was not included in the booking. If the breakfast is not in the booking the staff should not tell the guest when the breakfast is but tell them that breakfast is not included but is available for some extra fee. As we planned to stay at the island the day we checked out we asked the staff to store our luggage. They refused our request and told us that they could not keep it as they can not take the responsiblity to keep our stuff safe. The irony in here is that it was apparently totally appropriate to let us stay in a room that is not lockable, where we left our stuff all day with the possibility for anyone to enter it at any time, but it was at no way feasible to store our luggage somewhere.

Review 96:Where do you start lol. On arrival lack of parking, spaces for 6 cars for the whole hotel. Breakfast was very basic(which was only just warm) and you could only have what you ordered the previous day and only 1 sitting 0830-0900. Accommodation was very basic ok for a 2* beds were comfortable, wardrobe was falling apart and the whole place is in need of some TLC. In the three nights we were there we only saw six members of staff This must be the worst hotel we have ever stayed in(probably my fault for not reading the reviews) will definitely not return to this hotel, and would not recommend it either.

Review 130:Customer service was terrible on arrival, hidden charges when we arrived, dirty towels, broken shower door and shower head, holes in doors and walls, wobbly plug sockets and ones running off each other, couldn't pay for the same room with different cards due to them "having to pay extra". Review 132:How tired the room was. Light bulbs in the room were not working. The attitude of the lady that appeared to run the hotel. My husband and young daughter got stuck in the lift, they pressed the alarm and no one came so my husband phoned me in the room and I had to search the hotel to get some help. When I finally did find the female owner (I assume she is the owner), she did not apologise and implied it was my husbands and daughters fault for using the lift !!!!!! She has no idea how to deal with people and has a very rude argumentative manner.
