Guesthouse Sandown Manor sells fast on our site. This traditional family-run B&B is located within the seaside town of Sandown on the Isle of Wight. Only 5 minutes’ from the beach, it offers a seasonal outdoor pool, a sun terrace and a picnic area.
All rooms include private bathrooms with toiletries. Each has a TV set and a hospitality tray provided with tea, coffee and biscuits. Some rooms offer sea views.
For further convenience, Sandown Manor offers a guest lounge and a 24-hour honesty bar. Children can have fun at the animal corner making friends with the resident pony, donkey, foal, ducks and rabbits.

Review 1:Great location, very friendly people and a lovely breakfast. Couldn't have asked for more. My son loved the games in the guest lounge and it was a very clean and comfortable place to stay.
Review 2:We liked staying at Sandown manor a lot. It is in a great place with marvelous hosts. And what is more important, our kids loved being there, playing in the main room, playing in the yard and looking at the donkey and chickens.
Review 3:Family room is small; not even enough room to lay a suitcase down on the floor. But I admit this wasn't a problem as there is a lovely lounge, terrace and large playroom downstairs, so you don't spend much time in the room

Review 5:Some of the building was very tired, the downstairs restaurant gents bathroom was covered in mold (a genuine health hazard). WiFi does not reach the rooms well, (easy to fix via home plug boosters) Poor water pressure.
Review 6:Great location, All staff from the owners to the housekeepers were lovely. Good breakfast. Great views from seaview rooms, worth a bit of extra money for them. Despite some problems I'd stay there again happily.
Review 7:At times, car parking was difficult. Cat hairs all over the dining chair at breakfast. The noisy macerator in the en-suite with a very impersonal bi-fold door! Overall, place needs a little updating

Review 11:when you have small children, you expect cleanliness and everything to be safe. The shower was NOT safe! The water got boiling hot and ice cold. I could not bath the children as they could have got burned in that water. The rail along the stairs was hanging down, almost broken off the wall completely. The general toilets were very dirty, especially the ones down stairs. Bins broken. The drive and the front of hotel is very dated and quite dangerous to drive in from main road. The cages for the animals were all covered in poo, they should be cleaned on regular basis. Breakfast was fine, but only one taking orders and another three doing nothing??

Review 13:The room was in a very poor condition - furniture was very old and broken. The bathroom had a very old olive style suite and the hot tap was broken causing me to burn myself. the electrics were dangerous with daisy chained sockets. There was a strange smell in the room, and cobwebs/mould visible. The bed sheets were very bobbled and uncomfortable to sleep in. Its one of the worst places I've ever stayed at - and I stay in hotels frequently!

Review 15:The views from our room are amazing and fantanstic. The traffic is convenient and the facility of the hotel is very good including the swimming pool, table tennis and entertainment facities. And we highly appreciate the staff who gave us so much help when my dad feel uncomfortable at night. Due to his timely help, my dad is back to normal and much better now. We will surely recommend this hotel to all our friends and hopefully we will come back again. Many thanks again!
Review 16:Rooms are advertised as en-suite bathroom, however, we didn't have a proper shower, only a mixer, with no hook for the shower head to rest on and no shower curtain. We did manage to shower next door but only as we had family staying in that room too. Lots of good facilities but the hotel is ready for updating.

Review 19:Friendly staff who really seem to care about making your stay good. Great facilities especially for kids. I get feeling the owners are plowing all their energy and money into improving on an already good set up. Not many b&b's have a swimming pool and a donkey. There is a pool table and table tennis too. Breakfast is very good full English with help yourself cerals and fruit juice's, tea and coffee on tap. The location is just at the end of town but only about 10 mins walk from the pier but only 2 or 3 minutes from the start of the beach.

Review 21:upon arrival we were shown around by Debbie, in a very friendly and enthusiastic manor, we felt relaxed and at home straight away, cup of tea and our first visit to rose the donkey the star of sandown Manor. loved the honesty bar, and the Takeaway table with microwave and plates etc provided ( excellent idea) breakfast was great, and overall we would recommend this hotel to anyone coming to the island. our only regret is that we had already booked somewhere else for the next night.
Review 22:The only thing that I did not like was, the bedroom was a very small family room. Ok for a family with small children, but with two adults, two boys 8yrs and 10yrs and a family dog, it was very restrictive, double and bunk beds really comfy ..
Review 23:Nothing too much trouble, children could play on the pool table etc., we knew 100% they were safe. Hotel was perfectly clean, just a little tired, this is being addressed but as everywhere else this takes time and money. Breakfast could not have been any better and again guests could choose what they wanted to eat and how much. Would I return? YES I would. Sandown Manor is within easy walking distance to the Beach, Zoo and Dinosaur Isle and of course the town..

