Guesthouse Beaches sells fast on our site. Beaches guest house features a large private garden with gated access to Ayr’s sandy beach. Just 5 minutes’ walk from Ayr’s centre with its shopping, dining, and nightlife, the award-winning Beaches serves homemade jams and marmalades.
With an LCD TV, free WiFi access and garden views, all Beaches rooms also have a private bathroom.
Locally sourced produce from Ayrshire farms is used in the full Scottish breakfasts. Free-range eggs, haggis, square sausage and tattie scones are just some of those on offer. Continental options are also available.
Secure on-site parking is provided for motorcycles. Troon Golf Course is only a 10-minute drive from Beaches. Ayr railway station is just 1 mile away and has services to Glasgow Central station every 30 minutes, while Robert Burns birthplace museum is a 5-minute drive away.

Review 1:Fantastic location, excellent facilities and Jan the owner was fantastic. We will be back a few times in the incoming year. The food was 5 star just like everything else.

Review 3:Jan, the owner is very welcoming and friendly. We were offered tea and some of her delicious home made shortbread when we arrived. There was also some in our room to enjoy later. The room and facilities were first class and spotless. Breakfast was lovely although we were unable to take full advantage as my husband was ill and we had to curtail our stay. However we will be back when we next visit Ayr and would recommend it to anyone.

Review 5:Everything was pretty much perfect. The bed was really comfortable, the homemade shortbread very moreish and probably the best poached eggs I have ever had.

Review 6:Jan does a fab brekkie and thinks of everything you could possibly need with little extras in the bedrooms. The top bedroom with the bay window is well worth booking, it's stunning (even in bad weather!).

Review 14:The beaches is great place, a little gem, would highly recommend this place and Jan is very welcoming. Breakfast was fantastic and loved the home made shortbread in the room.

Review 15:Always had to be careful not to stand up too quickly at the sink due to the slightly low celing at the corner of the bathroom. But otherwise great.

Review 16:Love the location, easily accessible to town! Jan is a lovely and accomodating lady, makes you comfortable and at ease. Love the personal touches of homemade shortbread and jams. Spotlessly clean. Very comfy bed, would have love to take the bed home with me! Excellent breakfast choices. Certainly one of the best B&B I have stayed in so far.

Review 17:Jan (owner) was very warm, welcoming and helpful. The room was extremely well finished and the 'extras' (fridge, microwave etc) a bonus. Huge enormous see you through to lunch and beyond breakfast. The homemade shortbread is reason enough in its own right to visit!

Review 18:What could you not like about this little gem in the west? The room was superb. The little extras were gratefully appreciated and Jan was an exceptional host. Just a short walk into town but make sure you are back to enjoy the sunset.

Review 26:Located in a central location within a short walk from the town centre, restaurants, harbour and beach. On arrival I was given a warm and friendly welcome which continued for my stay. Property and room was exceptionally clean and tidy. Managed to get my car parked outside and visible from my room which was a bonus.

Review 28:Stayed in superior room with a sea view which was absolutely luxurious with a beautiful large en-suite. The room has a super king sized comfortable bed. Jan the owner is a lovely bubbly friendly host and her breakfasts are amazing. Can't say any negatives about this bed and breakfast and we would certainly go back again. There was so much detail in our room from the home made shortbread, jar of toffees, binoculars to look out to sea, to the cotton wool pads, cotton buds and shampoos etc in our en-suite. Jan has thought of everything. The house is very clean, modern and very tastefully decorated with a lovely garden which is very near the beach.

Review 30:Jan, our lady-owner went way beyond any normal expectations and was more like a relative than a landlady. We arrived too early to book in but, unfazed, she brought us coffee and her lovely shortbread to our comfortable, spacious room, which, despite being early was ready and waiting for us. She is a special lady with a special guest house.

Review 37:This place is absolutely brilliant. Jan and her daughter couldn't do enough for us. We stayed in the twin room with kitchen and found the tin of homemade shortbread pretty quickly!! Wow, it was yummy!! The bathroom had lovely white fluffy towels and lots of nice toiletries. Fab decor!! Beds were comfortable. And the breakfast was plentiful. You'll not be disappointed staying here!!

Review 44:Jan the hostess was a good laugh. A proper people person. She runs an excellent place. The complimentary Shortbread and Fudge didn't last long in our room it was too good. The breakfast was immense. Jan also gave us a permit for free parking.

Review 51:Great welcome, attentive host and a beautifully furnished bedroom with an enormous bed. The shower-room is luxurious and perfectly finished. This 'sea view' is a 180 degree uninterrupted panoramic one. Excellent value for money.

Review 55:Everything! Accommodation felt fresh and clean, and had everything we needed. Owner Jan could not have been more welcoming and personable. Made us feel at home immediately. She even put up with my fussy demands re: my scrambled eggs at breakfast. We'll definitely be back if we ever need a place in Ayr again.

The room was very spacious and had a boutique feel, very nicely decorated. There was also a tin of delicious shortbread cookies.
