Review 1:There was a stacked fire but it was never lit, we think this would have created a nicer atmosphere. The carpet was threadbare in places in our room and the rug was dirty which we think could have been addressed. but for the price this was a very nice hotel. Downstairs is particularly nice.

Review 6:Even though we arrived early our room was ready. Had a sea view and if the weather had been better it would have been wonderful. Cold and windy outside but hotel was very warm and cosy. Lounge and bar area very nice and the wifi was fine both in the lounge and in our room. Breakfast was plentiful and a good choice available. About a 10 minute walk to town centre. It is a steep hill but only about 100 yds long so not too bad. Would stay again if in Barmouth.

Review 7:No internet in rooms and temperamental internet everywhere else. No phone reception, no 3G with either Vodafone or EE. Room was not cleaned but that problem was solved pretty swiftly.

Review 9:Very comfortable , even on a wet November evening. Wish we had stayed here a few days earlier when we could have fully enjoyed the garden area with great views over the harbour and sea. Good breakfast.

Review 22:The hotel was really friendly especially if you are with young children. You didn't feel like they were tolerating you which often happens, the host was genuinely kind. we had a superb sea view room.

Review 23:Our bed was hard and so were the pillows. Most of the room was clean but there were stains on the carpet, cracks in the wall and dirt on the windows. The room looked neglected.

Wi Fi only worked in lounge area but this was as described, however, it would have been useful if it had worked in our room . A bit expensive for the overall experience. (But would go there again)

Review 33:the rooms need updating and made a complaint to one member of staff which was not acted upon but when approached another member of staff the following day she was very helpful and got our bill reduced..The rooms could be cleaner and not worth £100 per night.. .

Review 35:Not sure it should be described as a boutique hotel, downstairs is nice but rooms lack attention ,very plain and cold feeling reminded me of a hospital. Family room has got dirty carpet as other reviews suggest but not sure why you would put cream carpets in a family room in the first place ? Only one set of toiletries for a family . This hotel has the potential to be really great , for the money it should be better !

Review 59:The only thing I can say that wasn't up to my expectations was the breakfast. Only 1 choice of Danish pastry, no Bran type cereals only sweet sugary types. My breakfast came as one poached egg, 1 mushroom and half a tomato in the middle of a plate with a garnish on it. I can see what they tried to do but it all looked very lonely.

Review 60:Loved the location. The view from my room (10) and my friends (9) were fabulous. Fabulous spacious lounge . Lovely breakfast room with the view. Lovely staff.

Review 61:The only downside is that the hotel is shielded from the nearest mobile phone mast so anything other than emails, eg texting or Whats App, is very difficult. The owner could text from the end of the front terrace but we (using 3Three) could not until in town.

Review 62:The elevated location is on a no-through road so very little passing traffic, secluded parking, good sized rooms with en-suite bath, shower & WC. Meals, especially breakfast, are wholesome, plentiful, cooked to order and overall service is very good. The outside lawned terraces provide lovely relaxing areas with sea views to die for. The lounge areas are of a high standard with separate bureau area for business or private use.

Review 66:The room was spacious and we had a sea view which was stunning, it was large bright and airy, and a huge bathroom,. The evening meal and breakfast were excellent. Manager was rushed off his feet but was always attentive smiling and chatty. Lovely big lounge area, although we didn't have time to use it.

Review 67:Just niggly things nothing more, difficult to connect to wifi other guests had similar problem. TV didn't pick up any channels without signal being interrupted badly and with children in room it would have been nice when came in to relax at night.

Review 83:We were in a room where the windows were yet to be done up as the new owners try and get around the building with repairs, a lengthy and expensive task. We understand that now, but at the time the black around the old windows was not pleasant, and bathroom floor a bit grubby. Carpets up the stairs and into the rooms probably next on list to be changed, but rooms definitely not sound proof. Could hear man in next room snoring!!

Review 84:We were in an end room so view from the side , not front full view of the sea, but nonetheless, we had a side on view of the lovely barmouth sea, which was nice. The best breakfast ever!! Very nice.

Review 85:Not enough guest some nights for the restaurant to be open. When open and even if very few tables are occupied the staff is rushed, does not take order or not efficiently and atmosphere is not relaxing. Cold and not cosy : deco/lighting does not make for a comfortable atmosphere. Stayed before and got the same impression. rooms are comfortable but had diner in a pub were the single waitress managed 12 tables flawlessly. the hotel staff nedd to go there to see how it is done.

Review 107:Restaurant appears unable or unwilling to cope with many diners at the same time. You may need to wait an hour or more for a table even though only two or three are in use. The hotel serves reasonably priced drinks in the lounge or garden, but there is no bar area for residents and lacks any atmosphere. There was very limited drawer space in the bedroom, which was otherwise well equipped. Outside lights were turned off when the hotel was locked at 11.00 making the steep twisting stairs to the doorway hazardous.

Review 108:Excellent breakfast. Good quality evening meals.Service in the restaurant was always good. The location overlooking the estuary is magnificent, worth paying extra for sea view rooms. The hotel is within a few minutes walk of Barmouth centre where there are several restaurants and at least one decent pub.

Review 126:The climb from the town to the hotel was very steep and would have been extremely challenging for anyone suffering from heart or breathing problems. Ther are very few places to eat if you don't want to subsist on a diet of burgers or fish and chips although we did find a very pleasant coffee shop. The pubs were not the sort we frequent in Surrey and the amusement park/arcade looked particularly uninviting (although we did not venure too close to either!

Review 127:The staff were all very pleasant and helpful. The room was large and clean with a very large and comfortable double bed and somewhere to sit and admire the excellent seaview. It was great to have free on-site parking. The Welsh breakfast was very good and the alternative of cereal and fruit was also more than acceptable. While it was extremely windy and there were a few showers during our stay, the walks across the bridge and along the promenade were very enjoyable.

Review 137:We were called a few days after making the booking on bookings.com and were informed we need to make a deposit payment for the 3 rooms that we booked. No problem, we made the payment. 4 days before our arrival we were informed the we had only given them a deposit for 1 room and they had given the other two rooms away. we had to book a different hotel who informed us that bae abermaw always overbook and let visitors down. The place looks great but how good is it? We'll never really know