Review 26:1 mile walk down to the sea front and within a 10 minute drive of the high street where there are plenty of nice restaurants. The guest house was quiet, clean and tidy and the owners and staff were very helpful. Breakfast was really nice as well. Will definitely book again but with the amazing sea view this time!

Review 28:I have been to several B&B's across the length and breadth of UK, but never seen one with facilities for all age group. They have animals for children's amusement, table tennis, snooker, darts etc for adults and swimming pool for all. DVD for entertainmeny as well as a small library of books and best of all the Honesty Bar. The owners have thought of every minute detail to make the stay as comfortable as possible. The property is not 5 star but is definitely value for money and worth every penny. My kid loved the bunk bed and though the sea is far but still gave the feeling of calmness from my sea view room.

Review 30:Good facilities for children inside and out. Room was comfortable and cosy. Lots of hot water and the heating was very efficient, had to turn rad off! Lovely friendly staff at breakfast, happy to help.

Review 35:I didn't like the bathroom facilities. No power in the shower. Bedroom furniture was very dated and tatty. Room 21 was by no means a family room. The size of it was ridiculous.
Review 36:I liked the facilities for children's entertainment. For example dart board, snooker table and table tennis table. For those with younger children the animal corner would really enjoyable for them.
Review 37:The very poor access and drive sets the scene. Non sea view rooms have just a view of very close parked cars - and suffer exhaust fumes. No room in bedroom for a chair, at least in room 8. With no air-con, the summer would be grim. But, as the window frames are old, that may help. Mould in the bathroom, . The fried breakfast was dull, dry and in some cases, burnt. Breakfast is only served from 08.30-0900 - unless in a busy period when you get to 09.30. You have to check out by 10.00 As there are numerous rooms in a small area on two floors, expect noise from both above, and the adjacent room. Wifi is only available in the breakfast room and lounge. The two proprietors...well, no comment, other than to say he tried, and I expected her to shout out "Basil" at any moment.
Review 38:Only the sea view rooms only are acceptable. Whilst it reads good, i.e. many pets and games, most children were not attracted to them. Maybe due to the cage settings, and that the games, videos and books were old. The breakfast staff (woman and young girl) were friendly and very helpful. The location is very useful for Sandown.

Review 43:Not so much a not like, but if you are looking to be waited on, that not this place is about. While I would not say it was unclean, it has a pub feel in the communal areas. Hotels often have a luxury aseptic feel to them.

Review 52:There was so much to do for my 7 year old daughter. We mainly came over to the Isle of Wight to see the IOW Zoo which is a short walk away. Very relaxed stay. Staff couldn't be more helpful. My daughter asked me when we could return. Breakfast was delicious.
Review 53:The only problem is the breakfast area and the 'activities' area are together, in the morning children running around screaming was not a great start to the day but that's more the parents.

Review 58:You were welcomed at the door by the owners that genuinely seemed to want us to enter their home! They immediately made us feel at ease & showed us around the amenities available to us, this included the breakfast area with comfortable relaxed seating when not at breakfast, along with games for all the family to use at will. There is also an Honesty department which is licenced along with soft drinks hot & cold, snacks & chocolate. They do not serve evening meals, but there is always a table set up with plates & cutlery & take away menu's so that you can order in your food or if prefered bring your own food in for the evening! Great for Families. Outside, there is a swimming pool, decking with various seating which is lit up when the light fades, plus they have an array of friendly animals which include a donkey's paddock. This really is a wonderful place to stay!

