Set within a stunning conservation area of Victorian and Georgian townhouses, this family-run guest house is ideally located within 2 minutes’ walk from the beach. There is free Wi-Fi throughout and free parking for motorbikes and bikes at the rear of the property.

Review 1：The radiator in the room was insufficient to heat the room, although to be fair we did have a wee electric heater in the room to help with the cold. I was a wee but concerned with the slanted roof, as I nearly bumped my head on a few occasions.
Review 2：It was modern, & hat constant hit water, as well as good tea/coffee facilities.
Review 3：Car parking was a bit of a nightmare and wasn't explained really. Left standing in reception for 5 minutes whilst the room was getting located. Breakfast buffet was good, however the cooked breakfast left a lot to be desired.

Review 5：On arrival we were told that the owners were going to be having a party that night that we had the option to stay where party was being held or could move to craggallan which is a few doors along the street..if we chose cragallan we would be issued a key to re-enter bythesea guesthouse on the mornings of breakfast..the room we opted for in cragallan on arrival was very cold and although we turned heating on full the timer the owners set switched it off at night..although plenty covers on the 2 single beds that was pulled together to make it a double that we had booked.

Review 7：Made very welcome. Booked this b and b as a pit stop for a christmas shopping trip. Room was lovely, staff were great, breakfast was delicious with a great menu to pick from. This b and b is certainly worth a visit, in my opinion sometimes the B and B's are overlooked by the hotels anywhere you go... we were b and b virgins, but we were not disappointed in our choice with this b and b!! Worth a visit. ?

Review 11：No contact with anyone on the management. Nice big lounge with television and entertainment system but no instructions how anything worked or if guests were allowed to use it.

Review 19：There was no reception to greet us. The electric shower had barely enough hot water for one shower and none for my spouse. The carpet in the bedroom is stained and decor is tired. No one could help us with the hot water in the morning because no one was available.

Review 26：The well run and very well organised rooms. The fudge! The well run kitchen and the chefs. The décor and the cleanliness of the whole hotel. Parking permit available at once for the outside of the Hotel. The location. Lovely atmosphere.
Review 27：Due to a delayed flight, we had a very late check in, but were welcomed very warmly by Wilson who was the perfect host. Nothing was too much trouble and my son and I really appreciated that.....It was also in a very good location and I would recommend without hesitation.- Tony Henry

There was a car alarm that went off all night outside our bedroom which wasn't the owners fault. The towels were fluffy and the bed was comfortable. Other guests were very also very noisy!

Review 54：Hard to get attention from outside - we waited 2 hours by the sea after arriving earlier than stated but unable to make ourselves heard. We just wanted to drop our bags but fortunately it was a lovely day. Unfortunately there were wifi problems during our stay.
Review 55：Quality furniture and furnishings and the best equipped room ever - from an iron to luggage scale to hair curler (not just hair dryer) - the owners have thought of everything a guest might need. Very friendly staff and very good breakfast.

In the b&b the room was nice and warm and comfy, also the guest lounge is great if you want a wee day in and watch the bigger TV and great wifi as well, breakfast was very nice and it's between 7am and 11am, which some b&b is only till about after 9am.

Just round the corner from the sea front and bars and restaurants the other way. Great choice for breakfast and the best bowl of porridge I have tasted. Roadblocks would not have left a drop.I would recommend this guesthouse to all. You will not be disappointed.

Review 70：The only slight negative I would have is that the bed which was really comfortable was a click together bed, this can sometimes cause a little gap in the middle. I have came across this in a previous b&b and the owners had put a mattress topper on which solves this issue.
Review 71：This B&B was extremely comfortable, the room was of very high standard, especially the bathroom which was spotless. The walk from the bus station was approx 10 which was not a problem. We chose the pancakes, bacon and syrup which was delicious. There was a key left so that we could access the room early due to the owner being out, also we were given a key so that we could leave our luggage on our day of departure to pick up later.
Review 72：Was in room 2, wooden floor quite slippy which I advised the staff about, toilet required multiple flushing, shower not very powerful. It's at the top of the house and had two low areas of ceiling which were very difficult to miss, I am 5' 7" had to keep ducking them.