Review 61:I wasn't very impressed with the FULL breakfast, working in a small B&B myself, ive tasted much better, however the other options on the menu and table provide a suitable alternative, I went all reminiscent and ordered some egg and soldiers! There was a lady with three young kids oppsite us, who would shout and slam doors from half seven in the morning. At first we thought it was because she was a bit loudly spoken but once we'd used the ensuite a few ties we realised it was just the walls being so thin. You couldn't get full privacy in the bathroom. However this revelation did not do anything to spoil our stay! Thank you Alain and Debbie!
Review 62:Comfy bed, polite and effective staff, animals everywhere (that was awesome to be honest), hosts very helpful and unintrusive - I've had hotel owners chatting away for hours, while we are trying to leave. The room was modest and simple yet functional - all of its issues were minor and purely cosmetic. Very family friendly but even as a youg couple we didnt feel unwelcome. Would recommend.

Review 67:The public space needs decorating and new flooring put down. Also the blown windows in the breakfast room need replacing. It looks very tired inside.You need to use different oil to cook breakfast as it all tasted the same and oily. It was still good though. No shower screens on bath and there was not enough water pressure to have a shower. Had to run a bath and wash hair in bath which I find a bit un hygienic.
Review 68:Very friendly. Very helpful. Very nice for families with children. Loved Rosie the donkey and the other pets. Couldn't get in pool as it was too cold. Rooms were very clean and we had lovely bedding.
Review 69:The appearance from the outside lets it down a lot, little things like no balance sheets on the divan beds, black ceiling in shower room, coffee/tea on shelf behind the door in the family room meNt u couldn't open the door fully so had to put all luggage down outside and being in one by one. Outside needs attention. Too many pots of half dead plants and weeds need sorting. Too much furniture in odd places - like by the shed or at the shallow end of the pool with planters that basically block it off! Could be really amazing. Also when I read about animals I thought they would have made more of that - petting etc
Review 70:The facilities were good, it was lovely having the animals there, and lots for the kids to play with from a trampoline and swings to pool table and table tennis. Rooms were comfortable and good to have the honesty bar, the breakfast was really good, choice of cereal and fruit, juices and hot drinks and lovely cooked breakfast options too and the kids really love feeding Rosie the donkey after breakfast. Would recommended if u have kids tho for sure and we had a really good stay x
Review 71:Just a small notice. There were no mattress protectors on the beds, just sheets covering the mattress. Personally I prefer to use protectors myself, for clean and hygiene reasons, but other than that everything was perfect.
Review 72:We had a wonderful stay at Sandown manor with Alain and Debbie, the hosts. There were lots of things for my little girl to do, including trampoline, table tennis and lots of games. She made a lot of friends. The location was superb with stunning views down to the beach. Breakfast was delicious and very well cooked, to order. The pets at the hotel, donkey, ducks, rabbits were very sweet and my daughter loved seeing them every day. There was an honesty bar which meant my mother and I could have a drink in the evenings if we wanted and also an ice cream supply too which was brilliant. The rooms were kept nice and clean, with towels and soaps supplied. Also tea and coffee in the room too which was nice. Close to the hotel is the beach and the IOW zoo, Sandown Pier is a short drive away. Thoroughly enjoyed ourselves and would love to go again next year if we get the chance.

Review 74:Everything about the Sandown Manor was brilliant. Nothing was too much for Alain and Debbie who were extremely helpful and kind. It was a real pleasure to meet Rosie, the donkey, all of their cats and other pets, especially the dogs, Bella and Oscar who were absolutely adorable. The breakfast was second to none and the "honesty bar" was such a good idea. A great family hotel and we will definitely go back.

It was brilliant to have an area where we could sit in the evenings whilst the children played and the honesty bar is a nice touch. It all kept the children wonderfully entertained. The atmosphere was very welcoming relaxing, and the hosts were really friendly. The breakfast was very good. Overall a hugely enjoyable stay and we would visit again.
Review 77:Debbie greeted us within seconds of arriving through the front door, welcomed us with a huge smile and a tour of the hotel before we checked in. The room was exactly as shown on the site, no nasty surprises like a lot of hotels we have been to before. The hotel has a stunning view down over sandown beach, you can also see over the zoo at the bottom of the hill, and hear the lions roaring which was great as my girlfriend loves them. The honesty bar is a great touch, it's rare that you feel trusted by a hotel to help yourself to drinks and record what you take. Facilities were great, plenty of games and a TV lounge, a large selection of DVDs in case of a quiet night in. Both me and my girlfriend are animal lovers, which is why we were drawn to sandown manor, and it did not disappoint! All in all I would recommend this hotel to everyone looking for a homely feel, and great views and location.
Review 78:We had problems with the water as after the first night we didn't get any hot water at all. We didn't like to complain but my daughter did mention it to one of your staff and he apologised and said that maybe the water system at our end of the house must have fused and he went immediately to check it out. Unfortunately we were leaving so hopefully the new occupants won't have that problem. We realise now we should have said something earlier -our fault.
Review 79:Very friendly atmosphere with excellent breakfast, great for big and little 'kids'. The 'honesty bar' was a lovely idea as were the facilities for bringing in a takeaway should we not want to eat out. My daughter and two grandchildren just loved the visit, thank you. It was a nice surprise for them as they didn't know they were going to your place-I kept it a secret from them!

Review 81:SO much to like - ideal for 8 year old daughter who loved all the animals especially the new bunnies and feeding Rosie the donkey. Because daughter was happy and relaxed and felt at home instantly so did I. It was lovely to see her enjoying the natural things from dawn to dusk - feeding and interacting with the animals, making and playing with new friends each day, swimming and bouncing, table tennis and table football etc., Staff were all very friendly whilst remaining professional at all times. Room was lovely and clean and cosy and loved the magic "fairies" who made our beds, cleaned and left fresh towels every morning whilst we were at breakfast. View is stunning and was my favourite part whilst enjoying a cuppa on the decking in the morning or in the evening. It felt like home as soon as we arrived. Love the character and quirkiness of the place, all the interesting features. Loved we had a front door key to come and go as we pleased. Loved the location only a few minutes to the sea and walk along the front. IOW offers so much as well all a short distance away. It was the best holiday we had been on and feel very blessed to have met so many lovely families while staying there. Travelled with just my 8 year old daughter and I , and she was asking as we boarded the ferry home when we would be back. :)

Review 84:The hosts were great and made us feel at home all of the time. Our children are aged 14 and 11 and there was plenty for them to do especially Rosie the Donkey, my son loved the table tennis and pool table and my daughter was always popping out to see the animals, especially in the morning when there were some apples to give her for her breakfast. Brilliant time.
Review 85:The cooked breakfast had to be one of the worst I've had-the beans we're watery, the mushrooms very greasy, the egg over cooked, the bacon undercooked and fatty and I didn't even attempt the sausage.The waitress clearing could clearly see I'd not enjoyed it by the amount still on the plate but didn't mention it! The 'honesty' bar had multi packs of coke, J2O etc on sale individually at £2.20, £1.20 respectively which I think was quite over priced apart from being illegal. The family cat bringing a mouse into the dining room during breakfast was unfortunate and was quickly removed by another guest. Our room was very small for a family of four.

Review 88:Great relaxing place for families with children. Debbie and Alan are great hosts and know how to make families happy. you can order takeaway and they provide plates, knife and fork. A honesty bar makes it even more easy. there is a huge trampoline, swings and a pool in the garden. At rainy days you'll find table tennis, a billiard table, toys and DVDs. Cats and a donkey make the place perfect! There was nothing we missed. Beach and the Zoo are within 5 min walking distance.
Review 89:The place is a bit dated and the car park and entrance need a bit of TLC. The parking area is small and I think it would be an issue should the hotel be full. The owners have obviously tried to renovate and improve the hotel over the last couple of years. Unfortunatly there are still quite a few areas that need looking at. The rooms themselves are fine although the fan in the bathroom is very noisy and there is no shower, just a bath with a shower attachment. Not good in this day and age. The location is also not brilliant. The hotel is situated on the brow of a hill with a secluded entrance. Sandown itself is very run down and in disparate need of investment. The Isle of Wight has much better locations.
Review 90:The good thing about the hotel is that it is ideal for families with young children. You can relax and let your children run around enjoying the facilities without worry. The owners have definitely created a fun environment for the young ones. There are many things to keep the kids entertained from a swimming pool, pool table along with other indoor games. It seems everything is geared to make sure they enjoy themselves. One of the main attractions are the animals including Rosie the donkey. The breakfasts were good and most tastes catered for as well as attentive pleasant staff. It is clear the owners try hard to create home from home.
